MINIMUM DOCUMENTS REQUIRED Traditional home loan, One Account, Staff loans and Islamic Finance
In all Instances, unless the application is for a switch or for an unbonded property, a copy of the full offer to purchase is required
In all instances an IDX/DEA consent form to obtain bank statements electronically must be submitted where the applicant banks with either ABSA or Nedbank. In all other instances apart from FNB, the latest three months bank statements of the account where the applicant(s) income is deposited, are to accompany the application.
Last six months bond account statements plus the supporting documentation relevant to the type of applicant & income stream i.e. Salaried / Self employed / commission earner.

Signed deed of Sale for the vacant Erf. Building Plans inclusive of measurements/Tender/quotation and schedule of finishes. Building Loan Builders NHBRC registration certificate (Certificate & building contract must be in the same name) Plus the supporting documentation relevant to the type of applicant & income stream i.e. Salaried / Self employed / commission earner.
Latest Payslip - must be the most recent month. If however the salary is paid into FNB current account & the amount is the same for the last 3 consecutive months and the customer has banked with FNB for at least the latest 12 months, then no payslip required. If the income is variable and/or includes overtime, incentives reimbursements etc, we require the last 6 months pay slips. Salaried If "other" income is declared, e.g. Rental income then proof of this income must be provided i.e. lease agreements etc. If incentives i.e. overtime is paid then the last six months consecutive payslips are required.
Commission Earner
The last six months consecutive payslips reflecting the commission are required.
Contract/Temporary Workers
Same as salaried together with employment contract stating date until when employment is secured. In order to proof sustainable income we also require a letter from employer stating when employment commenced as well as prospects of further extensions to employment contract.

A signed statement of "Assets and Liabilities" also known as a balance sheet of the owner(s), i.e. Shareholder(s), member(s), trustee(s) that is not older than 9 months. Self Employed The latest not older than 9 months, 2 years signed financial statements covering 3 financial years. In addition management accounts from date of last financials up to current date to be provided.
Close Corporation

Trust
Letter from the auditor confirming the shareholding. For Companies registered before 1 May 2011: The Customer(s) must furnish certified copies of the following documentation to the Lender prior to registration of the Bond. Certificate of Incorporation (Form CM1), Memorandum and Articles of Association, Certificate to Commence Business (Form CM46), Contents of Register of Directors, Auditors and Officers of the Company (Form CM29). A Resolution passed by all the directors consenting to the Lender registering a bond over the Property is required. Letters of Suretyship are required to be signed by all the shareholders of the Company. For Companies registered after 1 May 2011 (in accordance with the Companies act 71 of 2008): The Customer(s) must furnish certified copies of the following company documentation to the Lender prior to registration of the Bond: COR39, COR 14.1, COR 14.3, COR 15.1A). A Resolution passed by all the directors consenting to the Lender registering a bond over the Property is required. Letters of Suretyship are required to be signed by all the shareholders of the Company
