ELECTRICAL NOTES:
1) Any fixed Appliance such as a Garbage Disposals, Dishwasher, Cloth Washer, Dryer, Built-In Heaters, or any other fixed appliance with 1/4 HP motor or larger, shall be on a separate #12 AWG
wire branch circuit. Each dwelling unit shall have installed there in an individual appliance circuit supplied with a minimum 12 AWG wire and a 15 Amp indicating type switch.
2) AFCI breakers are required to protect all power and lighting outlets in family room, bedroom, living room, hall and similar areas.
3) Provide a minimum of one (1) -20 amp small laundry branch circuit. Such circuit shall have no other outlets.
4) Provide a minimum of 2-20 amp small appliance circuits for the kitchen counter top. Such circuit shall have no other outlets, loads shall be balanced.
5) In the kitchen and dining area, a receptacles shall be provided for each counter space wider than 12" and at no point along counter top will be more than 24" to an outlet. Counter tops
separated by range tops, refrigerators or sinks shall be considered as separate counter tops.
6) Install a minimum of one (1) 20 amp circuit for bathroom(s) outlets, such circuit shall have no other outlets. This circuit may serve more than one bathroom.
7) The required work light, switch and receptacle outlet for attic, under floor spaces, utility rooms, and basements where these spaces are used for storage or containing equipment requiring
servicing. The lighting outlets & receptacles shall be provided at or near the equipment requiring servicing.
8) Install at least one more receptacle in addition to those for specific equipment shall be installed in each basement, in each attached and detached garage with electrical power.
9) AFCI protection for all 15 & 20 ampere branch circuits supplying outlets in dwelling unit family, ding, living, parlors, libraries, dens, bedrooms, sunrooms, recreation rooms, closets, hallways or
similar rooms and areas.

12) Ground-fault circuit-interruption (GFCI) for personnel shall be provided as required in section 210.8 (A) through (C). The GFCI shall be installed in a readily accessible location. In dwelling
units, all 12-volt, single phase, 15 and 20 ampere receptacles installed in the locations specified in 210.8(A)(1) through (8) shall have GFCI protection.
1) Bathrooms All receptacles in a bathroom are required to be GFCI protected.
2) Garages The purpose of GFCIs in garage is to provide a degree of safety for persons using portable hand held tools, gardening appliances, snow blowers, etc. that might be connected to
receptacles in garages since they are often the location of the closest receptacle. Also, auto repair work and general workshop electrical tool usage are protected.

Exception to (5): A receptacle supplying only a permanently installed fire alarm or burglar alarm system shall not be required to have GFCI protection.

7) Sinks located in areas other than kitchens where receptacles are installed within 6 feet of the outside edge of the sink.
1). Smoke detectors:
a) Outside of each separate dwelling unit sleeping area in the immediate vicinity of the bedrooms.
b) On every level of the dwelling including basements and habitable attics, but not including crawl spaces and uninhabitable attics.
c) Where the mounting surface could become considerably warmer or cooler than the room, such as a poorly insulated ceiling below an unfinished attic or an exterior wall, smoke alarms and
smoke detectors shall be mounted on an inside wall.
d) Smoke alarms or smoke detectors shall be installed a minimum 20 feet horizontal distance from a permanently installed cooking appliance. Exception: Ionization smoke alarms with an alarm
silencing switch or greater from a permanently installed cooking appliance. Photoelectric smoke alarms shall be permitted to be installed greater than 6 feet from a permanently installed cooking
appliance where the kitchen or foot distances would prohibit the placement of a smoke alarm or smoke detector required by other sections of the code. Smoke alarms listed for close proximity

6). Luminaires that are recessed into insulated ceilings are to be approved for zero clearance insulation cover (IC) and are certified to ASTME2M at 75 Pascal.
7). Permanently installed luminaires in kitchens shall be high efficiency luminaires. Up to 50% of the wattage, as determined in section 130(C), of permanently installed luminaires in kitchens may
be in luminaires that are not high efficiency luminaires, provided that these luminaires are controlled by switches separate from those controlling the high efficiency luminaires.
Carbon Monoxide Alarms:
Carbon monoxide alarms required by Section R315.2 shall be installed in the following locations (CRC R315.2.6):
a) Outside of each separate dwelling unit sleeping area in the immediate vicinity of the bedrooms.
b) On every level of the dwelling including basements.
Carbon monoxide alarms combined with smoke alarms shall comply with Section R315, all applicable standards, and requirements for listing and approval by the Office of the State Fire

R703.4 Flashing.
Approved corrosion-resistant flashing shall be applied shingle-fashion in a manner to prevent entry of water into the
wall cavity or penetration of water to the building structural framing components. Self-adhered membranes used as
flashing shall comply with AAMA 711. Fluid-applied membranes used as flashing in exterior walls shall comply with
AAMA 714. The flashing shall extend to the surface of the exterior wall finish. Approved corrosion-resistant flashings
shall be installed at the following locations:
1. Exterior window and door openings. Flashing at exterior window and door openings shall extend to the surface of
the exterior wall finish or to the water-resistive barrier complying with Section 703.2 for subsequent drainage.
Mechanically attached flexible flashings shall comply with AAMA 712. Flashing at exterior window and door openings
shall be installed in accordance with one or more of the following:
1.1. The fenestration manufacturers installation and flashing instructions, or for applications not addressed in
the fenestration manufacturers instructions, in accordance with the flashing manufacturers instructions. Where
flashing instructions or details are not provided, pan flashing shall be installed at the sill of exterior window and door
openings. Pan flashing shall be sealed or sloped in such a manner as to direct water to the surface of the exterior
wall finish or to the water-resistive barrier for subsequent drainage. Openings using pan flashing shall incorporate
flashing or protection at the head and sides.
1.2. In accordance with the flashing design or method of a registered design professional.

Concrete Notes
All concrete work shall conform to the requirements of the latest edition of the ACI Building Code (ACI-315) and the 2013 California Residential Code (CRC). Detailed fabrication and erection of reinforcing bars shall be in accordance with the latest edition of the
Manual of Standard Practice (ACI-315) Concrete strength shall be APX. 2500 psi. Mixing water shall be clean and free from injurious amounts of oil, acids alkalis, organic materials or other deleterious substances, course aggregate shall be clean, durable crushed stone
or gravel graded per A.S.T.M C33. Maximum size aggregate shall be inch. Sand shall be clean, hard, durable, washed free from silt, loam, or clay. Concrete quality shall conform to provisions of Sec. 1905 CRC. Cement shall conform to A.S.T.M C150, Type 11.
All concrete shall be thoroughly consolidated during placement. Loose soil, wood, and other debris shall be removed from the forms prior to the placing of concrete.

General Notes
All materials and workmanship shall conform to the 2013 edition of the California Residential Code (CRC), and all applicable local codes and ordinances. The contractor shall check all drawings immediately upon receipt and shall verify all dimensions and site
conditions before starting work. Connections and implied construction assemblies that are not specifically described or detailed shall be constructed in compliance with the governing codes and ordinances. When details labeled Typical or Similar are given on drawing
the contractor shall apply the intent of the detail to that specific condition. Structure drawings, and specifications for this work have been prepared in accordance with generally accepted engineering standards of practice meet the minimum requirements of the 2013 CRC.
Andy omissions or discrepancies on the plan or any deviations from the plans which are necessitated by the field conditions or any condition different from those indicated on the plans must be approved by the local Building Dept. prior to continuing construction. All work
is to be coordinated so that cooperation between the trades where required is accomplished. Contractor is responsible for all temporary bracing during Construction. Trade names and manufacturers referred to are for quality standards only, equivalent substitutions are
