4.303.1 Water conserving plumbing fixtures and fittings.


4.303.1.1 Water Closets. The effective flush volume of all water closets shall not exceed 1.28 gallons
per flush.
4.303.1.3.1 Single showerhead. Showerheads shall a maximum flow of not more than 2.0 GPM at 80
PSI.
4.303.1.4.1 Residential lavatory faucets. The maximum flow rate of residential lavatory faucets shall
not exceed 1.5 GPM at 60 PSI. The minimum flow rate of residential lavatory faucets shall not be less
than 0.8 GPM at 20 PSI
4.303.1.4.4 Kitchen Faucets. The maximum flow rate of kitchen faucets shall not exceed 1.8 GPM at
60 PSI. Kitchen faucets may temporarily increase the flow above the maximum rate, but not exceed
2.2 GPM at 60 PSI, and must default to a maximum flow rate of 1.8 GPM at 60 PSI.

PRESSURE/TEMPERATURE (P/T) VALVE


All water heaters have a pressure/temperature (P/T) valve. The valve shall be drained to the exterior and terminate toward the ground maintaining between 6 - 24 of clearance from the ground and
point downward. The diameter of the valve opening (generally 3/4 inch) must be maintained to the termination of the drain. Check the manufacturers requirements. Such drain must terminate at an
approved location 6 - 24 above finish grade, with the spout facing downward. No part of such drain shall be trapped and the terminal end of the drain shall not be threaded. Materials used shall have
capacity not less than the input rating of the water heater.

The space between the bottom of the floor joists and the earth under any building except spaces occupied by a
basement or cellar shall be provided with ventilation openings through foundation walls or exterior walls. Such
openings shall be placed so as to provide cross ventilation of the under-floor space.
1203.3.1 Openings for under-floor ventilation.
The minimum net area of ventilation openings shall not be less than 1 square foot for each 150 square feet (0.67 m2
for each 100 m2) of crawl-space area.
Ventilation openings shall be covered for their height and width with any of the following materials,
provided that the least dimension of the covering shall not exceed 1/4 inch (6 mm).
1. Perforated sheet metal plates not less than 0 070 inch (1.8 mm) thick.

ELECTRICAL NOTES:
1) Any fixed Appliance such as a Garbage Disposals, Dishwasher, Cloth Washer, Dryer, Built-In Heaters, or any other fixed appliance with 1/4 HP motor or larger, shall be on a separate #12 AWG
wire branch circuit. Each dwelling unit shall have installed there in an individual appliance circuit supplied with a minimum 12 AWG wire and a 15 Amp indicating type switch.
2) AFCI breakers are required to protect all power and lighting outlets in family room, bedroom, living room, hall and similar areas.
3) Provide a minimum of one (1) -20 amp small laundry branch circuit. Such circuit shall have no other outlets.
4) Provide a minimum of 2-20 amp small appliance circuits for the kitchen counter top. Such circuit shall have no other outlets, loads shall be balanced.
5) In the kitchen and dining area, a receptacles shall be provided for each counter space wider than 12" and at no point along counter top will be more than 24" to an outlet. Counter tops
separated by range tops, refrigerators or sinks shall be considered as separate counter tops.
6) Install a minimum of one (1) 20 amp circuit for bathroom(s) outlets, such circuit shall have no other outlets. This circuit may serve more than one bathroom.
7) The required work light, switch and receptacle outlet for attic, under floor spaces, utility rooms, and basements where these spaces are used for storage or containing equipment requiring
servicing. The lighting outlets & receptacles shall be provided at or near the equipment requiring servicing.
8) Install at least one more receptacle in addition to those for specific equipment shall be installed in each basement, in each attached and detached garage with electrical power.
9) AFCI protection for all 15 & 20 ampere branch circuits supplying outlets in dwelling unit family, ding, living, parlors, libraries, dens, bedrooms, sunrooms, recreation rooms, closets, hallways or
similar rooms and areas.
10) Receptacles shall be listed for all 15 & 20 ampere branch circuits supplying outlets in dwelling unit family dining, living, parlors, libraries, dens, bedrooms, sunrooms, recreation rooms, closets
hallways, or similar rooms and areas.
11) Lighting installed in attached and detached garages, laundry room, utility rooms shall be high efficacy luminaired and controlled by vacancy sensors.2013 CEES 150.0 (k) 6
12) Ground-fault circuit-interruption (GFCI) for personnel shall be provided as required in section 210.8 (A) through (C). The GFCI shall be installed in a readily accessible location. In dwelling
units, all 12-volt, single phase, 15 and 20 ampere receptacles installed in the locations specified in 210.8(A)(1) through (8) shall have GFCI protection.
1) Bathrooms All receptacles in a bathroom are required to be GFCI protected.
2) Garages The purpose of GFCIs in garage is to provide a degree of safety for persons using portable hand held tools, gardening appliances, snow blowers, etc. that might be connected to
receptacles in garages since they are often the location of the closest receptacle. Also, auto repair work and general workshop electrical tool usage are protected.

7) Sinks located in areas other than kitchens where receptacles are installed within 6 feet of the outside edge of the sink.
1). Smoke detectors:
a) Outside of each separate dwelling unit sleeping area in the immediate vicinity of the bedrooms.
b) On every level of the dwelling including basements and habitable attics, but not including crawl spaces and uninhabitable attics.
c) Where the mounting surface could become considerably warmer or cooler than the room, such as a poorly insulated ceiling below an unfinished attic or an exterior wall, smoke alarms and
smoke detectors shall be mounted on an inside wall.

Reinforcing Steel Notes


Reinforcing steel shall be deformed bars conforming to A.S.T.M. designation A615 intermediate grade. Foundation steel shall be new ASTM grade 40 (#4 and smaller), grade 60 (#5 and larger). Wire fabric shall be electrically welded steel, ASTM A185 lap 6 at
edges. Detailing, fabrication and placing of reinforcing steel shall conform to or equal that set forth in the Manual of Standards Practice (ACI-315) for Detailing Reinforced Concrete Structures. Standard hooks shall comply with recommended sizes as shown in the above
manual, unless otherwise noted. Lap all bar splices 40 diameters in concrete, or 20 for #4 re-bar & 25 for #5 re-bar, stagger splices: bar shall be continuous in length as long as possible. All pipes and ducts through concrete shall be wrapped with foam, verify location
with plumber, and electrician. All welded wire fabric shall be 6x6x#10 UON. Welded wire fabric shall be tied 6 foot apx and lapped 6 at edges. Clear distance of reinforcement shall be as follows:
1. Wall surface 1-1/2
2. Formed surface in contract with earth 2
3. Uniformed surface in contact with earth 3
4. Clear distance between bar 2
Suitable devised shall be used to hold the reinforcing in its true horizontal and vertical position. These devices shall be sufficiently rigid and numerous to prevent displacement of the reinforcing during the placing of the concrete.
General Framing Notes:
Under-floor clearance needs to be 18 inches from the bottom of the floor joist and minimum of 12 inches from the top of the soil to the bottom or girders located within the periphery of the building foundation, and in condition where these clearances cannot be
maintain the floor assembly, including post, girders, joists and sub floor, shall be approved wood of natural resistance to decay as listed in Section 602 or treated wood. Provide an unobstructed access of min. 18 inches by 24 inches to the under-floor area. Pipes, ducts
and other nonstructural construction shall not interfere with the accessibility to or within under-floor areas (Section 602). The minimum net area of ventilation openings shall not be less than one square foot for each 150 square feet of crawl space area. Ventilation
openings shall be covered for their height and width with any o fte following materials, providing that the least dimension of the covering shall not exceed inch:
1. Perforated sheet metal plates no less than 0.070 inches thick.
2. Expanded sheet metal plates no less than 0.047 inches thick.
3. Cast-iron grills or grates.
4. Extruded load-bearing vents.
5. Hardware cloth of 0.035 inch wire or heavier.
6. Corrosion resistant wire mesh, with mesh, with the least dimension not exceeding 1/8 inches per (2013 CRC 602).
Opening shall be located close to corners and provide cross ventilation, the required area of openings shall be approximately equally distributed along the length of at least two opposite sides.
Cutting and notching studs:
Studs in exterior walls and bearing partitions may not be cut or notched to a depth not exceeding 25%of the width of the stud. Cutting or notching of studs in nonbearing walls shall not exceed 40% of the stud width. Holes not greater in diameter than 40% of the
stud width may be bored in any wood stud. Bored holes not greater than 60% of the width of the stud are permitted in nonbearing partitions, or in any wall where each bored stud is doubled, provided not more than two such successive double studs are so bored(CRC
602). Holes should be no closer than 5/8 inch to the edge of the stud but when conditions exist where holes are closer, a stud shoe shall be installed, Simpson SSI single stud, SS2 double stud or equal. Top plates shall be doubled on all stud walls, top plates shall be
spliced a min. of 48 inches. When conditions cause shorter splices a Simpson CS22, or better strap a min. of 24 inches in length on one side. Cripples under headers shall be continuous to sole plate. All members in bearing shall be accurately cut and aligned so that full
bearing is provided without the use of shims. Bearing posts shall have full blocking or support to the foundation or supporting members. Sills and plates at braced walls panels, exterior of interior, shall be continuous and free of cuts and notches. Holes shall be allowed
with a maximum of 1 inches diameter and shall be located as close to the center as possible. Sill bolts shall have a min. 7 inch embedment and be min 4 inches & max 12 inches from ends of sills and corners. A Metal 3x3x0.229 washer at all foundation bolt
locations. All bolts shall be tight fitting holes drilled in sill plated, and at least 2 bolts require for each sill. Plates shorter than 16 inches shall be secured to the foundation with a mud sill anchor, Simpson type MAS or equal, Sill plate in contact with concrete shall be
pressure treated, Anchor bolts shall be minimum diameter of 5/8 inch, typical (UON) Ballon frame all walls with sloping ceilings or with raised ceiling. Provide double trimmers at all openings wider than 8 feet wide.
Alternate Braced Wall Panels Section CRC R602.1.0.3.2
Any braced wall panel required by Section R602.1.0.3.2 may be replaced by an alternate braced wall panel constructed in accordance with the following:
In one story buildings, each panel shall have a length of no less than 30 and a height of no more than 10 feet. Each panel shall be sheathed on one face with 3/8 inch minimum thickness sheathing nailed with 8d common or galvanized bos nails in accordance with Table
R602.0.3.2 and blocked at all sheathing edges. Two ancho bolts installed in accordance with Section R602.1.0.3.2 shall be provided in each panel. Anchor bolts shall be placed at each panel outside corner points. Each panel end stud shall have a tie-down device
fastened to the foundation, capable of providing an approved uplift capacity of no less than 1,800 pounds. The tie-down device shall be installed in accordance with the manufacturers recommendations. The panels shall be supported directly on a foundation or on
flooring framing supported directly on a foundation which is continuous across the entire length of the braced wall line. This foundation shall be reinforced with no less than one No. 4 re-bar top and bottom.
All framing lumber shall be Douglas fir, and shall be stamped with a grade mark with the following grades, by a approved grading agency, UON:
1. Studs and plates: Standard and better minimum.
2. Joists and rafters: Standard and better minimum.
3. Headers, beams, girders: Construction and better minimum.
4. Post 4 X posts: Standard and better minimum.
5. 6X post and larger: Construction and better minimum.
6. Exposed decking: California Redwood #1 or better.
Structural plywood shall be graded per A.P.A. PSI-83, and shall be interior type sheathing C-D may be substituted. All Horizontal plywood shall be laid with face grain perpendicular to joist with staggered joints. Bolt holes shall be normal diameter of bolts plus 1/16. All
wood bolt connections shall have a washer unless steel plate is specified, Holes shall be properly A-307 or better steel. Douglas fir framing lumber shall conform to grading rules of WWPA. Maximum moisture content shall not exceed 19%.
Wood Trusses
Roof truss manufacturer shall supply to the building department calculations and shop drawings for approval. All truss calculations, construction details, and speciations, sna shop drawings shall be provided by the truss manufacture and signed by a California
registered professional engineer. It shall be the responsibility of the manufacturer to obtained building department approval of calculations and shop drawings prior to fabrications. Trusses shall be designed in accordance with the latest local building code for loads
imposed, including lateral loads and mechanical equipment loads. All connectors shall be ICC approved and of adequate strength to resist stress due to loading involvement. Total load deflections shall be limited to L/240 minimum. Truss designer shall reduce deflection
criteria where appropriate to limit undesirable deflection. Cross bridging and or bracing shall be provided and detailed as required to adequately brace all trusses. Truss layout (where shown on the plans) is for truss manufactures aid in designing the trusses. Actual truss
layout shall be consistent with the layout shown on the plans, utilize bearing wall shown on the plans and shall maintain architectural roof and ceiling profiles. Approved final truss drawings shall become part of the construction documents.

R703.4 Flashing.
Approved corrosion-resistant flashing shall be applied shingle-fashion in a manner to prevent entry of water into the
wall cavity or penetration of water to the building structural framing components. Self-adhered membranes used as
flashing shall comply with AAMA 711. Fluid-applied membranes used as flashing in exterior walls shall comply with
AAMA 714. The flashing shall extend to the surface of the exterior wall finish. Approved corrosion-resistant flashings
shall be installed at the following locations:
1. Exterior window and door openings. Flashing at exterior window and door openings shall extend to the surface of
the exterior wall finish or to the water-resistive barrier complying with Section 703.2 for subsequent drainage.
Mechanically attached flexible flashings shall comply with AAMA 712. Flashing at exterior window and door openings
shall be installed in accordance with one or more of the following:
1.1. The fenestration manufacturers installation and flashing instructions, or for applications not addressed in
the fenestration manufacturers instructions, in accordance with the flashing manufacturers instructions. Where
flashing instructions or details are not provided, pan flashing shall be installed at the sill of exterior window and door

All concrete work shall conform to the requirements of the latest edition of the ACI Building Code (ACI-315) and the 2013 California Residential Code (CRC). Detailed fabrication and erection of reinforcing bars shall be in accordance with the latest edition of the
