There is a special gift associated with a 45th anniversary the sapphire.


Its true ... I looked it up. And although it is definitely not a well known fact, amazingly,
its one that is quite appropo for this issue, the first in our anniversary year. Why?
Because, sapphires are known as stones of wisdom and jewels of history, and this
issue includes our annual Outlook for 2016, which is filled with the wisdom and insights
of top luxury real estate experts, many of who have been involved in the high end almost
as long as we have.
So, what did they have to say? Well, just like that great, old, happily
married couple, it was steady as she goes with the luxury market
in the last year. As writer Camilla McLaughlin notes, 2015 will
go down as another stellar year. That has everything to do with
steady growth, significant sales and an overall strong market,
which were just a few of the comments experts offered about
where things stood as we say goodbye to another year.
In an industry as cyclical as real estate, looking back
is a great way to gain perspective and help frame and predict
the future, so within the Outlook we also took a trip to a past
anniversary issue, our 25th. To see what trends started around this
time, and to get insight into some of the expectations for 2016 as
well, turn to the article, found on page 22.
When you discuss luxury and trends, Florida is one of the high-end locales that is a
part of most conversations. There is so much depth to this market, especially from lifestyle and
topography aspects, and so we dedicated a very special section of this issues waterfront focus
to a state where the list of amenities and locations for luxury living is as long as its stunning,

ust the architecture alone would make the villa featured

xpectations are that 2015 will go down as


another stellar year for luxury real estate.
Although the outlook may be bullish, there is
also a growing consensus that the high end is settling
into what some consider a normal market. But normal
doesnt necessarily mean a return to historic sales
patterns, architectural styles or consumer values of
even a few years ago.
Steady growth in the marketplace is what
Anthony Hitt, CEO of Engel & Vlkers North America,
sees. I dont think we are going to see any huge
increase, but I dont expect it to be going in the other
direction at all.
John Brian Losh, LuxuryRealEstate.coms publisher, aptly characterizes the outlook as Go, go, go.
I think this has been a good year in terms of luxury real estate across the board for us, shares Philip
White, president and CEO of Sothebys International
Realty. We have had significant sales really in every
region, and some price points are up significantly more
than others, he says. Aspen, and Colorado in general,
seems really strong. At press time, Sothebys has one
of the highest priced listings in the country, Le Palais
Royale in Hillsboro Beach, Florida, at $159 million.
Even though inventories have been relatively low
for several years, David Cabot, president of Berkshire
Hathaway HomeServices California Realty, says his
company has had an extraordinary year, much better
than 2014, selling over $1 billion in the $5 million-plus
bracket in 2015 alone. California coastal properties
have come back and exceeded pre-recession highs,
with anything on the water selling quickly at very high

prices, he says.
Anne Miller, brand manager for The RE/MAX
Collection, says What Im hearing overall is that
luxury is still a really big adventure for everyone in
the sense that they [RE/MAX agents] feel that its still
a very strong market. I am not seeing any slowing or
anything like that.
Both the overall market and the luxury market
have largely recovered from the Great Recession, says
Kathy Neu, president of the Luxury Homes division of
Keller Williams. Were seeing balanced markets in a lot
of locations and sellers markets in the hottest markets,
where multiple offers are the norm. We expect 2016
to be a year of growth for both the overall market and
the luxury market, though perhaps not quite as strong
as 2015. Our leading indicators are well ahead of last
years pace, which suggests momentum heading into
Quarter 1.
Across the board, the housing recovery is alive
and well, and the industry outlook for the next two to
three years is a positive one, observes Sherry Chris,
president and CEO of Better Homes and Gardens Real
Estate. We expect the same for 2016, driven by a continued influx of international buyers. Throughout the
country, the luxury market has been accelerating.
Strong fundamentals, including an increase in
household formations and a move among Millennials
and renters towards a home purchase (the second step
of the two-stage recovery forecast of several years ago)
are expected to bolster real estate overall. Frank Nothaft,
chief economist at CoreLogic, says 2016 may be the
best year since 2007. His forecast sees home prices

outpacing inflation and increasing by 4 to 5 percent,


compared to a 6-percent increase in 2015.
In the mid- to top-tier price points, Frank Malpica,
senior director of product development and brand
engagement for ERA Franchise Systems, expects
macroeconomic factors such as an improving job
market and the prospect of a rate increase to lead to
higher consumer confidence, which will fuel purchases.
Noting that 2016 represents the sixth year of economic recovery in the U.S. and the fourth year of the
housing recovery, Budge Huskey, president and CEO of
Coldwell Banker Real Estate, also looks to continued
progress in both the general market and luxury. Theres
no reason to believe that were not going to see that as
we move into 2016, albeit it will be at a less accelerated
pace than the last couple of years, which arguably will
be a pace that is more sustainable over the long run
and healthy for real estate in general.
A lot like 2015 is Paul Boomsmas expectation
for the coming year. I dont see the market getting
any hotter, says Boomsma, the president of Luxury
Portfolio International. I think that weve pretty much
gotten back to what has been considered normal for
luxury. When the market was overheated, there was
some scarcity. Then we got into a frenzy, but that really
isnt traditional for a luxury property, and its not true
of most luxury products, he says. Sales within days,
multiple offers within hours of a property hitting the
market, hallmarks of post-recession luxury, are traditionally not the norm for the high end.
Boomsma explains: Historically, when someone
put a top-tier property on the market, the expectation
was that if it sold in a year that was pretty good. Weve
reconditioned ourselves to think that when you put
something on a market, it should have multiple offers
in a week. But most of these properties are unique in
their own right, and the other thing is, the person whos
going to purchase it doesnt need it tomorrow, so theres

not an urgency to purchase.


Although turmoil in some foreign economies
is adding a note of caution to some forecasts,
particularly the high end, many do not foresee
any substantial pause in international buying. We
anticipate a continued influx of international buyers
to U.S. luxury markets, said Gino Blefari, CEO of HSF
Affiliates LLC. Buyers are not only looking for
splendid properties, but better yields on their
investments, as the U.S. offers the security of a
growing economy and stable currency.
Losh believes the perception of the U.S. as a safe
haven for investment is not going to change and owning property in the U.S. will remain the ultimate status
symbol for international buyers, making it the Rolls
Royce of real estate.
High-net-worth individuals in the U.S. continue to
lead the worldwide recovery in wealth. Last year, their
number increased by 8.6 percent to 4.4 million, while
their investable wealth grew by 9.4 percent to $15.2
trillion, according to the latest data from Wealth-X.
Still, Lawrence Yun, chief economist for the
National Association of Realtors, sees the luxury forecast as a bit of a wildcard, which could easily increase
further, or, it begins to retract and retreat somewhat,
because there are two forces at work. Since the affluent
are more than financially capable, Yun says the question then becomes one of confidence. He points to
growing concerns about a global economic slowdown
and corporate profits. Also, simply from the standpoint
of tax planning, the pending presidential election may
place some, especially baby boomers, in a watch-andwait mode.
Cabot says, They are optimistic, but they are
going to wait until after the election. In most cases
they have accumulated equity and a few have paid
their homes off.
Yun cites China as another potential wildcard.

Luxury Turning Points


While the 1980s long have been
touted as the decade of over-the-top
luxury, Paul Boomsma, the president of
Luxury Portfolio International, believes
the real turning point for luxury came a
decade later with the dot-com boom of
the late 1990s. I think that was actually
more pivotal than the 1980s in the
sense that there was a lot of new money
created very quickly for people at a
younger age, and I think it drove a new
space of luxury.
Suddenly, a younger generation
had the means to build and renovate.
Thats when we started to see more
money going into lower Manhattan, for
example, for the first time. And to me
that really changed things. Because
really, in the 1990s, there wasnt a lot
of contemporary. Luxury was still a little
more old school. Even new construction
was built to look like the older estates.
The current generation of buyers is
also looking for something new views,
floor-to-ceiling windows, and lots of
amenities. They dont want to live in their
parents house. You dont want to live in
somewhere that feels like going to visit
grandpa and grandma, Boomsma adds.

TwenTy years ago, when Unique Homes hit the 25-year milestone, the country was in the beginning of a recovery from the last
recession. A look back to this anniversary year shows many of the trends that have shaped real estate recently actually began then.
A good example is Boston, where leading-edge Boomers were just beginning to move back to the city or trade a Chestnut Hill estate
for an apartment in the city and a home on the Cape. Also the last years of the 1990s, according to Unique Homes anniversary issue, saw
moneyed scions from Europe and the Middle East buying real estate for graduate and undergraduate students.
In Chicago, the back-to-the-city move was sparking condo conversions. Manhattan was experiencing the first expansion of luxury with
best addresses extending beyond Park and Fifth avenues to the seventies and eighties.

He explains: I think there will be less buying from


European countries just because of their economic
sluggishness, so now the question is whether the
emerging market is able to pick up the slack, and the
dominant one in the emerging economy is China.
Other areas of concern on the international front
include a potential recession in Canada.
Still, Yun anticipates enough domestic economic
activity to withstand potential global weaknesses. He
looks to home building as a new source of domestic
activity. Also, he says, The Mexican economy is doing
decently and we may actually begin to see more
purchases from Mexico.
Expectations among brokers regarding China
are mixed. Because of the wobbliness of the Chinese
economy, many believe potential buyers who are able
will continue to invest in U.S. real estate, which they see
as a secure, stable investment, while others who have
lost money in the Chinese stock market may not have
the cash to invest. Another obstacle is a limit on the
amount of money that can be taken out of the country.
Already, there are reports of Chinese nationals applying
for mortgages because of this limit.
Miller says its important to understand the China
market may have decreased by a smaller percentage,
but its important not to lose sight of how much has

been gained. They might just be coming back to the


norm, she says.
One noticeable change in buyer attitudes that
is just beginning is, according to Hitt, a shift toward
properties in great locations that have the amenities
and finishes, but in lower price brackets. I think people are actually buying properties to live in them or to
use them more frequently than maybe we were seeing
a few years ago. This is a trend I am hearing from our
agents in New York City and Ive seen a little bit of that
now in Miami as well, he says.
Looking back, Cabot says, There was a period
when people were buying the biggest possible house.
We are seeing a lot more realism today. People are
buying a home they want to live in and that will be a
good investment. This is especially true for downsizing buyers who may be looking for a smaller footprint,
but still want amenities similar to what they had in
their old house. Miller illustrates, They still want this
gorgeous built-out backyard, but it might not be on 20
acres, it might just be on one acre. They still want the
same luxury amenities and they are still willing to pay
a price for that.
At year end, speculation about price bubbles
began to float in the media. While one or two markets
might be in bubble territory, few of the factors that led

to the crash are in place. Lending is still restrictive and


price increases in most locations are based on market
conditions.
Inventories, either a lack or excess of marketable
homes, will continue to influence prices and sales. This
is especially true in cities such as Denver and Atlanta,
which are experiencing a rapidly expanding demand
for upscale properties based on the local economies.
Were at the point of the recovery where were back to
the fundamental drivers of real estate, and there will be
a closer linkage which was typical in the past to
the pace of progress as it relates to the macroeconomic
environment, observes Huskey.
Real estate is cyclical and, as speakers at the
Urban Land Institutes fall conference pointed out, we
are closer to the next recession than we are farther
away from the last one. There was a consensus that the
next downturn would not originate with housing and
would have less of an impact on real estate.
Perhaps the best advice, according to Neu, comes
from Chris Heller, Keller Williams CEO: Even when
you drop from 100 mph to 80 mph, youre still going
really fast! Its also important to remember that a downcycle in real estate does not necessarily mean a recession. All we know for sure about the next shift is that
it will create opportunities.

Atlanta, Georgia This Georgia peach crops up on
many best of lists this year. Sales of $1 million-plus
properties jumped 70 percent year-over-year in the
second quarter, making it a growing luxury location.
All real estate sectors are favorable, making it a target

Cape Cod, Massachusetts The Cape and the islands


are thriving as alternatives to the Hamptons. High-end,
$2 million-plus sales here continued at near record
levels in 2015. Demand is strong, but inventories at
near record levels make for a combo worth watching.
Continued interest from retirement and pre-retirement
buyers should bolster sales. See properties on pages 2,

Charleston, South Carolina One anchor of a long


stretch of prime coastline, Charleston is one of luxurys
gems. With antebellum manses, luxury condos in
historic buildings, and resorts favoring a range of
lifestyles, including boating, sporting preserves, island
living and, of course, golf, the region has something for
everyone. In 2015, overall sales grew 14 percent and
prices 5 percent. A strong local economy, jobs and lots
of out-of-state inquiries make solid prospects for 2016.

Charlottesville, Virginia American luxury was incubated here with the estates of Revolutionary-era glitterati, and American millionaires continue to gravitate

out 2015 with double-digit sales increases.
Delray Beach, Florida Usually laid-back Delray
sparked fireworks in the luxury world, showing significant luxury price growth 11 percent last year. Its
a worthy record, meriting a place on Coldwell Banker
Previews Top 20 list for the first time. For sales of $10
million-plus, Delray outranked Miami and Palm Beach.

Greenwich, Connecticut More than stunning backcountry estates make Greenwich a perennial market
to watch. Ranked as one of the best small towns, this
platinum town about an hour from Manhattan offers
the lifestyle many affluent desire: excellent schools,
both public and private, a thriving arts scene, even a

symphony. Bonuses and corporate earnings influence


sales here, which is another reason why we are keeping
an eye on this market.
Houston, Texas One of the leaders of post-recovery
real estate, Houston sales finally began to show the
effects of the collapse of oil prices in November. Prices
edged down too, the first decline in 45 months. Still
with a three-month supply, the inventory of homes for
sale is slim; 2015 overall has been a good year, with
sales less than 2 percent behind 2014s record.
New York, New York Can New York have too many
trophy properties? Thats the question many are asking at year end. The jury is out on this, but well know
the answer by year-end 2016. Still, other price points
are strong, and updated properties sell fast, leaving a
thin inventory of the kind of properties buyers want.

Lack of a state income tax isnt the only reason

Given Floridians obsession with the oceanfront,


it may come as a surprise to learn that some of the
finest equestrian communities in America are in the
Sunshine State. The Village of Wellington, where bridal
paths trump boardwalks, hosts the largest horse show
in the world, the 12-week-long Winter Equestrian
Festival (WEF), as well as the prestigious Adequan
Global Dressage Festival (AGDF). This years edition of
the WEF offers more than $9 million in prize money for
dressage and show jumping, and almost 8,000 horses
compete in Wellingtons two major festivals.
Michael Stone, president of Equestrian Sport
Productions, which manages both shows, reports,
WEF, in its 37th year, and now AGDF, in its fifth
year, have brought Wellington to the very forefront of
equestrian communities in the United States, noting
their economic impact exceeds $220 million annually.
Wellington is known as the Winter Equestrian Capital
of the World and were proud to be a part of such a
special community, he adds. As home to International
Polo Club Palm Beach, Wellington also hosts the U.S.
Open Polo Championship, attracting players from more
than 20 nations.
Another center of equestrian life is Ocala, a
northern Florida city whose nickname is Horse
Capital of the World. In addition to its storied history
of thoroughbred racehorse breeding and training
the last two Triple Crown winners had ties to this

and sprawling estates priced up to $10 million lining


its fairways.
With more than 150 courses, the numbers favor
Palm Beach County but the southern Gulf Coast
city of Naples has proclaimed itself Golf Capital
of the World. Among the best of its approximately

Waterfronts cachet might be powerful, but planners, such as Carmody, know it takes more than sun and
sand to create a winner in todays market. Authenticity
rooted in a local or regional culture, architecture that
facilitates lifestyle, and a range of amenities and experiences are as much part of waterfronts vision as sun and
sand. For example, The Residences at Seafire in the Caymans just opened, and already its apparent that features
tied directly into a family experience are as important
to potential buyers as a location on Seven Mile Beach.
Not Just Oceanfront
And waterfront isnt necessarily oceanfront.
Instead it could be a lake or river. Palmetto Bluff in
South Carolina includes 32 miles of waterfront, including ponds, lakes, the river, and even a silky beach on a
sandbar revealed when the tide recedes.

properties has been incredibly strong due to the unique

conservation and the desire to preserve natural spaces

developments in the U.S., Mexico and the Caribbean

With new land and condominium developments in Hawaii, inventory is


increasing and the market is looking promising for buyers. By Christine Aebischer

he Hawaiian Islands have long been sought


after for their ideal location, temperate
climate and white-sand beaches, and with a
finite amount of developable land, real estate offerings are notoriously limited. However, with an influx
of new developments on the islands of Maui and Oahu,
specifically in Honolulu, inventories and opportunities
are increasing for buyers.
Honolulu has had a renaissance in the Ala
Moana and Kakaako areas, with more than 20 new
condominium developments coming up over the next
10 years, says Tracy Allen, vice president of Coldwell
Banker Pacific Properties. Factoring in new development sales, both condo and single-family home sales

are up this year, and Allen describes the overall market


as strong.
In Maui, several land listings are being offered for
development, either for an individual homeowner or a
developer. Were seeing a lot more buyer confidence, an
increase in tourism and economic status, a lot of new
construction in the luxury market and new product on
the market, from vacation rentals to custom estates,
says Meghan Clair of Coldwell Banker Island Properties.
With the upsurge in new developments, though,
Allen is seeing an adverse effect on the condominium
resale market, especially in the price range of $1 million and higher. Buyers are opting for the brand-new
projects in lieu of existing inventory, she explains.

In the last year, Clair saw an increase in list and


close prices, and Allen expects property values to continue to increase over time, due to limited land. The
luxury price range spans from about $2 million upwards, with comfortable, single-family, turnkey homes
falling in the $5 million to $10 million range, according
to Clair. As prices increase, buyers gain larger home and
lot sizes, prime beachfront location and top-of-the-line
amenities, such as a pool, gym and guesthouse.
The most in-demand locations continue to
be those offering pristine ocean frontage and sandy
beaches, including Diamond Head, Kahala, Portlock,
Kailua, Lanikai, the North Shore, Big Beach and
Keawakapu Beach in Wailea. The local market is a key
driving force in Honolulus luxury market, according
to Allen, with local buyers opting for custom, singlefamily homes.
Offshore buyers tend to prefer luxury condominiums, due to their easy maintenance and security.
Asian and Canadian buyers play a large role in the international market, according to Clair, and are usually
seeking a second home. Hawaii is the epicenter of the
Pacific Ocean, making it easily accessible from the east
and west, shares Clair. Youre not just buying a home,
youre buying a lifestyle, and this will continue to drive
the market in a positive way.

Ranch is a legacy recreational ranch

Pending sales, quantity sold and total volume sold
have been on a steady rise, quarter after quarter.
Park Citys access to an international airport always
has been attractive to international buyers, and the citys
major feeder markets are buyers from California, Texas,
Florida, New York and Chicago. You can hop on a plane
and ski the same day, says Watkins.

Park City, Utah has always been known as a ski


destination, but it is rapidly becoming known as a summer
resort. Its a great place to be. Its a beautiful city, high
up in the mountains and its a winter wonderland, shares
Kristina Watkins of Summit Sothebys International Realty.
According to Watkins, there has been steady
growth over the past five years, however it is a highly
fragmented market. Some areas are on fire with multiple
offers and highly energized buyers. Other areas are
holding steady without dramatic price changes. Some
neighborhoods are buyers markets, and others are
sellers.
The median sales price for a single-family home
within the Park City limits is $1.4 million, which is up

George Harvey of The Harvey Team reports the


Telluride market is up slightly over past years and
notes the shortage of inventory is responsible.
Today, developers and bankers arent quite
ready to put money up for new condos and homes,
and [when new construction] goes up, there is a
15-to-24-month development time. I think these factors
combine to create a shortage of inventory and an
upward push on properties, which is great for existing
sellers, says Harvey.
The luxury price range is about $900 to $1,000

Aspen
The market is strong, prices are up and inventory is down, reports Ben Roos of Aspen Snowmass
Sothebys International Realty.
Known worldwide for its skiing on four mountains,
Aspen also offers biking, hiking, fishing and offers cultural amenities including the Aspen Institute, Aspen
Center for Physics and a music festival.
The medium range for single-family homes is
$5.75 million according to Roos, while Carrie Wells of
Coldwell Banker Mason Morse Real Estate reports that
downtown penthouses are listed from $10 million to
$20 million.
We have seen an uptick in the average price for
a single-family home of 17 percent, states Wells.

Aspen

Realtors in Colorados ski markets are expecting increased buyer confidence


to further boost interest in new ski development projects.

Those prices are within 90 percent of the peak in
2006-2007, shares Harvey.
Harvey reports the largest segment of buyers
hail from Texas, and other markets include Florida,
New York, Southern California, Chicago and Denver.
Buyers from New Zealand, Singapore, Australia, South
America and Canada are also drawn to Telluride for
its beauty.
Harvey believes the biggest demand for the next
year or two will be people purchasing older homes
and remodeling them. He also expects to see more
development projects in the coming year.

Vail
Due to new projects being built, great ski conditions and visitors falling in love with the area, Michael
Slevin of Berkshire Hathaway HomeServices Colorado
Properties reports the Vail market has come back quite
strong since the recession.
Over the course of the last few years, the market
has seen increases in unit sales and dollar volume.
This has bumped up some price points with new construction, and folks are gravitating to new and remodeled homes that are move-in ready, shares Slevin.
The luxury prices range from $5 million to $20 million, with premium prices for properties on ski mountains with direct access. In Beaver Creek, buyers get
the same caliber home, but with a lower price point.
Slevin states there is more confidence in the
market with the return of development projects, and
the local job market is strong. He is positive about the
current market trends.

Accidentally, With Purpose


Debbi DiMaggio finds herself in demand as an expert dedicated
to helping new agents thrive and collaborate.

ealtor. Author. Speaker. Philanthropist. This


is not a snapshot of Debbi DiMaggios past
resume; rather, its only an abbreviated list
of her current endeavors. When asked how
she embarked on these paths, she answers the
same way each time, sounding surprised by her
own answer. I discover everything kind of by
accident, she laughs. Whether talking about
how she became a Realtor after several brief
stints in vastly different realms, such as working
for the U.S. Supreme Court and at a magazine,
or describing her love of SoulCycle, its clear that
DiMaggio turns each of her accidental pursuits
into a passion.
DiMaggio and husband/partner Adam
Betta have grown their Bay Area luxury real estate
firm, Highland Partners, from just seven agents
in one office in 2009 to more than 80 agents in
two offices (Piedmont and Montclair Village,
California) today. Along the way, they have
discovered and cultivated their personal niches
Adam is the managing broker, while Debbi is
marketing director and have grown dedicated
to helping new agents navigate high-end markets.

I like helping other Realtors. I find that


really enjoyable and fulfilling, DiMaggio says. I
recently had a conference call with a brand-new
agent in Palm Springs. He follows my blog and
just reached out to talk to me about the industry. She and Adam stress several key points to
young agents within their own team and beyond,
including the importance of creating structure
within their day and engaging face-to-face with
co-agents and clients. This is a relationship business. You need to build trust and confidence with
your clients from the beginning; you cant hide
behind the Internet and social media, she says.
The client-focused business practices
upon which the pair successfully grew Highland
Partners (they turned a recent Piedmont listing
at $899,000 into a sale at $1.27 million) have
resulted in the creation of a vast personal brand
for DiMaggio, encompassing philanthropy, book
writing, and speaking engagements nationwide
at events such as Inman Luxury Connect 2015.
She embarked somewhat casually on her first
foray into writing (a stunning coffee table book
called Contained Beauty) as a side project when
her first child left for college. The project helped
her to network with professional photographers
worldwide and resulted in subsequent deals. She
and Adam co-authored The Art of Real Estate,
published last year; her most recent book, Real
Estate Rules!, will be published early in 2016 as
part of the Rules! book series by Brigantine
Media.
As her multi-faceted career progresses by

leaps and bounds, DiMaggio maintains a downto-earth demeanor, a genuine desire to continue
learning and innovating, and a professional outlook in which she views everyone as a potential
collaborator. These characteristics will bode
essential in the future as she hopes to delve into
the Los Angeles luxury market. Communication
and being kind are key in this industry. Adam will
answer questions from agents from other offices,
and I always offer to help and share, she says. It
is so important that all luxury agents work
together as a team. Were not competitors.
