Tis alternative building method seems just too simple.
A worker digs soil using a Bobcat loader and dumps it
into a trailer-mounted Earth Press machine. Each minute,
four or fve blocks of compressed earth pop out. A roller
conveyer takes them right to the spot where workers are
stacking them to build a wall.
In June, architect and contractor Ed Boniface, Boniface
+ Associates, marveled at the process as a ranch house he
designed went up near Puerto de Luna, about 15 miles
south of Santa Rosa.
Neither rebar nor mortar was necessary. When the earth
is compressed with the hydraulic press in the machine, the
moisture on the surface facilitates adherance, he said. Tis
thing puts out 2,400 blocks in a day. Tese guys are laying
up walls as fast as they can. Its absolutely stunning.
I was terrifed at frst at this idea of just stacking stuf
up, but I contacted the State Construction Industries Divi-
sion and the more research I did, the better it all looked.
Te walls are now complete and Bonifaces crew is at
work on all of the other elements of the 5,300-square-foot
ranch house for the clients from Germany. Te owner is
Michael Behrens, a physicist and businessman who did
research and discovered the technology of compressed-
earth blocks, or CEBs. Te company that produces the
Earth Press machines is Adobe International Inc., located
in Milan, west of Albuquerque.
Te CEBs are very dense, and heavier than adobe.
People talk about adobe as being very environmentally
friendly, green, but you have to get the right mix, mix it
up, then theres the backbreaking labor of setting it in the
wooden molds on the ground, then fipping the bricks,
then turning them on edge, then you have to pile them on
palettes and drive them to the job site.
Also, with adobe youre limited in how many courses
you can do in a day, because the weight can squish out
mortar and you need to let it dry.
Te Earth Press machine delivers the blocks each one
8 x 12 x 4 inches near the wall being built, and you can
move the machine to follow the wallmaking process. Te
exterior walls for the ranch house are 20 inches thick and
the interior walls are 12 inches.
In the typical CEB building, once the the walls are
complete, a steel-reinforced concrete bond beam is poured
around the wall tops to add strength and anchor the roof
structure. Channels for wiring and plumbing are cut into
the walls, then nylon or wire mesh is nailed onto the walls
prior to stuccoing outside and plastering inside.
Like adobe bricks, compressed-earth blocks provide
great thermal mass but little insulation value. CID requires
that we add insulation and well do sprayed-foam insula-
tion on the exterior, Boniface said. One thing that makes
me sleep better is that when you spray foam, it also helps to
tie the wall together, plus it tightens up the house. Tis will
be pretty air-tight.
CEBs ofers building-design possibilities similar to what
you have working with adobe. And of course both strate-
gies use earth as the raw material. Te head guy in the
Native American crew for the ranch house project looked
around and about 20 feet away from the house site, he said,
Tis dirt will be fne. I had this vision that we would have
to mix diferent kinds of earth, but that was it.
Henry Elkins, founder of Adobe International, said his
company has worked in Africa and South America, as well
as in the United States, and the local dirt has always been
adequate. It requires a good clay content and about 10
percent moisture, he said. When the dirt is frst dug, a lot
of times its pretty close to what we need. If its a little dry,
well sprinkle the dirt with water.
Adobe International was established in 1980. Its resum
includes a sale of 10 Earth Press machines to the govern-
ment of Panama for afordable housing. People in Zacate-
cas, Mexico, built 500 homes over four years, using four of
the machines. And in Mali, Adobe International machines
are being used to build schoolhouses.
Boniface is already
planning a second CEB
project: a home in Tesuque.

in his work as a contrac-
tor, he will have to decide
which of the three Earth
Press models to purchase.

ute. Purchasing an Earth
Press sounded like a good idea to the new owners of Creek
Ranch on the Pecos River. Tat way, anytime they want
to add an outbuilding, they can just get a three-man crew
together and fre it up.
For Boniface, the best part of the Creek Ranch project
came afer the walls had all been raised. Te Germans had
a richtfest on June 30. In Germany, the entire community
shows up when the last beam is in place and they tack an
evergreen on top and they have a richtfest with food and
drink and the architect is supposed to talk, thanking the
owner for providing work for him and all the workers, and
thanking the workers for what they have done.
It was so much fun. Tere were probably 150 people
there sharing in this almost religious experience. Were so
used to slamming houses up and moving on, but this was
all about family and community.

athematics is like spinach. Even if you dont love it,
its good for you. Math helped Karen Klavuhn win
a $1,300 Honorable Mention award in the 2012 National
Kitchen and Bath Association (NKBA) and GE Appliances
Charette Competition.
Klavuhn participated in the charette at Santa Fe Com-
munity College, where she is pursuing an associate degree
in interior design, and a kitchen and bath certifcate. She
learned about this competition from Joanne Burns, her
instructor.
Burns, who earned her degree in interior design at
Michigan State University, teaches beginning and advanced
kitchen and bath classes at SFCC. She also takes students
on a feld trip to the annual Kitchen and Bath Industry
Show, most recently held in Chicago. Tere they view some
600 vendors of kitchen and bath products and learn about
the newest choices in cabinets, countertops, plumbing
fxtures, and appliances.
Tis charette competition simulates the students CKD
[certifed kitchen designer] exams, Burns said. Te stu-
dents are given three hours. Its all hand-drafing. Teyre
given a choice of two appliance packages, a profle of the
client [in this case a married couple with a 14-year-old
daughter], and the foor space with windows and doors.
Tey have to design a kitchen that would meet their needs.
More than 390 students from 31 colleges around the U.S.
participated in the charette. Klavuhn and two other SFCC
students Ambree Krueger and Kerry McDonald were
among the 81 fnalists, each of whom received a $50 award.
Klavuhn was one of fve Honorable Mention winners in
America. She is attending the community college following
a career as a math and science teacher. So how did math
help her in the design charette, exactly?
Well, they give you the basic outline of the room and
you have to do all the square-foot measurements, then you
have to fgure out the dimensions and placement of the
cabinets and refrigerator and everything else, she said.
Interior design will be a second career.
Ive always sort of done this on my own, transforming
spaces in remodels for myself and for others. Its time to get
paid for it, I guess.

When national mortgage companies
are placing television ads on every chan-
nel and in every timeslot, even during
Sponge Bob Squarepants, you can tell that
the lending industry is experiencing some
tough competition. Most of these compa-
nies promise easy, hassle-free transactions
that save you money. Sounds great, right?
But does it really work that way? From
our experience as Realtors, there are some
things you need to know about online and
out-of-state lenders.
Santa Fe is unlike anywhere else and
none of us would want it any other way.
When choosing a mortgage broker,
choose a Local. Tey are one of us and
understand life in the City Diferent. Tey
can be independent brokers or work for a
national bank; just make sure their boots
are on the ground here in Santa Fe. Te
smoothest transactions happen when you
can talk to your lender across a desk, not
across the continent. As for saving money,
we have seen many buyers pay more for
closing costs than they would have if they
stayed with a local lender.
What makes our city diferent? Well for
a start, we have million-dollar homes of
dirt roads and mobile homes that sell for
almost $200,000. You just dont fnd that
in New Jersey. We have seen out-of-state
lenders question appraisals and hold up
transactions even on the day of closing.
Worse, we had a Nevada lender hold a
transaction up for weeks and then bail
out because they determined the risk was
too high. Tings can get tied up with a
local lender too, but the real bugaboo is
that when things start getting tough, your
out-of-state lender cant be reached on
the phone. Tey dont return your calls
and they just cant be found. Tats when
tempers start to fare and everyone goes
crazy.
New Mexico is known as a wet state
and what that means in this: local lenders
must table fund. In other words, the mon-
ey must be at the title company before a
closing can occur. But this requirement
does not extend to those lenders coming
in from out of state. Buyers must sign
an afdavit stating that they are closing
without the lenders funds. So everyone is
lef wondering when will the money get
here? We have witnessed a transaction
with a lender out of California. All parties
closed as scheduled and the paperwork
was faxed to the lender and we waited.
And we waited and waited and waited.
Te transaction took almost two weeks to
fund! Since a buyer usually cannot move
into the house until it funds, guess whos
putting their belongings in storage and
checking into the motel? And what of the
seller who has already moved out and
is ready to move on? Te limbo created
by lenders at this time creates hardship,
stress, worry, and possible litigation that
could all possibly have been avoided if a
local lender were on the job.
So if youre working with an out-of-
state lender, it may be time to say Bueno
Bye and call a broker in town. Local
lenders earn our respect because they
return their phone calls, they roll up their
sleeves in the eleventh hour and most
importantly, they are a part of the fabric
of our great community. Out-of-state
lenders see you as a number on a fle and
you cant just walk over to their ofce
and get some answers. We would rather
see our lender at a soccer game than on a
television commercial. Hopefully, you will
too. So go local, not loco!

Te kitchen, ofen referred to as the
heart of the home, is a place to prepare
and cook food and, depending on the
size, can be used to entertain guests and
to eat. Everyone has his or her own idea of
the perfect kitchen. In the kitchen we not
only prepare and consume food, we watch
television, use computers, spend free
time, get creative, and enjoy family and
friends. Kitchens have evolved over time
and now must accommodate interpreting
these new habits. Te design response to
the individual and changing needs drives
the design of the kitchen.
In the homes of ancient Greece, this
room was a central open-air patio; it was
not until around 1800 that the stove,
enclosing fre completely, made cooking
indoors possible. As technology advances,
so do kitchens design and efciency. Te
introduction of the kitchen island has lent
more fexibility to the positioning of the
kitchen cabinets and the kitchen sink, and
helped make open-plan kitchens and din-
ing rooms a reality.
Walls that once separated the kitchen
from the rest of the house are coming
down! Open-concept kitchens are bigger
than ever. Kitchens are projecting into
great rooms where we spend our time.
Appliances are smarter and more versatile
than ever. Some appliances that I have
utilized in my designs lately have been
refrigerator and freezer modules from
Termador, refrigeration drawers and
microwave drawers that ft under the
counter, very convenient!
Cabinetry is morphing as well as the
appliances, becoming more aesthetically
pleasing than ever before, not to mention
the storage and organizational capacity
with more emphasis on horizontal space
with drawers that glide smoothly open
and close sofly.
It doesnt end there new materials for
countertops, backsplashes and foors are
infuencing expressive kitchens. Appar-
ently the consumer of today is breaking
out of the box as well, and manufacturers
of all things kitchen are working to fll
this demand. Just wait to see the White
Ice appliances from Whirlpool coming
soon
Always remember: If youre alone in
the kitchen and you drop the lamb, you

A stunner on the Eastside

Tis beautiful house on Santa Fes historic Eastside is nestled in a garden glory, the
many species of plants nourished by water from the Acequia Madre and from a well on the
property. Mature trees ofer sanctuaries of shade, and many also provide a bounty of fruit
there are at least four varieties of pear trees as well as apple, plum, quince, and apricot.
Architect/builder Kate Chapman bought this lot from Mrs. J.P. Victory in the mid-1920s
and built what originally was a one-bedroom house. In 1936 Dr. Victor Berchtold bought
the house; when he died in 1997, the current owners bought it from his widow.
Tere were substantial additions in 1950 and 1998, the latter done in consultation with
architect David Gibbons and builder Fritz Staver. Today the home is 3,808 square feet with
four bedrooms and fve bathrooms.
Te interior of the Spanish-Pueblo Revival home boasts brick and wood foors and hard-
troweled plaster walls. Te house is heated by an in-foor radiant system; the controls, and
the furnace, are in a small basement.
Te charming living room (which was the bedroom in the original house) has a planks-
on-vigas ceiling, a classic-design freplace, and distinctive folding shutters with herring-
bone-carved panels below and, above, glass-light panels in a variety of shapes.
Equipment in the kitchen includes a 6-burner Garland cooktop/oven, and a host of
white-painted wood cabinets lends a comfortable feeling of country simplicity. A big island
holds double stainless-steel sinks and a wood worktop.
One of the many special features in the house at 350 Delgado Street is a little, painted
window illuminated by a light within. Te painting is attributed to Willard Clark, who was
Berchtolds brother-in-law. Te window used to be from the bathroom opening onto a por-
tal that was later enclosed. Another artists touch is visible in the master bedroom. Tere,
the kiva freplace overmantle bears a fresco by Olive Rush.
A door leading out to a leafy portal has a singular pointed top a Kate Chapman trade-
mark and this one has, in place of a postigo (speakeasy), a cluster of circular cutouts for
peeks without/within.
In the master bathroom is a splendid, deep bathtub; an alacena (inset wall cupboard) for
storage, two basins set in a slab of dark-green marble, and a kiva freplace.
Te three other bedrooms are all en suite. Tis is very special, with an amazing location
and a big lot [almost 0.8 acres], said Realtor K.C. Martin. You rarely see a four-bedroom
house in this area and the fact that the owners did bathrooms of of every bedroom is
wonderful. Its a real family home.
A large portal is just outside French doors from the kitchen and dining room. Beyond
the brick-paved portal is a luxurious lawn area bordered by expertly tended plants. Flag-
stone walkways here and in the other landscaped areas around the house meander among
plantings of Clematis, iris, roses, hollyhocks, purple conefowers, larkspur, Japanese tree
peonies, and chest-high, purple-fowered Nepeta sibirica. Teres also a tomato patch and
two work sheds.
Te Delgado Street property is zoned RC8 (Residential Compound District). Martin,
with Sothebys International Realty, has it listed for $2,425,000.

Thinking Like Water | Ed Crocker
Moisture problems originating below the surface and
affecting the base of walls are among the most common problems we encounter
in Santa Fe homes. Even in newer homes, waterproofng materials may have been
applied incorrectly or missing altogether.
Adding to the dangers is that as years of dirt and debris gather at wall bases, the
grade around buildings gradually changes. Instead of water draining away, buildings
are left in a crater, surrounded by a moat.
Some of the more popular high-tech solutions we have developed for retarding
the fow of moisture into wall bases rely upon a variety of synthetic materials known
generically as geo-drains. When used correctly, these porous fabrics are used to
trap water and carry it away. There is no limit to how these materials can be used;
it only takes thinking like water to concoct them.
For example, in the shallow, tight soils typical of canyon areas around Santa Fe,
moisture is retained almost indefnitely, and a system must be designed to carry
the water offsite. A 16 deep trench is dug along the base of the wall; geodrain
material is laid facing away from the wall, with its edge inserted into a continuously
slotted 4 PVC pipe. Trapped water drains into the pipe, which is sloped to drain
to daylight or into a deep, gravel-flled drywell. Key to this system is positive site
drainage, meaning that the trench is backflled and compacted with clean, screened
earth sloping away from the walls.

Summer in Santa Fe is a time for
indulging the senses. Te town is infused
in culinary aromatherapy fowing out
from area cafes, while traveling musicians
master their chords and crowds in the
Plaza under starry nights. Stroll down-
town and see hanging baskets heavy laden
with perfect petunias, window boxes at
the Inn of the Governors overfowing
with sweet alyssum and zinnias even
Paseo de Peraltas median strips are flled
with grasses, penstemons and California
poppies. Its almost sensory overload, but
if youre like actress, gardener and local
resident Ali MacGraw, a woman who lives
for fowers, this is the time of year to catch
gardens at their best.
But what if you are a frustrated garden-
er, the kind who lacks the space, time or
proper soil conditions to plant your own
fower bed? Te view can seem punishing,
but, fortunately, there is an option that
allows everybody to enjoy a blooming
atmosphere despite the size of the space.
Container gardens are a great alterna-
tive that can actually save you money if
you do them right. Downsizing is the
norm today, as is a concern to save water.
Container gardens can help and if you
chose xeric plants, they can ofen become
self-sufcient. Types of containers run
the gamut, from terra cotta and resin to
coconut-lined iron baskets and imported
porcelain pots. You can really use any-
thing, as long as there is proper drainage
and room for the plant to grow.
So what types of fowers do you want to
see popping up from your pot? While we
are well into the summer, its certainly not
over, with many varieties getting ready to
bloom late into the season, some lasting
up to that frst frost and beyond. Annu-
als, or fowers that grow for just a season,
are a popular choice for high impact
and quick growth. Impatiens, petunias,
geraniums, lobelia, sweet potato vine and
ornamental grasses make beautiful dis-
plays, but at the end of the summer, they
are gone for good.
Perennials (plants lasting more than
two years), are the choice if you want
them to come back. While the bloom
time may be limited, combining diferent
varieties will create a continual growth
experience. Anything from agapanthus to
roses and lilies can be planted. Te more
creative, the better.
Living in the high desert, drought-
resistant (xeric) plants are an option, and
one that is both eco-friendly and sea-
sonally repetitive if chosen and planted
correctly. Xeric plants are the number-one
choice for those wishing to recreate the
landscape. Some gardeners may think
they are boring, but MacGraw is not one
of them.
Tere is real beauty in our landscape
and I fnd so many varieties of fowers
that stay in that realm as opposed to not,
shares MacGraw.
An avid gardener for over 20 years,
she and her garden guru, Darlene Deale,
have fun coming up with fower combi-
nations to fll her 60-plus Mexican-style
pots. While shes sentimental about some
plants she grew up with in New England,
MacGraw says authenticity is important.
Her favorites include blue fax, Mexican
paintbrush, asters, and wild sunfowers.
No matter what you fll your containers
with, creativity, sustainability and love are
key to having a successful blooming sea-
son. As MacGraw says, beauty in contain-
ers can be just as lovely as any sprawling
garden.

Investment properties: rebuild net worth
The Federal Reserve (the Fed) announced
that the median U.S. household lost nearly 39
percent of its wealth from 2007 to 2010. Mid-
dle-class families took the biggest hit because
much of their net worth is in their homes. The
Fed has extended Operation Twist, selling
$400 billion in short-term Treasuries since
September and buying longer-term Treasur-
ies, through December 2012. This additional
exchange, using $267 billion in securities, is
expected to keep rates down. Its a great time
to consider strategies to rebuild net worth
with investment properties.
For example, for a $250,000 home loan
($333,333 home purchase with minimum 25
percent down for an investment property), a
30-year fixed-rate mortgage near 4 percent
would cost approximately $1,500 a month,
including escrows. Where do you find the
down payment? Borrowing from equity in
your primary residence or securities that you
own are options to consider. Studies show
more people are renting; therefore, rents are
expected to rise and vacancies to fall.
Local real-estate experts agree. Candice
Jager of Candice & Company asserts, There
appears to be some displacement with past
homeowners, but it doesnt seem to have an
effect on the rent they are willing to pay. Con-
sequently, investors are able to take advantage
of the lower pricing with ready, willing and
able tenants to pay a fair rental market price.
Anna Vanderlaan of Keller Williams com-
ments, A sound investment should have a
return. I am seeing that now, like never before,
in single- and multi-family investments. Now
is the time to invest in the real-estate market
in Santa Fe. Not only are there many proper-
ties priced below replacement cost, but Im
seeing good to excellent returns on invest-
ment even on single-family homes that are
move-in-ready. There are 85 homes actively
listed under $200,000, 23 of them below
$150,000. Six years ago that didnt exist. Fixer-
uppers have become more viable as well. Ive
seen properties where the purchase price plus
cost of repair is less than the resale value in
the current market. Property prices are low,
and money is inexpensive with rates around 4
percent. Its amazing. Santa Fe is affordable.
Short term rentals did decline somewhat
over the last few years but have come back
stronger than ever, said Suzy St. Clair of St.
Clair Properties. With owners opting to
rent out their houses rather than sell, rental
inventory is growing. More people are opting
to rent short-term while making other life
choices, resulting in prospective renters for
the growing rental inventory.
Melissa Adair of Santa Fe Properties adds,
There are still so many incredible bargains
on the market; it makes sense to invest right
now. Both long-term and short-term rental
markets in Santa Fe are strong and very good
local management companies can handle
the marketing and day-to-day needs. I am a
fan of www.vrbo.com and www.homeaway.
com, which are excellent marketing tools for
owners who want to manage their vacation
rentals.
Currently, approximately two out of three
homebuyers will finance with a home loan.
In years ahead, home prices are expected to
rebound. Todays buyers will be rewarded
with interest savings and increasing property
values while their renters pay most, if not all,

ts just about time for that annual op-
portunity to get inside a few of Santa
Fes very cool new houses and sev-
eral great remodels. Haciendas A Parade
of Homes, sponsored by the Santa Fe Area
Home Builders Association, features 16
homes. Tats down from 30 or 40 when
the market was really moving a few years
ago, but this is still a tantalizing home
tour. (Who ever had time to see 35 houses,
anyway?)
Te oferings for 2012 range from
a 750-square-foot condo (a $137,000
remodel) in the South Capitol District to
new, multi-million-dollar houses.
Te tour is open from 11 a.m. to 6 p.m.
Fridays, Saturdays, and Sundays, Aug. 10-
12 and 17-19. A ticket is $15 and one ticket
is all you need to visit any of the houses on
any of the days. Many of the builders are
participating in a special Twilight Tour,
which is held from 4 to 9 p.m. on Tursday,
Aug. 16, with free admission.
New this year is Te Value of Design,
sponsored by the Santa Fe chapter of the
American Institute of Architects (AIA).
Tis will be held at Jay Etkin Gallery,

By now most of you are well aware of
how social networking is changing how
we communicate about everything from
whats new at Indian Market to whats
happening in real estate. Whether entre-
preneur or global corporation, you know
your customers are using social-media
sites, such as Twitter, Facebook, LinkedIn,
Google+ and Pinterest to fnd people and
businesses they can get to know and per-
haps eventually trust. At the same time,
smart phones and the internet continue to
accelerate how we are connected to each
other.
Our 21st-century lifestyle is online,
interactive and no longer private. Conver-
sations are public and what we do online
stays online. For some, this is beyond
scary. For others, it is the future now.

talking, then they evolved into a way to

change your strategy and focus on being

stale and boring. Social networking gives
you leverage and a voice.
Look in the mirror and update your
profle picture (avatar) or logo. Remem-
ber social networking is about the real
you. Next, look at your bio and add some
personality. Let people know what you are
passionate about doing. Make sure you
are following, liking and connecting to
your customers! Te odds are extremely
high they are online searching for you
and your business as well as talking about
you and your business. Humans love to
talk and this social-media revolution is
all about talking online. It is important to
monitor your reputation and engage your
customers. Your presence on any one of
the social-networking sites will allow you
to listen to your customers, follow them,
and interact with them.
Let everyone know you are not a fearful
social networker. Make it easy for people
to fnd you and your business. Create a
link to your social-network accounts on
your web page, put them on your business
card, and add then to your email signa-
ture. People are online looking for busi-
ness relationships with real people. Like
you, they are using social networking to
fnd someone in an organization or com-
pany they can get to know, like and trust.
You are not the only newbie. We are more
in control of how we use these new tools
and mobile apps than we realize. How we
use them changes how we communicate,
fnd information and make decisions.
Remember to treat people with respect,
and pay attention to helping them rather
than pitching them. Focus on being hu-
man again by having conversations online
and acting less like a marketing machine.

Make change your strategy

Summer heat is here and with it our
peak water- and energy-usage days. With
the high temperatures in July and August,
our water use soars and our electricity use
shoots up as we use our air conditioning
fans. But there are easy ways to cut our
peak usage during the summer.
Peak usage is what utilities planners
must plan for and size supply to. Last year,
the City of Santa Fes peak water use was
19,000,000 gallons per day. So far this year
our peak water use has been 15,809,000
gallons. Tis is more than twice as much
as our normal winter use. More visitors,
hotter and longer days, and more outside
activities all contribute to this increase.
Although it has been predicted that we
will have a wetter summer this year, so
far we are at only 39 percent of normal
precipitation. Hopefully the prediction
that were leaving La Nia and entering El
Nio is correct. Unfortunately it will take
more than a signifcant drenching or two
to make up the defcit were in.
Overall its looking to be another
drought year. A recent study found that
the United States has not received so little
precipitation since the 1930s. New Mexico
is dry, and so is the rest of the country. Is
this a new normal?
Peak usage is especially a problem for
us in the Southwest. It is when we push
our electrical and water needs to the max,
creating an upward spiral of demand be-
cause the increased use of one requires in-
creased use of the other. Te generation of
more electricity requires more water, and
when we use more water (for landscap-
ing, for instance), we use more electricity
to pump, flter, and deliver water to our
homes. Reducing consumption lowers
our monthly bills and it reduces the need
to build new power plants and/or acquire
new, more expensive water rights.
Saving energy and water during these
periods is easy and cost-efective. Outside
water use during the summer is on aver-
age about 44 percent of our total water
consumption. Cutting down your outside
water usage is as easy as 1-2-3: 1) Water
only during the cooler hours (i.e., before
10 a.m. and afer 6 p.m.); 2) Avoid plant-
ing new plants during the hottest months;
and 3) Check your irrigation system for
costly leaks.
You can also install a rain detector
to shut of the irrigation system when
it is not required during our monsoon
months. Available at local irrigation sup-
ply stores, these units cost as little as $30.
Te City of Santa Fe also ofers a rebate
on these units. Information is available at
irrigation supply stores and at the Water
Utilities ofce on San Mateo Road.
Saving energy can also be extremely
easy and cost-efective. Incandescent
light bulbs are energy-inefcient and also
generate lots of heat. Almost all hardware
stores carry compact fuorescent bulbs
(CFLs) and now even some carry LED
light bulbs, which use even less electricity
and generate a fraction of the heat.
Saving water and saving energy is one
good way to save yourself money, help the
environment, forego future cost increases,
and help your community.

Furniture, more at new consignment shop

Take a hop over to Te Consignment
Warehouse and check out the variety. A
couple weeks afer the businesss frst an-
niversary on June 1, the inventory included
a church pew from England, an old safe
that was retroftted with drawers by the
importer, African serpentine sculptures and
masks and an Ashanti fertility statue, an old
rotating ofce chair, and a lone Art Deco
table that Tracie Jansen believed would be
gone very soon.
Mid-century modern is hot, she said.
Jansen and her business partner, Curtis
Uhlemann, stock a good assortment of
dressers, chests, beds, and lamps at Te
Consignment Warehouse, located behind
Home Depot at 2357 Fox Road.
Jansen and her husband, Dave, and Uhle-
mann have ARCOS Dance, a contemporary
dance company based in Santa Fe. Uhle-
mann, a choreographer, is artistic director
and Dave and Tracie Jansen are executive
director and operations director, respec-
tively. Te Jansens are also a home-building
team, but that industry has been a bit slow
since the 2008 fnancial crash.
We had the dance company, but we
wondered what we would do in the day-
time, she said. And thus the consignment
store.
Tey found the 3,500-square-foot build-
ing on Fox Road, did a big painting and
texturing job, then added some high win-
dows at the back to brighten the space.
Our concept is simple, Tracie Jansen
said. People consign items with us for
three months. Afer each 30-day period,
items are reduced 10 percent for even more
afordable shopping. Which also means
repurposing furniture and accessories as
an eco-friendly trend is warmly embraced
everywhere, by locals and visitors alike.
Stephen Etre and Glen Smith of Ste-
phens A Consignment Gallery are friends
of ours. Tey said they needed a place to
send their overfow and we had plenty of
room. Teyre very generous.
We are trying to stick with furniture
pieces, rather than a lot of small things
and knick-knacks. We have higher-end,
imported teak pieces and also quite a few
rugs we defnitely have the space, so they
can be displayed open on the foor.
Right now weve found a lot of people
are interested in functional furniture, so
sofas, tables and chairs, Uhlemann added.
And a lot of people are downsizing so
theyre looking for smaller, nicer pieces.
People are moving away and they drop
of their furniture. We also get designers,
stagers, and movie-production people: the
Longmire TV show people have rented and
purchased pieces.
Some people will bring in their furniture
they cant look at anymore and consign it,
then walk around and buy diferent things.
Te recycling element is really cool.
Everything handled by the business is by
consignment, a 50-50 split with the owners.
Tere are about 500 consigners, mostly
people from Santa Fe but also from Albu-
querque, Espaola, Abiquiu, and Las Vegas.
Accurate, reliable recordkeeping is criti-
cal in consignment. Jansen and Uhlemann
found a good point-of-sale program espe-
cially designed for the consignment busi-
ness, and a device that prints out price tags
with bar-codes. Te most important thing
about this business is tracking everything,
she said. We dont own anything. If some-
one brings it in and trusts us with their
merchandise, we have to track everything.
And this system we have is very fast,
Uhlemann said. If someone comes in with
a few pieces, well agree on a price and enter
it into the system and it will spit tags out
right away. If they just take 10 or 15 min-
utes to look around, we can give them their
formal list of items, and we also e-mail that
information to them.
Weve had a really good response. Peo-
ple love the space, they love the warehouse
idea, they love the mix that we have, and
the prices, and they really like us.

Is our water safe? is a recurring ques-
tion. Te answer is yes. Treated water
from the Buckman Direct Diversion
(BDD) of the Rio Grande is EPA-compli-
ant as specifed in the Safe Drinking Wa-
ter Act. Tis is the set of regulations with
which the city must comply. Whether or
not one believes the EPAs criteria to be
sufciently protective of public health is
another issue.
As recently as late last month, there
was a community water forum addressing
public concerns about the safety of the
water from Buckman wells and the BDD
project. Te wells are one issue, since they
are known to contain naturally occurring
arsenic and uranium; but the inference
that documented legacy contaminants
from Los Alamos National Laboratory oc-
cur in treated city water, and presumably
exceed levels harmful to our health is, to
my knowledge, undocumented.
When Buckman well (aquifer) water is
blended with water from other sources,
the product water falls below the EPAs
maximum contamination levels (MCLs)
for arsenic, uranium and all other regu-
lated contaminants. BDD water (diverted
from the Rio Grande under the San Juan-
Chama Project and Rio Grande water
rights) passes through multiple stages of
treatment. EPA compliance dictates that
the water be tested for alpha particles,
beta particles and photon activity, com-
bined radium (Ra-226 and Ra-228), and
uranium.
In a pre-construction evaluation of the
efectiveness of the proposed BDD sys-
tem, Kerry Howe noted that there was a
close correlation between high alpha and
beta radioactivity and high water turbid-
ity during storm events, and that ceasing
diversions during storm events would
be a way to reduce the risk of taking in
water with potentially high contamina-
tion levels. Trough its early notifcation
system (ENS) installed for the purpose of
automatically shutting down diversion,
the BDD control room monitors real-time
fow rates through gauges positioned in
Los Alamos Canyon. Both the BDD and
the New Mexico Environment Depart-
ment have monitoring equipment at the
diversion site. When the project was shut
down for six weeks during the summer
of 2011, it was because of ash in the Rio
Grande from the Las Conchas fres and
not because of data transmitted from the
ENS.
Howe also noted that radionuclides
adsorb (adhere) onto fne sediments and
would be removed in the coagulation/
fltration process. On behalf of clients,
we have had two BDD samples, col-
lected when the Buckman wells were not
contributing, tested by an independent
lab and test results indicated that uranium
was not detected.
Groups concerned about BDD water
safety could direct some of their fnan-
cial resources to have an independent,
qualifed entity test BDD treated water for
anthropogenic (LANL-origin) radionu-
clides and release the results. Te samples
should be collected by an NMED-cer-
tifed sampler with both city and group
representatives present to witness the
collection procedure and the execution
of the paper trail (chain of custody).
Blind, coded samples should be sent to a
certifed radionuclide testing lab which
observes EPA testing protocol and which
is not under contract to LANL or the city.
Bringing properly collected, witnessed
and independently tested lab results to the
table could expedite drawing conclusions
from numbers, not inference, and facili-
tate fact-based and meaningful dialogue.
