OAKBRIDGE HOMEOWNERS ASSOCIATION RULES AND REGULATIONS

Homeowners must carry full coverage on their units (the association only insures the common areas) Association fees are $120.00 and are due on the first day of each month. With a ten day grace period. Late fees are $10.00 and are accumulative First month $10.00 Second month $20.00 Third month $30.00 This is accumulative for every month late. There is a special assessment of one payment a year of $120.00 If your dues are more than 3 months late a lien will be put on the unit. Dogs should be no more than 30 pounds. Dogs must be on a leash at all times when outside your property Dogs cannot be tied up in the front or back of units unless the owner is present. There is a $25.00 fine to any owner that does not pick up dog excrements in the front or back of units. There is also a $25.00 fine from the Village ordinance (1482,3/25/1996) and the homeowner will be reported to the police and a ticket will be issued. Any damage done to grass area will be fixed and billed to the homeowner. There will be no fencing in the back areas or front areas put in place for any reason. If not removed will be fined $ 25.00 a month that it is still in place, and the association will hire a company to remove the fence and will be billed to the homeowner. No units will be rented. Parking in driveways should only be passenger cars. There will be no motorcycles, boats, or trailers, garbage cans, and scooters, on the driveways for parking or storage. Should be stored in your garage. Anything done to the outside of units need to be approved by the board. Decks, landscaping and satellite dishes etc. All complaints must be in writing; enclosed with the monthly dues (the board meets the first Monday after the 10th of the month. Homeowners must inform the board when their unit is for sale (real- estate disclosure form must be filled out by potential buyers) the board needs a week to gather information Only for sale signs will permitted in front of units Each unit is responsible for the watering of the grass Homeowners are responsible for replacement of windows, doors and garage doors upon board approval

The rules and regulations will be enforced, and take precedence over by-laws Approved by the board 4/13/09 Approved by the lawyer 4/24/09
