What you need to know about Building Condition Assessments (BCA) What is a BCA?

BCAs are done at the time of building purchase, or for due diligence, risk management, or to support re-financing. BCAs are also performed for asset management purposes or renewal planning. A BCA can also be a useful and cost-effective tool when youre concerned about occupant health, safety and comfort, or about escalating and frequent repair bills on the facility, or concern about code compliance. A BCA performed by Magnum Property Inspection can provide you with a customized maintenance strategy that will maximize the life of the buildings systems, and give you a cost-efficient replacement program designed to fit your financial concerns and goals. A BCA is a smart way to extend building life and reduce repair and maintenance costs. Property Condition Assessments (PCAs) are classified as engineering due diligence projects associated with commercial real estate. Effectively they are more detailed versions of home inspections and have similar (and additionalsee below) value propositions. Oftentimes they are done as part of a property transfer and are done along with a Phase I Environmental Site Assessment They are done in both equity and debt markets. On the equity side these reports primarily have value to the purchaser in that they can understand the issues and the potential costs associated with owning a property. The Property Condition Report (PCR) would be used in these cases to negotiate the purchase price much like a home inspection. These reports tend to be very detailed, may require a number of specialists to evaluate the various building systems (e.g. HVAC, Elevators) and can cost $20,000 to $100,000 or even more. In debt markets, the reports have the value of letting the lender know that the borrower will likely have sufficient cash flow to operate, maintain and update the property over the course of the loan. This provides some assurance to the lender that loan will be repaid or in the worse case, the property will not

decline in value in the situation they have to sell it to recoup their loan amount. PCAs are not to be confused with facility condition assessments which are similar in nature but serve a different purpose.

Property Condition Assessments A Property Condition Assessment, also known as a Building Condition Audit or Facility Condition Audit, is typically undertaken by a party involved with a commercial property transaction. These transactions typically include: leasing, purchasing or selling. Financial institutions may also request that their client undertake a Property Condition Assessment as part of their "due diligence" requirement. The assessment is undertaken to determine the condition of the primary building components and systems. These components and systems include:
