1.0 INTRODUCTION

1.1 Project Goal & Justification

The purpose of this project is to develop a state of the art luxurious hotel in Nakuru Town.
The 100 room deluxe to be called MARION’S REGENT HOTEL NAKURU will be
located at the heart of Nakuru business government and tourism district. It will offer a full
range of meeting facilities as well as communication and business center, restaurant and
recreation facilities.
The Rise of Nakuru town as the fastest growing town in the country and in Africa, its
lucrative and cheap tourism attractions and destinations has made it a preferred destination to
many domestic and international tourists. Currently the available Bed spaces in Nakuru are
less than the demand. To take advantage of this development and in line with its 10year
strategic expansion plan Marion’s Regent group of Hotels will use this facility to increase its
share in the market by increasing its Bed capacity to 800 collectively in all its properties.

1.2 PROJECT STATEMENT

To construct a 100 room deluxe Hotel, at a cost of Kenya Ksh 1b in two years starting 25 th
Aug 2011 and 25th Aug 2013.

3.0 SCOPE DEFINITION

This project is a pre-requisite to opening and operation of The Hotel’s Services in Nakuru
town. The project scope is limited to Construction of The hotel facility to the required
standards as envisioned by the client. The building is supposed to meet the Hotel’s Group
quality standards expectation and design requirements. The scope will include: Getting
approvals, construction work, budgeting, Project review and control and quality assurance.

The project will not include: management if Hotel operations or recruitment and training of
hotel staff prior to opening.

4.0 PROJECT MILESTONES

The following are the project’s high-level milestones and the target dates for their
completion. High-level milestones are the key ‘how are we doing’ thresholds of the project
against which project progress can be measured.

5.0 ASSUMPTIONS, CONSTRAINTS AND DEPENDENCIES

Assumptions

The following factors are assumed

 Availability and willingness of financier- due to the massive nature of finances


needed in this project to move. It is assumed that the financier is willing and able to
disburse finances as they are needed in the budget
 Inflation- The current rates of forex exchange will stay stable i.e at 85 ksh per dollar
to facilitate import of the much needed items to bring the Hotel to world standards.
The current prices of construction will stay stable
 Political stability- That in the next general election 2012 will be peacefull and stable.
especially the North Rift
 Weather- weather will be suitable and conducive most of the year round, it is
expected to be wet only in the wet season when the foundation laying will be done

Dependencies

 Finance – The project will largely be dependent on the timely availability of finances
 Approval of Licenses- The project will be dependent on approval of various needed
licenses’
