Roommate Agreement

This is an agreement between XXXXX and YYYYY for roommate accommodations in

the house belonging to YYYYY. The property is located at ____________________
_____________________. These are the conditions of that agreement:
1. This agreement may be terminated by either party by giving 30 days notice to the
other party. Upon termination, XXXXX will have that 30 day period following
notice to vacate the premises.
2. Any illegal activity including drug use is grounds for immediate termination of
this agreement and eviction from the premises.
3. YYYYY will be responsible for paying the mortgage, property taxes,
homeowner’s insurance, electric bills, water bills, gas bills, the basic telephone
bill and for any needed repairs to the house.
4. XXXXX will be responsible for paying YYYYY $000 a month as his share plus
the cost of any long-distance phone calls he makes on the house phone. This rate
is for single occupancy of the room.
5. Move-in costs are first and last month’s rent plus $000 damage deposit. Damage
deposit is refundable at the termination of the agreement. Damage deposit will be
held by YYYYY in a non-interest-bearing account and will not be used for any
expenses.
6. XXXXX will have kitchen privileges, pool privileges and laundry privileges.
7. YYYYY is responsible for the care of her pets and, if XXXXX adds any pets to
the household, he will be responsible for their care.
8. Overnight guests are allowed no more often than one night a week unless a
special agreement is made. Children may stay up to one week a month without a
special agreement. The other party must be informed prior to bringing in
overnight guests.
9. Both parties will be responsible for keeping their rooms reasonably neat and
cleaning up after themselves in the common areas. YYYYY will pay for once a
month professional house cleaning services.
10. Both parties will be responsible for keeping each other informed of their normal
schedule and of any unusual changes to that schedule (such as leaving for a
week’s vacation). This is for the safety of all members of the household.
