VULCANS LAKEFRONT PROJECT, SOUTH LAKE UNION

REAL ESTATE FACT SHEET

Vulcans Lakefront project consists of four 6-story mid-rise buildings


totaling approximately 621,000 square feet of new office and retail space in
South Lake Union. The project also includes 151 units of market rate rental
apartments. Below-grade parking is provided at approximately 1 space per
1,000 square feet.

The proposed buildings are located on two of the Lakefront Blocks


between Mercer and Valley Streets and Terry and Fairview Avenues N.
Includes buildings on the west and east sides of Boren Avenue N. and the
west side of Fairview Avenue N.
As a transit-oriented development, the project is situated on the South
Lake Union line of the Seattle Streetcar in close proximity to both the Terry
& Mercer and Lake Union Park streetcar stops.

TIMELINE

The project is scheduled to start construction by 2017 and completion is


slated for 2019. Google will lease all of the office space with lease terms
ranging from 14 years to 16 years.

RETAIL
AMENITIES

The buildings will include approximately 14,000 square feet of retail space
along Valley Street and Terry Avenue N, complementing the growing retail
amenities already in the neighborhood. The retail space will be leased out
and managed by Vulcan.

APARTMENT
COMPONENT

The 151 apartment units will be located in two 8 to 9 story structures sitting
atop the Google offices at the corner Boren and Valley and the corner of
Terry and Mercer. They will feature:

Unobstructed views of Lake Union, city skyline, Space Needle


Rooftop deck, fitness center, community room
Condo finishes including engineered wood flooring and quartz
countertops

The apartments will be leased out and managed by Vulcan.

SUSTAINABLE
BUILDINGS

The project will be developed as eco-friendly, targeting LEED Gold


certification and Salmon-Safe accreditation.

INCENTIVE
ZONING FEES

Vulcan will also contribute approximately $4.3 million in incentive zoning


fees for affordable housing and daycare.
