OVER the past year, reports on
Iskandar Malaysias performance
have planted seeds of doubts in the
minds of many potential property
buyers.
Maybank Investment Banks
report in April stating that the
property oversupply situation
was likely to get worse before it
gets better echoes the now
mainstream perception of the
southern property glut.
This report noted that property
transactions and prices in Iskandar
have been on the decline, falling
33% quarter-on-quarter in the
fourth quarter of last year.
The entry of several Chinese
developer projects has called for
greater caution, with Maybanks
research wing saying proper
planning and control is paramount
to curbing the issue of price
volatility and avoiding price wars.
In July, The Stars Southern
Property reported that despite
the oversupply of high-rise units in
the southern region, glut was not
to be feared as the reported sum
represented properties that have
received approval they will not
be constructed and launched all at
once.
When they do come into the
market, these homes will cater to
the growing population of Iskandar
Malaysia, particularly Nusajaya,
which is expected to support a
population of 500,000 by 2025.
This is spurred by the growth
of Medini, which is set to be the
central business district of
Iskandar Malaysia with its wide
array of commercial offerings.
Migration will undoubtedly
increase the demand for
residential property in the area,
which is predicted to be seen over
the coming years.
However, the announcements of
new residential properties have
kept coming, especially in the highrise segment. On top of that, there
is an overtone of worry because
thousands of acres of land are
being reclaimed for projects that
will not see completion in the near
future.
While some developers are
convinced of the lasting potential
of high-rise units, others are
shifting their focus to landed
property.
Then there is the nationwide
issue of ringgit depreciation. While
this may deter Malaysians from
purchasing property at current

time, the opposite effect can
be predicted in neighbouring
Singapore since the currency
exchange has not been this
favourable to Singaporeans in
close to two decades.
Having said that, even
Singaporeans are planning their
property purchases with extra
caution investors are focusing
on industrial property, which is
scarcer and of great importance
to the booming manufacturing
industry in Johor.
When speaking of Iskandar
Malaysia as a whole, however, it is
important to note that investments
into the area are not limited to or
even primarily concentrated in the
property sector.
Greater investment leads to
increased economic and human
capital demand, which will be
seen over the next few years as
Iskandar develops in planned
stages.
So far, Iskandar Malaysia has
been steadily raking in both
foreign and domestic investments
mainly into the areas of
manufacturing.
To gain further insight into the
matter, Johor Property asked three
property developers for their take
on the future of Iskandar Malaysia.

What is the condition of


the property market in
Iskandar, given the recent
reports of oversupply and slow
uptake post-GST?
Woon: There has been a rumour
of oversupply of property
development projects in the
Iskandar property market.

most transactions, has contributed


to a drop in interest in the real
estate industry that also affects the
property market in Iskandar.
Further, the cooling measures
put in place in these past few years
have brought about the tightening
of bank loans and a minimum
purchase of RM1mil for foreign
buyers.
Additionally, developers are
experiencing a slowdown in
property sales due to the current
climate of economic and political
instability.
In general, we observe that most
of the buyers purchase Horizon
Hills properties for their own stay
instead of investment purposes.
However, a visible decline of
buyers confidence can be
perceived because of the current
market situation.
Chia: Out of the total investment
in Iskandar Malaysia to date in
the region of RM180bil only 30%
of that has been in property.
However, property has been the
centre of attention because of the
overwhelming interest and sales in
the past.
People tend to naturally equate
any slowdown in property to a
slowdown in Iskandar, but this is
not the case Iskandar has been
meeting its investment targets year
on year and is on track to meet its
investment targets even this year.
How do you anticipate the
situation to change in the
coming year, and what are
the factors at play?
Cheah: The property market will
remain sluggish in the coming year

until there are signs that things are


settling down, and when there is
an improvement in economic
outlook and sentiments.
We are keeping a close watch on
the market and will adjust the pace
and scale of our launches
accordingly.
Our strategy remains
unchanged, and that is to continue
to offer a strong value proposition
to our customers, leveraging on
our build-own-operate business
model to ensure that we have
continued momentum and that
our communities are viable and
sustainable for the long term.
On the other hand, our
undervalued ringgit should also
provide opportunities for foreign
investors, especially Singaporeans,
to buy property in Iskandar
Malaysia.
What is your advice to
property investors and
homebuyers in Iskandar
Malaysia for the coming year?
Cheah: Our advice to property
investors and homebuyers is to
select the developers wisely, with
an eye on strong track records and
reliability.
Developers with strong standing
will bring the best to their
investors, homeowners and
community, and they will stay
for the long term and co-invest
to foster the growth of the
development.
With rising competition within
Iskandar, it is timely to invest as
many developers are introducing
various promotion packages and
benefits to attract the property
investors and homebuyers.
In our opinion, investors will
reap the benefits when there is an
improvement in economic outlook
and sentiments.
Woon: Properties in Iskandar do
not depreciate in the long term
even with the current political
scenario and economic challenges.
In the coming year, property
investors and homebuyers should
take the opportunity to invest in
real estate as real estate investment
is better controlled than stocks or
bonds.
Unlike many securities, stocks
and bonds, real estate investment

has plenty opportunities for


making big gains.
When making investment
decisions, one must always
consider the location of the
development.
Chia: High-rise condominiums
and apartments will be the future
trend in the market due to
shrinking land availability and
rising cost of land for development.
Aside from that, green buildings
will also be the upcoming trend for
house buyers.
For landed properties, luxury
living with green surroundings and
better amenities are the most
sought after investment in the
region.
The new government policy on
the property market should have a
positive impact over the long term
as it will help silence speculation
from some segments in the market.
We believe that buying interest
should progressively return as
potential house buyers come to the
realisation that property prices are
unlikely to fall and that potential
inflationary pressures from the
implementation of the GST could
further push property prices up.
What is the future of
Iskandar Malaysia in the
short and long term?
Woon: Iskandar Malaysia is to
Singapore what Shenzhen is to
Hong Kong. The Malaysia and
Singapore governments are
collaborating to ensure its
achievement, which makes
Iskandar Malaysia a very
exhilarating prospect in the long
term.
People from different countries
are expected to gather and stay
in this area in the future due to
the continuous upgrade of
multifaceted lifestyle offerings.
Furthermore, the Government
has stayed true to its commitment
to Iskandar Malaysia to ensure
Malaysias first economic growth
corridor will take shape as
planned.
The Johor government has
been working closely with the
public and private sectors to
ensure Iskandars success by
setting up many attractions in
Nusajaya.
