10 Railway Row, Ohakune 2013 Winter Season TENANCY AGREEMENT A tenancy agreement is completed for both parties peace of mind. The tenancy will be in accordance with the Residential Tenancies Act 1986. We only accept fixed term tenancy this requires you to commit to paying rent from the time you move in to the end of the Winter/Snow season which is usually mid late October. Or longer if you choose to stay on. RENT $TBA per week is to be paid by automatic payment directly into our account, in advance. Rent is due WEEKLY/FORTNIGHLTY (circle your choice of payment frequency), on the same day of the week please! We bank with National Bank - there is no local branch in Ohakune so you need to commit to automatic payments or internet banking . BOND 3 weeks bond is required to secure your room. Bond is lodged with the Tenancy Tribunal and is not held by us. Full details of bond lodgment can be read on the website quoted above. Bond is returned in full at the end of tenancy if the place is left as it was when you moved in spic and span, rent up to date, all rubbish removed, oven and fridges cleaned, no damage to the building or fixings etc . EXPENSES Rent does NOT include power consumption tenants are responsible for connecting to King Country Energy and having an account in their name and paying monthly thereafter this is for the amount of power you consume, so be energy wise! The landlord will pay the Lines Company monthly account. There are no water charges. Last year the tenants connected Sky TV which of course was at their expense, Freeview and internet. OTHER TERMS & CONDITIONS No Smoking (tenants or visitors) inside the premises of 10 Railway Row Smoke alarms are not to be tampered with they are there for your safety! If they are causing problems please advise us and we will have them repaired or replaced. No Parties in house or on property and respect your fellow tenants by restricting noise if they have early starts. Look after each other and you will have a happy and harmonious home. No Pets No fires on the property yes it is necessary to spell this out!!! Tenants are not permit on the roof or in the ceiling of the premises, this area only has some spare building supplies stored, nothing else of interest. No parking cars between 10 and 10 a Railway Row due to shallow drainage pipes. Tenants will be held accountable for any damage caused by vehicles. Parking is available on the street, in front and behind 10a. Bedroom and common areas are to be kept clean and tidy Rubbish to be removed from premises at least weekly. There is a weekly rubbish collection council rubbish bags can be purchased from the supermarket. Alternatively the local tip is only a few minutes drive away. Faults/Breakages/Repairs, please advise us ASAP if you discover a faulty appliance or break something so we can attempt to replace/repair the item for you. If you are happy to comply with all of the above and sign a tenancy agreement that will state all of above, please sign below, reply to this e-mail and attach a copy of some form of ID such as your passport or car license. We will then forward your copy of the tenancy agreement for you to sign and our bank account details for the bond to secure your room. The first weeks rent will be required the day you move in.
