2007 AMENDMENT TO BYLAWS

THESE AMENDED AND RESTATED BYLAWS OF WILLIAMSBURG COMMONS


UNIT OWNERS ASSOCIATION, INC." ("Bylaws") are made this day of
2007, by the Board of Directors of Williamsburg Commons Unit Owners Association
located in the County of York, Virginia.
RECITALS
SECTION FIVE: USE OF FAMILY UNIT; CHANGES. .
(a) All Units shall be utilized for single family residential purposes only. Any Unit
may be occupied by a family consisting entirely of persons related by blood, marriage or
adoption. In addition, a Unit may be occupied by a single person or by not more than two
persons unrelated by blood, marriage or adoption. No Unit may be occupied by any person not
meeting one of the foregoing criteria.

(b) No more than twenty-five percent (25%) of the total Units may be rented and/or
leased at any given time. Those Units which are owned prior to August 27, 1997 shall be exempt
from enforcement of this provision until such time as the Unit is transferred and/or sold to a
subsequent Unit Owner. Those Unit Owners who became Owners subsequent to August 27,
1997, shall make written application by first class mail, to the Williamsburg Commons Unit
Owners Association to rent and/or lease their Unit pursuant to such rules and regulations adopted
from time to time by the Association.
CERTIFICATION STATEMENT
The undersigned President of the Association does hereby certify that:
1. These Amended and Restated Bylaws of Williamsburg Commons Unit Owners
Association, Inc. (the "Amended and Restated Bylaws") have been approved by a vote of two
thirds of the Members of the Board of Directors;
2. No changes were made to the Original Bylaws other than correction of
typographical errors, incorporation of Amendments, amendment of language to identify actions
of the Declarant which were taken to create Williamsburg Commons Condominiums and such
other changes as were necessitated to render the Amended and Restated Bylaws internally
consistent and consonant with prior recorded documents;
3. No amendments were made that require the prior approval of the Association's
Unit Owners.
4. Adoption of these Amended and Restated Bylaws do not reduce, materially or
otherwise, the obligations of the Unit Owners' Association and/or the Association's Board of
Directors as set forth in the Original Bylaws.
