SPECIFICATION FOR BRICK
OR FRAMED CONSTRUCTION
(May be used where the provisions of the Home Building Contracts Act 1991 do or do not apply)
JOB NUMBER:
This Specification shall be read in conjunction with the Addenda to Specification, Drawings and
details and forms part of the Contract Documents referred to in the Building Contract.
INTERPRETATION
It shall be the responsibility of the Owner to ensure that the information contained in the
Documents is correct prior to signing.
The Addenda to this Specification shall take precedence over this Specification and Drawings.
Drawings shall take precedence over this Specification.
DIMENSIONS
Dimensions indicated throughout the Contract Documents shall be interpreted nominally.
Figured dimensions shall take precedence over scaled dimensions. intemal dimensions shall be
taken, between briclovorkiblockwork or sructual framing. External dimensions shall be taken
‘over brickwork/blockwork or structural framing. Ceiling height shall be taken between top of
finished floor and underside of ceiling lining.
Large scale detail drawings shall be read in preference to small scale drawings. The Builder shall
verify all dimensions on site prior to commencement of construction.
MATERIALS
Materials shall be new unless specified otherwise in the Addenda to the Specification and shall
comply with relevant Australian Standards. Surplus materials left on site shall remain the
property of the Builder and shall be removed or disposed of at the Builder's discretion.
3.1 PROPRIETARY BRANDS
‘Where proprietary brands of materials or equipment are specified they shall be used in
accordance with the manufacturer's specifications.
3.2. WARRANTY
Where applicable, the Builder shall provide the Owner with written warranties for various
appliances and services, after Practical Completion.
LABOUR AND PLANT
The Builder shall provide either directly or through his sub-contractors all labour, plant and
equipment necessary to construct and complete the Works.
PRELIMINARIES
The Builder shall carry out all preliminary works and pay associated fees necessary to construct
one Complete the Works and shall include any Provisional Sums specified in the Addenda to the
yecification.

6.1 CLEARING
Existing vegetation and organic matter shall be cleared to a distance of 1500mm clear of
the ground lor area requred by Statutory Authorities oo the site boundary whichever is
less.
6.2. SITE OBSTRUCTIONS
Where trees or roots occur within the building site they shall be felled and stumps and
roots grubbed out and removed from the site. if during the course of construction other
tees or subterranean mater eg rocks, stumps and ground water ae. the opinion ofthe
Builder or Statutory Authority considered to be a hazard they shall be removed by the
Builder and the cost shall be recovered as a Variation pursuant to the Building Contract.
6.3 CUTTING/FILLING
The site shall be excavated by cutting or clean fill provided to achieve the required finished
floor level as specified in the Addenda to the Specification or indicated on the Drawings.
Excavations for all footings shall have a level base and shall be stepped as required.
The area to be occupied by the Building shall be levelled and compacted to Statutory
Authority requirements and a signed Engineer's Compaction Certificate obtained.
6.4 TERMITE BARRIER
Termite barrier shall be provided in accordance with the Building Code of Australia.
RETAINING WALLS & FENCES
Retaining walls and fences shall be constructed in accordance with Statutory Authority
requirements or an Engineer's signed detail and as indicated on the Drawings and as specified in
the Addenda to the Specification.
CONCRETE
Concrete shall comply with the requirements of relevant Australian Standards for mixing and
placement.
8.1 FOOTINGS AND GROUND FLOOR SLABS
Concrete footings and raft floors shall be constructed in accordance with an Engineer's
signed details or Statutory Authority requitements and as indicated on the Drawings.
8.2. SUSPENDED SLABS AND STAIRS
Suspended slabs and concrete stairs shall be constructed in accordance with an Engineer's
signed details, as indicated on the Drawings,
8,3 DRIVEWAYS, CARPORT, OR GARAGE FLOORS, PATHWAYS AND CROSSOVERS
Concrete shall be provided to the areas indicated on the Drawings and shall be of the
strength and thickness specified in the Addenda to the Specification,
8.4 WET AREAS
Tiled wet areas indicated on the Drawing shall be set down from the finished floor level
25mm, Slab thickness indicated on the Drawings shall be maintained throughout.
85 FINISH
Ratt Hoors and suspended stabs shall have a smooth trowelled finish, Driveways and paving
shall have a non-slip finish. Concrete shall be uncoloured unless otherwise specified in the
‘Addenda to the Specification.
BRICKWORK AND/OR BLOCKWORK
9.1, MATERIALS
9.1.1 BRICKS AND/OR BLOCKS
Bricks and/or blocks shall be of the colour and type specified in the Addenda to the
Specification.
9.1.2 MORTAR
Mortar shall comply with Australian Standards.
9.1.3 ADDMIXTURES
Approved addmixtures for plasticising and colouring may only be used in
accordance with Australian Standards and the Manufacturer's specifications. Where
a colour additive is used, care shall be taken to provide an even finish although no
guarantee will be given to either finish or colour retention.
9.2 BRICKLAYING
9.2.1 GENERALLY
Bricks and/or blocks shail be laid in accordance with Australian Standards, the
Manufacturer's specifications and as indicated on the Drawings.
9.2.2 JOINTS $
Joints on face brickwork shall be nominal 10mm and be of the type and colour
specified in the Addenda to the Specification. Other joints shall be in accordance
with Australian Standards and with brick and/or block Manufacturers specifications.
9.2.3 CAVITY BRICKWORK/BLOCKWORK10.

Cavity brickwork/blockwork shall be constructed in accordance with relevant
Australian Standards.
9.2.4 DAMP-PROOF COURSE AND WEEP-HOLES
Brickwork/blockwork shall have a continuous damp-proof course of a durable and
impervious material and weep-holes in accordance with the Building Code of
Australia.
9.2.5 SUB-FLOOR VENTILATION
Sub-floor ventilation shall be provided to timber floor areas in accordance with the
Building Code of Australia. :
9.3. BRICK AND/OR BLOCK BONDING
Brick and/or block bonding shall be in accordance with relevant Australian Standards,

Lintels over openings in the brickwork shall’be provided in accordance with an Engineer's
signed details and the Building Code of Australia.
9.5 SILLS
External window sills shall be of the type indicated on the Drawings or specified in the
‘Addenda to the Specification.
9.6 INTERNAL FACE BRICKWORK +
Intemal face brickwork shall be provided as indicated on the Drawings.
‘Where two-sided single leaf brickwork is indicated, it shall be the Owner's responsibility to
notify the Builder on which side the better face will appear.
9.7 BRICKWORK REINFORCING
Where specified, brickwork shall be reinforced as indicated on the Drawings or in
accordance with an Engineer's signed details.
9.8 METER BOX
‘A meter box shall be installed to comply with the relevant Statutory Authority requirements
and positioned as indicated on the Drawings.
9.9 FIREPLACES
Fireplaces shall be constructed in accordance with relevant Australian Standards as
indicated on the Drawings and as specified in the Addenda to the Specification.
9.10 BRICK PAVING
Brick paving shall be laid in accordance with the Manufacturer's specifications and shall be

9.11 BRICK/BLOCK CLEANING
Brickwork/blockwork shall be cleaned in accordance with the Manufacturer's
specifications. Adjacent materials shall be protected from acids and chemicals during
brickwork/blockwork cleaning.
9.12 LETTERBOX
Letterboxes shall be of the type indicated on the Drawings or specified in the Addenda to
the Specification,
STRUCTURAL STEEL
10.1 GENERALLY
Exposed steel shall have an anti-corrosive treatment in accordance with the Building Code
of Australia and as specified in the Addenda to the Specification.
10.2 STEEL BEAMS
Steel Beams shall be provided as indicated on the Drawings and shall comply with
Statutory Authority requirements or an Engineer's signed details.
10.3 STEEL LINTELS
Steel lintels over openings in brickwork shall comply with an Engineer's signed details and
the Building Code of Australia,
10.4 CORNER WINDOW SUPPORTS
Unless otherwise indicated on the Orawings, brickwork over comer windows shall be
Supported with a structural column to comply with an Enginee’s signed details and the
Building Code of Australia.
METALWORK
11.1 METAL FASCIA
Unless otherwise specified in the Addenda to the Specification, fascias shall be metal with
an anti-corrosive treatment and shall comply with Statutory Authority requirements and
relevant Australian Standards,
11.2 METER BOX
‘A metal meter box with anti-corrosive treatment unless otherwise specified in the Addenda
to the Specification shail be supplied and installed in accordance with relevant Statutory12,

Where a mains gas connection is specified in the Addenda to the Specification, a separate

A letterbox or boxes shall be provided as indicated on the Drawings and as specified in the
‘Addenda to the Specification and shall be installed in accordance with Manufacturer's
specifications.
11.7 GARAGE DOORS AND GATES.
Garage doors and gates shall be provided as indicated on the Drawings and as specified in
the Addenda to the Specification and shall be installed in accordance with Manufacturer’s
specifications,

Special metal items shall be provided as indicated on the Drawings and as specified in the

12.2 TIMBER WALL AND FLOOR FRAMING
Timber wall and floor framing shall be constructed as indicated on the Drawings and details
and as specified in the Addenda to the Specification and shall comply with Statutory
Authority requirements and relevant Australian Standards.
12.3 ROOF FRAMING
Roof framing shall be constructed as indicated on the Drawings and as specified in the

EAVES AND LININGS
Eaves and linings shall be constructed as indicated on the Drawings and as specified in the
‘Addenda to the Specification.

14.1 EXTERNAL CLADDINGS
External claddings shall be provided to framework as indicated on the Drawings and as
specified in the Addenda to the Specification and shall be fixed in accordance with
Manufacturer's specifications,

PLASTERING -
19.1 EXTERNAL WALLS
External walls shall be finished as specified in the Addenda to the Specification or as
indicated on the Drawings.
19,2 INTERNAL WALLS:
Unless otherwise specified in the Addenda to the Specification or indicated on the
Drawings, intemal walls shall be float and set in plaster comprising of:
FLOAT COAT - nominal 10mm thick Consisting of 7 parts sand, 1 part normal portland
cement and T par lime puty or hydrated lime equivalent,
SETCOAT- nominal 3mm thick consisting of 75% lime putty and 25% gypsum plaster.
CEILINGS
Ceiling lining, and comices and special trim shall be of the type, finish and in the locations
specified in the. Addenda to the Specification and shall be fixed in accordance with the
Manufacturer's specifications.
20.1 CEILING VENTS
Ceiling vents shall be provided in the accordance with Statutory Authority requirements
and in locations indicated on the Drawings,
20.2 ROOF SPACE ACCESS
Access shail be provided into the roof space in accordance with Statutory Authority
Tequirements,
SANITARY PLUMBING
(21.1 GENERALLY
Plumbing shall be carried out by a licensed plumber in accordance with Australian
Standards and relevant Statutory Authority requirements.
21.2 DRAINAGE
Plumbing fistures shall be connected to a sewerage draining system in accordance with the
relevant Statutory Authority requirements and Australian Standards. Untess otherwise
Specttied in the Addenda to the Specification no allowance shall be made for hard digging,
Bile and keel, unsound ground or dewatering related to drainage connection,
(21.3 SEPTIC SYSTEM INSTALLATION
A septic system shall be installed as indicated on the Drawings and shall comply with
Statutory Authority requirements,
(21.4 FIXTURES:
Fixtures shall be of the type, finish and colours as specified in the Addenda to the
Specification and indicated on the Drawings.
21.5 WATER SERVICE
Water connected from service mains shall be run in accordance with the Supply Authority
requirements to the fixtures indicated on the Drawings.
21.6 HOTWATER SERVICE
A howwater system 9 he ype and capacty specie inthe Addenda tothe Specification
shall be connected to the supply mains and installed as indicated on the Orawings in
accordance with Supply Authority requirements and to the Manufacturer's specifications
and hotwater service reticulated to outlets specified in the Addenda to the Specification.
21,7 HOSE COCKS
External hose cocks shall be provided and installed in the locations indicated on the
Drawings.(21.8 SPECIAL ITEMS AND FIXTURES.
Special plumbing fixtures shall be provided and installed in accordance with the
Manufacturer's specifications as specified in the Addenda to the Specification and indicated
on the Drawings.
22 GAS PLUMBING
(22.1 GENERALLY
Gas connection shall be carried out by a licensed gas fitter as specified in the Addenda to
the Specification and indicated on the Drawings in accordance with the Supply Authority
requirements.
The Owner shall remain responsible for gas contiection application and associated fees
upon completion. ne

22.3 GAS APPLIANCES
Appliances shail be installed of the type and in the locations specified in the Addenda to
the Specification and as indicated on the Drawings in accordance withthe Manufacturer’

(23, ELECTRICAL
23.1 GENERAL
Electrical installation shall be carried out by a licensed electrician in accordance with the
Supply Authority requirements.
23.1.1 MAIN ELECTRICITY SUPPLY
Unless otherwise specified in the Addenda to the Specification or indicated on
the Drawings, the mains supply shall be single phase.
The Owner shall remain responsible for power connection application and
associated fees upon completion.
23,2 POWER POINTS (GENERAL POWER OUTLETS)
Power points shall be ofthe ype finish number and locations as specified inthe Addenda
to the i
pecification and indicated on the Drawings.
23.3 UGHT POINTS
Light points and switches shall be installed of the type, finish and in the locations specified
in the Addenda to the Specification and indicated on the Drawings.
23.5 RANGEHOOD:
Rangehood shall be installed of the type, size and finish as specified in the Addenda to the
Specification and indicated on the Drawings, in accordance with the Statutory Authority
requirements and the Manufacturer's specifications.
23.6 ELECTRICAL APPLIANCES
Elecirical appliances shall be installed of the type and model as specified in the Addenda
to the Specification and indicated on the Drawings in accordance with the Manufacturer's
specifications.
23.7 TELEVISION (TV) AERIAL OUTLET
Provision for TV aerial outlets shall be provided as specified in the Addenda to the
Speciation and indicated on the Drawings. The supply and connection of any TV aerial
shall remain the responsibility of the Owner.
23.8 TELEPHONE CONNECTION PROVISION:
Provision for installation of telephone points shall be provided as specified in the Addenda
to the Specification and indicated on the Drawings.
The Owner shall remain responsible for telephone connections and associated fees.
24. WALL AND FLOOR TILING
24,1 GENERALLY
Floor and wall tiles shall be of the type, size and finish specified in the Addenda to the
Specification and shall be laid in accordance with the Manufacturer's specifications and
relevant Australian Standards and as indicated on the Working Drawings, Any variation to
the tile size or patter specified in the Addenda to the Specification may result im a
Variation to the Contract.
24.2 FLOOR TILES
Floor tiles shall be laid in a mortar bed or fixed with an adhesive in accordance with the
Manufacturer's specifications, to the extent specified in the Addenda to the Specification
and indicated on the Drawings. Floor tiles in wet areas shall be drained to a floor waste.
24.3 WALL TILES
Wall tiles shall be fixed to the walls with suitable adhesive in accordance with the
Manufacturer's specifications, to the extent specified in the Addenda to the Specification
and indicated on the Drawings.

Grout compatible with any adhesive used shall be applied to joints in accordance with the
Manufacturer's specifications.
25. GLAZING
(25.1 GENERALLY
Glazing shall be in accordance with relevant Australian Standards and to the extent
indicated on the Drawings.
25.2 OBSCURE AND SPECIAL GLAZING
Obscure and special glazing shall be of the type and in the locations specified in the
‘Addenda to the Specification and indicated on the Drawings.
25.3 MIRRORS
Mirrors shall be ofthe ype, finish size and in the locations specified inthe Addenda to
the Specificaiton and indicated on the Drawings.
25.4 SHOWER SCREENS
Shower screens shall be of the type, finish, size and in the locations specified in the
‘Addenda to the Specification and indicated on the Drawings,
26, PAINTING
Painting shall be carried out in accordance with Manufacturer's specifications and relevant
outa ian Standards and shall be of the type and finish specified in the Addenda to the

27. CLEANING
27.1 HOUSE CLEAN

27.2 SITE CLEAN
The building site shall be cleared of excess building materials. Surplus building materials

28. INSULATION
