Bounded on the NW., points 2 to 3 by Lot 3992-D-1-B, of the subdivision plan; on the SE., points 3 to 1 by Lot 399-D-2 (LRC) Psd-69733; on the SW., points 1 to 2, by Lot 2568, Psd-2859, (Tomas A. Morato); Beginning at a point marked 1 on the plan, being S.85 deg.04E., 547.68 m. from BBLM 2, Mp. of Calauag, Quezon; thence N. 18 deg. 36W., 32.05 m. to point 2; thence N.80 deg. 36E, 20.10 m. to point 3; thence S.15 deg.56W., 35.00 m. to point of beginning; Containing an area of Three Hundred and Eighteen (318), Square Meters, more or less. It is understood between the contracting parties, that; 1. The above-stated earnest money deposit of P___________, shall be applied as partial payment of the purchase price of PESOS: _______________________(P________________). 2. Capital gains tax and all other estate taxes, whether general or special, including all other utility bills, transfer fees or charges against the property up to the date of the DEED OF ABSOLUTE SALE shall be for the account of the SELLER; 3. Documentary stamps shall be for the account of the BUYER and expenses for the transfer of the titles in the name of the VENDEE shall be for the account of the BUYER.
