Please resubmit all corrected sheets along with those marked up for corrections and a response sheet indicating the location of all corrections. If new sheets have been provided, bend the comer of the original sheet and insert the new sheet behind. The driveway radius shall tie to the curb. - Residential/ Multi-family site plan Traffic requires two sets of identical site plan, drawn to engineering scale with legal description, lot, block and subdivision name show building line, utility easement and alley width with type of pavement. Show name of the street with right-of-way width, type of pavement, ditch, sidewalk, curb and gutter. Also show existing and proposed driveway with width, sidewalks, ditch, and culvert size. Proposed driveway on ditch street should have 24 RCP or HDPE culvert with length equal to width of driveway plus two feet. Site plan should show culvert size of the nearest existing culvert pipe upstream and downstream of the proposed driveway. Indicate the location of driveway to nearest neighbor common property line. Show existing trees, inlets, light pole, power pole, guy wire, man hole, water meter, fire hydrant and location of edge of pavement, center line of ditch from the property line and radii or taper section of the driveway. Show all existing and proposed building improvements. If survey is not provided attach photos of the site. - Driveway details 1. For curbed street insert Reinforced Concrete Driveway and Sidewalk details (drawing no. 02754-01B) with signatures into civil detail sheet. as per street type. Use the city standard 3. For open ditch street insert Driveway with Culverts or Valley Gutters and Sidewalk details (drawing no. 02754-02) with signatures into civil detail sheet. Appointment times: Tuesday - Wednesday 9 to 11 am AND Thursday 1 to 3 pm 1. ANALYSIS OF IMPERVIOUS COVER WORKSHEET - MISSING FORM. >> All projects require an analysis of impervious cover. Provide existing and proposed areas, broken down as indicated on the form. The worksheet is attached to the permit application. This worksheet will help us determine the storm requirements for your specific project. Provide two completed copies; one completed copy attached to each set of plans; ‘NOTE: This information is required for all projects to determine and document the existing and final proposed impervious cover for the site even if there are no proposed changes to the existing impervious cover. IF the Analysis, indicates there is an increase of impervious cover proposed, the following will be required: a) Storm Availability Letter; ») Subsurface Drainage Plan; ©) Engineered Detention Plan; 4) Attachment 1 2, GRADING PERMITS FOR EXCAVATION & FILL WORKSHEET - INCOMPLETE >> The worksheet included in your plans for review is incomplete. Please answer all questions 1-17 as they apply to the project. All questions can be answered with a yes or no 3. DRAINAGE PLAN REQUIRED >> The Storm Drainage portion of this project has not been completely reviewed at this time due to the lack of a Storm Drainage Plan. Subsurface Drainage must be provided for all tracts larger than 15,000 square feet in area or having a depth measured normal to the street, greater than 150 feet. (Subdivision of tracts to avoid provision of subsurface internal drainage will not be permitted.) A storm sewer availability letter will be required for conversion from residential to commercial. (2011 Storm Drainage Guidelines). Subsurface Internal Drainage Criteria a) Total area of site to be drained with dimensions. b) Area drained to each inlet. ©) Adequate number of spot elevations to indicate area drained to each inlet. Illustrate clearly that grading does not result in draining any part of the area onto adjacent private property or piped to an unapproved location. 4) Top elevation and flow line elevation at each inlet. ©) Flow line elevation at outfall (and ditch flow line elevations, if appropriate). ) Gradient on each drain line, specific type of material, distance of run, 2) Sufficient contours or spot elevations (original and final) around perimeter of site to indicate extent of any filling or excavation. Cut or fill over 6" requires a retaining wall, over 12" requires engineered design. h) Show all proposed curbs with elevations. (2011 Storm Drainage Guidelines) Note: If you connect directly to a roadside ditch, you will be required to demonstrate that the flow line of the ditch has a minimum grade of 0.1% downstream to the next street intersection or you will be required to re- grade said ditch. 4. ENGINEERED DETENTION PLAN REQUIRED >> The Storm Water Detention portion of this project has not been completely reviewed at this time due to the lack of a Detention Plan On-site stormwater detention will be required for this project. Provide design and calculations for detention according to the applicable formula found in the city ordinance (2014 COH Infrastructure Design Manual 9.05.H.3) Engineered Detention Plan Criteria: a) Section views of all storage areas with all elevations. (flow line, top of rim, top of pavement, top of curb, WSE, ete.). ») The water storage elevation and over flow channel in detail. **Shown on section and plan view** ©) Calculations of all storage area volumes. 4) A grading area plan with the CFS discharge in detail (on a site over 2 acres). ) Details of the restrictor piping and the location of the restrictor. Show the restrictor on private property. (Required 6" dia. x 4' long restrictor for C.O.H.) ) All runoff must be contained inside property. ) Detention must be designed, sealed, signed & dated by a Texas P-E. hh) Show detention areas and identify the location of the restrictor pipe on the plans. i) The minimum length for a restrictor pipe is 4' long, and it shall be grouted in place from end to end.
