The goal of this book is to give you, the potential investor in college housing or the current real estate investor looking to expand your portfolio, some insight into buying the right property to use as college housing. Buying the right property can be the difference between making money or losing it. This book will focus on single family houses, duplexes, triplexes, and four-plexes, not large apartment buildings. Be aware, renting to college students is a different market than renting to regular people or families and this guide will help you narrow down the pool of thousands of properties out there into a workable subset of houses that are appealing to college students.
College housing can be a very profitable and lucrative market and knowing how to find the correct property will save you many gray hairs and hopefully many dollars. The college housing market is a great way to start or expand an investment portfolio because the market has benefits that the regular rental market does not. Most colleges and universities are profitable so there is not the concern for them closing their doors which would dry up your tenant pool.
