New Resident Checklist:


 Contact Information: Provide the Board with the full names and contact information
(name, phone numbers, email addresses and emergency contacts) for each resident.
Include names, ages and, if applicable, the available contact information of minor children
who will occupy the Unit.

 HOA Fee Payment Arrangements: New Owners are responsible for contacting the
Association’s financial management company, Heritage Property Management Services,
Inc., to set up HOA dues payments. Our contact at Heritage is:

 Moving Arrangements: Contact a Member of the Board (see attached Board contact list)
to make move-in arrangements. The current Board member responsible for managing
moves is Dave Crutcher. Please note that there is a non-refundable $150 move-in charge
due in advance of the move and moves must be scheduled two (2) weeks in advance.
Moves requested with less than 2 weeks advance notice must be approved by the Board
and will result in an additional expediting fee of $100. Please note that the resident moving
in and the Unit Owner are jointly and severally liable for any damage, theft or other loss
caused by the resident/owner and their movers, guests, contractors or other invitees. It is
incumbent upon the owners and residents making the move to ensure that the outer doors
are protected at all times and that any movers, guests or other invitees are supervised at all
times and follow the rules and regulations of the Lofts Association.

 Orientation: Familiarize yourself with the Orientation Materials, Rules and Regulations,
and other information that you are provided. We recommend that you accept the Board’s
invitation to take an orientation tour of the Property to get familiar with various details of life
at the Lofts. Any Board member can arrange the tour for you.

 Door Locks / Spare Key: Decide whether you are going to change the door lock to the
Unit. Regardless, provide the Board with a spare copy of your door key, as required by §17
of the Declaration.

 Parking: Familiarize yourself with the designated parking space(s) for your unit as all
spaces are deeded and reserved for that unit owner/resident. Review the parking rules to
ensure compliance. You must obtain any parking passes and remote openers from the prior
Owner at closing or at some other time you arrange with the selling Owner.
