LAKES AT BOCA RATON HOMEOWNERS ASSOCIATION INC.

BOARD OF DIRECTORS MEETING LAKES AT BOCA RATON COMMUNITY CENTER MONDAY, JUNE 17TH, 2013 7:00 PM HOMEOWNERS SESSION WAS HELD Proof of Notice of Board Meeting was posted on the Community Center bulletin board on June 15th, 2013. CALL TO ORDER Having been properly noticed, the Lakes at Boca Raton Homeowners Association, Inc. Board of Directors meeting was called to order by Vinnie Aquilina at 7:05 pm. The Board Members present to achieve a quorum were Mike Lungarini, Larry Greenberg, Rick McCarley and Ginger Marinchak. Absent were Ann Bradley and Alan Kellock. APPROVAL OF BOARD OF DIRECTORS MEETING MINUTES The minutes of the May 20th, 2013 meeting were reviewed. A motion was made by M. Lungarini, seconded by V. Aquilina to accept the minutes. The Board vote was unanimous to accept. Ann Bradley and Alan Kellock arrived for the Board meeting. MANAGEMENT REPORT Property Manager Loren Kellock reported: The power surge experienced last week caused the computer system to go down once again. Parts affected were the mother board and the power supply. Dell was called and replaced the parts which were under warranty. Further study will be done in order to overcome the problems we are experiencing. Placement of poles to stop use of the open common area behind the Symphony/Cape Sable Park were put in place. Comcast has sent a claim for damages to the coaxial cable to the Association for $4705.34. Digging was apparently done without aNo Cuts inspection. G. Marinchak made a motion to pay the bill, seconded by R. McCarley, and unanimously accepted by the Board. A call will be placed to Comcast for a copy of full details, work orders for placement on file. The county will be called for suggestion as to what we can do to alleviate the damage caused by vehicle parking on the corner of Cain Blvd and Lakes at Boca Raton Drive due to school bus pickup and drop off. The Cape Sable and Symphony common grounds behind the park are being damaged by monster truck driving. A lockable fence will be installed after county approval. Zeppco Fencing will be called for an estimate with results being e-mailed to the Board for quick approval. G. Marinchak made the motion, seconded by L. Greenberg and unanimously approved by the Board. Signage for the fence will be ordered. The fountain at Pelican Cay requires repair. The motion was made by L. Greenberg, seconded by R. McCarley and passed by the Board. Southern Weed will complete the work. Emergency keys for the entrance gate to the Recreational area in case of lockdown were given out to the Board members. Rockys Pest Control will begin spraying as soon as the weather cooperates. Zimmerman Tree service will begin cutting also as soon as the weather cooperates. Zeppco Fencing will begin enlarging the maintenance area parking area within the next 2 weeks. The irrigation schematic which includes the count of pumps, clocks, and sprinkler heads is being completed by L. Wilder. It will then be compared to Bermudas work sheets for needed improvements. FITNESS CENTER: Flooring is now completed, all mirrors are up, hurricanes windows and doors have been installed, a waiver prepared by BCL Attorneys is ready and given to the Board for evaluation and review. The lounging area behind the exercise room is being readied for completion which will include new cabinets, sink tops, and a storage closet. Equipment for the fitness center will be ordered before the end of the month through Fitnessmith. The purchase of a second golf cart is being rescheduled for discussion at the July Board meeting.

COMMITTEE REPORTS FINANCIAL REPORT G. Marinchak reported financial reports remain stable. The Reserve report has been checked by GRS and found satisfactory. The FOC will meet the first week of July to begin prep for the Budget. COMPLIANCE COMMITTEE Property Manager Loren Kellock reports that due to the increased rain and humidity roof mold is rampant. Courtesy letters to homeowners regarding the problem are being sent. It has been noted that some homeowners are cleaning the front of the roof visible from the street and not the back. Inspections will now be done from the two parks and from the streets available to insure proper cleaning is done. ARCHITECTURAL COMMITTEE No issues to report. EROSION L. Greenberg reports that Anchor Marine will start as soon as the level of the Lakes goes down so that they can install the erosion bags. Culverts will also be checked at the same time. Lake Worth Water Management control of the weir for the Lakes will be supervised by L. Kellock and L. Wilder. LANDSCAPING COMMITTEE M. Lungarini Chairperson, reports that due to the recent rains areas have been noted that will require fill dirt to level off the grounds. It has been suggested that a specific company be employed to handle weed control to obtain more aggressive treatment. L. Kellock will do the research and obtain bids. The shrubbery on Lakes at Boca Raton Drive from Cain to Lacrosse may need replacement due to age. SOCIAL COMMITTEE A formal resignation from K. Novak has been received. We thank her for the time and effort she put into the events under her tutelage. Eric and Sue Woolen will take over as co-chairs for the committee. Members of the committee will be listed for the July Board meeting. A. Kellock made the motion to accept, seconded by R. McCarley and approved by the Board unanimously. NEW BUSINESS A solution to the use o the pool by parents with infants and toddlers is still being researched. Pricing of 3 water fountains for the community center is being researched by the Property Manager. The use of the land located on the south west corner of Cain and Yamato was briefly discussed for use as a possible busing area. A. Kellock will talk with Mary Lou Berger, WBCC for information. Monuments throughout the Community are beginning to show need of repair. The Monument committee will discuss and report to the Board. With no further business before the Board, L. Greenberg motioned to adjourn the meeting at 9:38 pm, seconded by A. Bradley, and voted unanimously by the Board. Respectfully submitted,
