SPECIAL POWER OF ATTORNEY

Know all men by these presents:

I, Gabriel Justine T. Ramos, of legal age, hereby name, appoint and constitute Mr. Erick John
Rae Laygo, also of legal age, to be my true and lawful attorney, to act on my behalf and in my
name, to execute and perform all or any of the following acts, deeds, matters and things, on my
behalf, to wit:
To sell, offer for sale, and come to an agreement as to the purchase price and thereafter to
sign in my stead and in my name and receive payment from said sale of my real property
located in 1604 Ongpin Street Binondo, Manila City, Philippines having a lot area of 418
square meters lawfully registered under my name.
Hereby giving and granting unto my said attorney-in-fact full powers and authority to do and
perform all and any act requisite or necessary to carry out into effect the foregoing powers, as
fully to all intents and purposes as I might or could lawfully do if I were personally present, with
full power of substitution, and hereby ratifying and confirming all that my said attorney-in-fact
or his substitute shall lawfully do or cause to be done by virtue thereof. Moreover, I hereby
preclude my attorney-in-fact to revoke the sale once it has been perfected.
