REPRESENTATIVE PROJECTS

axis design group international, llc.

Petronas Towers
Kuala Lumpur, Malaysia
This mixed-use project includes twin 88-story, 452 meter tall towers, totaling 1,000,000
square feet. The towers held the worlds record for tallest buildings.

One or more of the principals of ADGI had management responsibility for this project while in the employ of another design and
engineering organization.

axis design group international, llc.

Al Burj
United Arab Emirates
We were selected to perform the structural design of this 6.8 million square foot (670,000 sq.
meters, approximately) residential tower, which is proposed to be the tallest building in the
world. This building is the centerpiece of the worlds largest man-made island, The Palm
Island, located offshore of the Jumeriah Beach coastline in Dubai, United Arab Emirates. It
rises out of a lagoon within the central canal of The Palm Island. The tower is intended to be
an international landmark and will create a new identity for the city of Dubai.
The building will house 724 apartments, with designs ranging from 300 square-meter (3000
square feet) simplexes to 600 square-meter (6,000 square feet) triplexes with individual
swimming pools. In addition to the residential portion of the building, an observation deck is
planned at one of the top floors.
The structural form concept of Al Burj evolved from the structure of the bamboo plant. The
towers footprint is composed of three triangular shapes with curvilinear sides and a hollow
circular interior. The stiff exterior shell with the hollow core results in an extremely efficient
structural system. The sides of the triangular shell are opened up to create three sub-towers.
To achieve cohesive structural behavior of these sub-towers, they are tied together intermittently
at six points using sky bridges with solid floor areas inside the core. These sky bridges also
provide two alternate means of egress for the occupants in the event of an emergency situation.

axis design group international, llc.

The efficiency of the structural system is highlighted by the fact that the structural elements fit
around the architectural planning with minimal loss of valuable real estate to the structure. No
interior columns are needed within any of the apartments. Two layers of reinforced concrete
wall (exterior and atrium) form the vertical load-carrying element with apartments laid out
between these two layers. These exterior walls are punched with architecturally desirable large
windows. The walls form a double-layered tube that acts as an efficient structural form to resist
wind and earthquake loads. Following the natural increase in loads from top to bottom, the
wall thickness and material strength is gradually increased to correspond to the load variation.
Large openings in the three exterior faces of the building help reduce the wind pressures and
significantly alleviate the detrimental effects of vortex shedding. Finally, the sky-bridges provide
rigidity needed to enable the structure to behave as monolithic entity.

axis design group international, llc.

Random House
New York, New York
Located at 56th Street and Broadway, this 840,000 square foot, 56-story residential and
office building includes a complex structural transfer at the 27th floor, where the framing
transitions from steel to concrete flat slab construction. The building incorporates a Liquid
Column Tuned Damper, representing the first use of this technology in North America.

axis design group international, llc.

731 Lexington Avenue

New York, New York
This project is a 54-story, 868 feet mixed-use office and residential building in midtown
Manhattan. A 29-story steel-framed podium provides space for corporate offices and a
variety of retail venues. The 30th Floor incorporates a structural transition to reinforced
concrete construction for the slender residential tower above. A 600-ton Tuned Mass
Damper at the top of the building helps to control movement of the tower due to wind forces.

axis design group international, llc.

53rd at Third (Lipstick Building)

New York, New York
A 36-story oval-shaped steel-framed office building. This project is well known as one of the
most unusually shaped buildings in New York.

axis design group internation al, llc.

110 Third Avenue

New York, New York
The building at 110 Third Avenue is a 21-story residential building utilizing a
flat plate concrete construction. The building is 70,000 sf with one basement
level.

axis design group international, llc.

Times Square Site 1

New York, New York
Designed for a narrow trapezoidal site at New York Citys Times Square, this 48-story
building rises 770 feet above grade and descends two basements below grade, where the
new construction is surrounded by subway lines. Super-diagonal exterior bracing provides
the tower with the necessary lateral resistance, allowing that critical task to be accomplished
with only 27 pounds per square foot of structural steel framing. The northern one third of the
building is constructed in and around an existing subway entrance and concourse. Project
requirements dictated that the subway structure be resupported as necessary.

axis design group international, llc.

La Nacion Office Tower

Buenos Aires, Argentina
A 16-story addition was constructed above an existing 8-story urban office building;
the existing offices were occupied throughout the project. The development of an
extremely light steel frame for the new floors, in combination with the reinforcement
of existing concrete shear walls and the design of a unique system of transfer trusses,
which minimized the need to retrofit the existing concrete columns, made the project
feasible. As part of the work, the existing foundations were upgraded.

339-343 West 39 th Street

New York, NY
A 36-story hotel building located at 339-343 West 39th Street, New York, NY. The gross
construction area of the building is 224,000 SF. The building will house three hotels with
more than 500 total rooms. Height of these three hotels varies from 32 to 36 stories with
one below grade level. Typical floor construction is concrete flat plate with core shear wall as
lateral system, silting on 400-ton mini cassions foundation. ADGI started with a value
engineering review of the structure designed by others and later on ADGI was asked to
redesign the structural system for possible value engineering. ADGI closely coordinated with
the Architect and other consultants to develop an elegant and cost-effective structural design.

axis design group international, llc.

Staten Island, New York
This project includes the rehabilitation of the existing waiting rooms and concourses and the
expansion of the NYC Department of Transportations facility spaces. A major highlight of
the design is a new arch structure, approximately 80 feet in height and 300 feet in length,
that spans over the new and existing buildings and the new maintenance facility.

axis design group international, llc.

Plaza V
Jersey City, New Jersey
One of a series of office towers built at the Harborside Financial Center district along the
Hudson River waterfront. This steel-framed, pile-supported 33-story tower comprises
approximately 91,500 square feet of premium office space and a seven level 1,270-car
parking structure. Special conditions dictated the use of 9-foot diameter caissons for the
foundation elements below the tower core.

axis design group international, llc.

Foley Square Federal Office Building

New York, New York
A new federal government office center in lower Manhattan. The 35-story steel-framed
seismically designed high rise incorporated more than one hundred column transfers and was
supported on a foundation mat of up to eight feet in thickness.

I.

Conceptual Design Participation

A.

Axis Design Group International, LLC works with the original

Structural Engineer and the other Consultants assigned to the
project during the Conceptual Design effort. It is typically during
this phase of work that the design and performance criteria are
established, site conditions are evaluated and various structural
concepts relating to materials, systems and constructability are
considered in terms of costs, scheduling and other factors.
This portion of our work often entails attendance at periodic
Design Team Progress Meetings and independent review of the
design work of other disciplines as it progresses.

II.

Schematic Design Review

A. ADGI undertakes a detailed engineering analysis of the
proposed building structure as designed by the original Structural
Engineer. We review selected areas that we feel are
representative of the overall structure in order to:
1.

establish whether, on an acceptable statistical basis, the

Schematic Design provides a safe and efficient structure
and complies with applicable Codes, Standards and
regulations

2.

review behavior of the structure under design loads in

accordance with standard engineering practice

3.

provide a report summarizing our findings

III. Independent Verification Design

A. As the original Structural Engineer carries the accepted Structural
Concept forward into the Final Design effort, ADGI begins a
parallel effort. Management and Engineering Staff are assigned
to carry out a complete analysis and modeling exercise,
essentially shadowing the work of the original Structural

Engineer. By means of these parallel efforts, all critical aspects

of the design are independently verified and potential issues and
questions are resolved prior to the finalization of complete
Construction Documents.
B. Our Independent Verification Design work is carried out primarily
by a Senior Engineer with the help of additional staff, much as it
would be if we were the Engineer of Record. The Senior
Engineer may be assigned to the Engineer of Records location if
such an arrangement best suits the needs of the project. During
this period of technical design, modeling and analysis work our
President and CEO often continues to attend periodic Progress
Meetings to offer objective consultation and critique as the final
design work proceeds.
IV. Tender Review, Preconstruction Consulting and Coordination
Assistance
A.

V.

If required, ADGI is equipped to offer Tender Review,

Preconstruction Consulting and Coordination Assistance work on
an ongoing basis through the balance of the design and
construction period.

Value Engineering
A. Based on the results of our Peer Review and Design Verification
work, we focus on achieving higher efficiency in the existing
design of the structural systems to reduce costs and construction
time.
B. We identify areas where design improvements can be made and
provide design details as appropriate.
C. We suggest modifications and framing alternates to enhance
further savings.
D. If required, we meet with the Engineer of Record to discuss these
items.
