RESIDENTisassignedasingleparkingarea/spaceonOWNER'Sproperty.Theparking
area/spaceshallbeusedexclusivelyforparkingofpassengerautomobiles.RESIDENTisherebyassignedor
permittedtoparkonlyinthefollowingareaorspace____________________________.Theparkingfeeforthis

9.
NOISE:
RESIDENTagreesnottocauseorallowanynoiseoractivityonthepremiseswhichmightdisturbthe
peaceandquietofanotherRESIDENTand/orneighbor.Saidnoiseand/oractivityshallbeabreachofthis
agreement.

10.
DESTRUCTIONOFPREMISES:
Ifthepremisesbecometotallyorpartiallydestroyedduringthetermofthis
AgreementsothatRESIDENT'Suseisseriouslyimpaired,OWNERorRESIDENTmayterminatethisAgreement

immediatelyuponthreedaywrittennoticetotheother.

11.
CONDITIONOFPREMISES:
RESIDENTacknowledgesthathe/shehasexaminedthepremisesandthatsaid
premises,allfurnishings,fixtures,furniture,plumbing,heating,electricalfacilities,allitemslistedontheattached
propertyconditionchecklist,ifany,and/orallotheritemsprovidedbyOWNERareallclean,andingoodsatisfactory
conditionexceptasmaybeindicatedelsewhereinthisAgreement.RESIDENTagreestokeepthepremisesandall
itemsingoodorderandgoodconditionandtoimmediatelypayforcoststorepairand/orreplaceanyportionofthe
abovedamagedbyRESIDENT,hisguestsand/orinvitees,exceptasprovidedbylaw.Attheterminationofthis
Agreement,allofaboveitemsinthisprovisionshallbereturnedtoOWNERincleanandgoodconditionexceptfor
reasonablewearandtearandthepremisesshallbefreeofallpersonalpropertyandtrashnotbelongingtoOWNER.
Itisagreedthatalldirt,holes,tears,burns,andstainsofanysizeoramountinthecarpets,drapes,walls,fixtures,
and/oranyotherpartofthepremises,donotconstitutereasonablewearandtear.

12.
ALTERATIONS:
RESIDENTshallnotpaint,wallpaper,alterorredecorate,changeorinstalllocks,install
antennaorotherequipment,screws,fasteningdevices,largenails,oradhesivematerials,placesigns,displays,or
otherexhibits,onorinanyportionofthepremiseswithoutthewrittenconsentoftheOWNERexceptasmaybe
providedbylaw.

13:
PROPERTYMAINTENANCE:
RESIDENTshalldepositallgarbageandwasteinacleanandsanitarymanner
intotheproperreceptaclesandshallcooperateinkeepingthegarbageareaneatandclean.RESIDENTshallbe
responsiblefordisposingofitemsofsuchsizeandnatureasarenotnormallyacceptablebythegarbagehauler.
RESIDENTshallberesponsibleforkeepingthekitchenandbathroomdrainsfreeofthingsthatmaytendtocause
cloggingofthedrains.RESIDENTshallpayforthecleaningoutofanyplumbingfixturethatmayneedtobecleared
ofstoppageandfortheexpenseordamagecausedbystoppingofwastepipesoroverflowfrombathtubs,wash
basins,orsinks.

14.
HOUSERULES:
RESIDENTshallcomplywithallhouserulesasstatedonseparateaddendum,butwhichare
deemedpartofthisrentalagreement,andaviolationofanyofthehouserulesisconsideredabreachofthis
agreement.

15.
CHANGEOFTERMS:
ThetermsandconditionsofthisagreementaresubjecttofuturechangebyOWNER
aftertheexpirationoftheagreedleaseperiodupon30daywrittennoticesettingforthsuchchangeanddeliveredto
RESIDENT.AnychangesaresubjecttolawsinexistenceatthetimeoftheNoticeofChangeOfTerms.

16.
POSSESSION:
IfOWNERisunabletodeliverpossessionoftheresidencetoRESIDENTSontheagreeddate,
becauseofthelossordestructionoftheresidenceorbecauseofthefailureofthepriorresidentstovacateorforany
otherreason,theRESIDENTand/orOWNERmayimmediatelycancelandterminatethisagreementuponwritten
noticetotheotherpartyattheirlastknownaddress,whereuponneitherpartyshallhaveliabilitytotheother,andany
sumspaidunderthisAgreementshallberefundedinfull.Ifneitherpartycancels,thisAgreementshallbeprorated
andbeginonthedateofactualpossession.

17.
INSURANCE:
RESIDENTacknowledgesthatOWNERSinsurancedoesnotcoverpersonalpropertydamage
causedbyfire,theft,rain,war,actsofGod,actsofothers,and/oranyothercauses,norshallOWNERbeheldliable
forsuchlosses.RESIDENTisherebyadvisedtoobtainhisowninsurancepolicytocoveranypersonallosses.

18.
RIGHTOFENTRYANDINSPECTION:
OWNERmayenter,inspect,and/orrepairthepremisesatanytime
incaseofemergencyorsuspectedabandonment.OWNERshallgive24hoursadvancenoticeandmayenterforthe
purposeofshowingthepremisesduringnormalbusinesshourstoprospectiverenters,buyers,lenders,forsmoke
alarminspections,and/orfornormalinspectionsandrepairs.OWNERispermittedtomakeallalterations,repairsand
maintenancethatinOWNER'Sjudgmentisnecessarytoperform.

19.
ASSIGNMENT:
RESIDENTagreesnottotransfer,assignorsubletthepremisesoranypartthereof.

20.
PARTIALINVALIDITY:
NothingcontainedinthisAgreementshallbeconstruedaswaivinganyofthe
OWNER'SorRESIDENT'Srightsunderthelaw.IfanypartofthisAgreementshallbeinconflictwiththelaw,that
partshallbevoidtotheextentthatitisinconflict,butshallnotinvalidatethisAgreementnorshallitaffectthe
validityorenforceabilityofanyotherprovisionofthisAgreement.

21.
NOWAIVER:
OWNER'SacceptanceofrentwithknowledgeofanydefaultbyRESIDENTorwaiverby

OWNERofanybreachofanytermofthisAgreementshallnotconstituteawaiverofsubsequentbreaches.Failureto
requirecomplianceortoexerciseanyrightshallnotbeconstitutedasawaiverbyOWNERofsaidterm,condition,
and/orright,andshallnotaffectthevalidityorenforceabilityofanyprovisionofthisAgreement.

22.
ATTORNEYFEES:
IfanylegalactionorproceedingsbebroughtbyeitherpartyofthisAgreement,the
prevailingpartyshallbereimbursedforallreasonableattorney'sfeesandcostsinadditiontootherdamages
awarded.

23.
REPORTTOCREDIT/TENANTAGENCIES:
Youareherebynotifiedthatanonpayment,latepaymentor
breachofanyofthetermsofthisrentalagreementmaybesubmitted/reportedtoacreditand/ortenantreporting
agency,andmaycreateanegativecreditrecordonyourcreditreport.

24.
NOTICES:
AllnoticestoRESIDENTshallbeservedatRESIDENT'SpremisesandallnoticestoOWNERshall
beservedat

INVENTORY:
Thepremisescontainsthefollowingitems,thattheRESIDENTmayuse.

TheundersignedRESIDENThasreadandunderstandsthisAgreementand
