BUYERagreestopurchaseandtheSELLERagreestosellacontinuingeasementandrightsforintermentofhumancremains,hereinaftercalled
intermentspace,withinthecolumbariumofSELLERattheOurLadyoftheAbandonedChurch,theStaAnaParishChurchlocatedatNew
PanaderosSt.,Manila,Philippines,andmoreparticularlydescribedinthemapsandvaultbooksonfileintheofficeoftheSELLERasfollows:

datedcheckscoveringALLpaymentsdatedonduedatesarealsoacceptable.

FULLPAYMENTmustbemadebeforeintermentspacecanbeused.IncaseofdeathofBUYER,unpaidinstallments,includingpenaltiesand
interests(ifany)shallbeautomaticallydueanddemandable.

SELLERshallprocessthedocumentationofthepurchaseincludingissuanceofofficialreceiptstopaymentsmadebytheBUYER.

SELLERshallcompletedevelopmentofcolumbariumfacility.

SELLERshallconveycontinuinguseofintermentspacetoBUYERtheFULLYPAIDintermentspace.

SELLERprovidesmaintenanceofallintermentspacesofCOLUMBARIODESANTAANAbefore,duringandafterfullpayment.BUYERwillonly
owntheintermentspace.ThelotisownedbytheOFM(OrderoftheFranciscansMinor).

SELLERprovidestheinscriptionsofvaultcover,whichmaycontainonlythefollowing:names,datesofbirthanddatesofdeathofcremains.

Uponcompletionofallpaymentsincludingaccruedinterestsandpenalties(ifany)byBUYER,SELLERwillconveytoBUYERaDEEDOFSALE
coveringthepurchaseofintermentspaceorcontinuingeasementandrightsforintermentofhumancremainsaswellasaCERTIFICATEOF
PERPETUAL PRIVILEGE TO USE covered therein, subject to the rules and regulations of SELLER. A copy of said rules and regulations and all
amendments,additions,andmodificationsareonfileinSELLERsoffice,andaresubjecttoinspectionbyBUYERduringregularofficehours
specificallyreferredtoandareincorporatedhereinasifsetforthhereinfull.TheBUYERherebyrecognizestherightoftheSELLERtoamendthe
aforesaidrulesandregulations.ItisalsounderstoodthattheBUYERisnottherebymadeapartownerand/orstockholderofanypartofthe
landand/orbuildingsoftheSELLER.


OTHERCONSIDERATIONS

BUYERANDSELLERfurtheragree:
WiththeconsentofSELLER,BUYERmayexchangethepurchasedintermentspacewithanotherintermentspaceintheCOLUMBARIODE
SANTAANAuponwrittenrequestofBUYERandsubjecttoavailabilityandpaymentofpricedifferential.

BUYERmaysell,transfer,orassignthepurchasedintermentspacetoanotherqualifiedpersonatanytimesubjecttorulesandregulationsof
SELLER, including payment of transfer or processing fees of no less than Five Hundred Pesos (Php500.00) and subject to the following
conditions:
1. BUYERmakesarequestinwriting.
2. AnewPURCHASEAGREEMENTbemadeandsignedbythenewBUYER(Transferee)andtheSELLER.
3. ThePURCHASEAGREEMENTmustbeinforceatthetimeofTransferandtheSELLERshallnotbeboundbyanytransferifthis
AgreementisnotrecordedintheSELLERsHeadOffice.
4. TheTransfereeassumesALLobligationsofthetransferandthetermsinthisAGREEMENT.
5. PaymentofP1,500.00TransferFee.

SELLERreservestherighttodeterminemaintenanceandadministrationofthecolumbariumfacility,includingownership,toensuremaximum
benefitofthecontinuinguseofintermentspaceofBUYER.

USEOFINTERMENTSPACE
BUYERagreesthatSELLERprovidesatemporaryintermentspacewithinthecolumbariumfacilityuntilthepurchasedintermentspaceis
readyforuse.
Whentheneedarises,itistheresponsibilityofBUYER,his/herfamily,heirsorassignstonotifySELLERandtorequestinpersonfortheuseof
purchasedintermentspace.TherewillbeINTERMENTFEEoftwothousandfivehundredpesos(Php2500)everytimethevaultisopenedfor
use.TheBUYER,his/herfamily,heirs,orassignsareresponsibleinsecuringfuneralarrangementsandburialpermits.

GOVERNMENTTAX
Intheeventthecolumbariumwillbesubjectedtorealestatetaxoranygovernmentdues,BUYERshallpaySELLERpromptlyanequalamount.
SELLER reserves the option to advance payment of government dues, if it so desires. BUYER is obligated to reimburse the SELLER of said
amountupondemand,plusinterestat14%perannumcomputedfromdateofSELLERsdisbursementuntilfullypaid.Alltaxesandexpenses
onaccountofthisPurchaseAgreementshallbebornebyBUYER.

GRACEPERIODANDCANCELLATIONOFPURCHASEAGREEMENT
AtthediscretionofSELLER,purchasedintermentspacemaybeforfeitedaftersix(6)monthsofnonpaymentofinstallmentincludingaccrued
interest.SELLERmaycancelthePurchaseAgreementofsaidintermentspaceandwithoutneedofcourtinterventionandpriornotice,may
holdorsellthesame.SELLERmayalsoopttorestructureBuyerspaymentterms.

NONFORFEITUREOFPAYMENTS
BuyermaybereimbursedoftotalamountpaidincludinginterestshouldSELLERfailtofullydevelopthecolumbariumaccordingtoapproved
planswithinthetimelimit.

ATTORNEYSFEES
IfupondefaultoftheBUYER,theSELLERshallengagetheservicesofcounselforcollection,transferofintermentspace,orforlitigation,the
BUYERagreestopaytheSELLERtheattorneysfeesandalltheexpensesoflitigation,judicialcosts,andnichetransfer.BothPartieshereby
agreethattheexclusivevenueofallsuitstoenforceContractshallbeinthepropercourtsofSanJuan.

CHANGEOFADDRESS
Incaseofchangeofmailingaddress,BUYERshallnotifySELLERinwritingpromptly.CommunicationsfromSELLERtoBUYERsuchasletters,
notices,reminders,statements,demands,summons,ordersofCourtwillbeforwardedtotheaddressindicatedinthisPurchaseAgreement.
BUYERagreestohavereadthePurchaseAgreementORthePurchaseAgreementwasreadtohim/herandtohaveunderstoodthecontents
herein.ThisPurchaseAgreementshallnotbecomevaliduntilacceptedandvalidatedbySELLER.

PROVISIONSFORCOLUMBARIUM

1. AllinscriptionsshallbeasprescribedbytheSELLERbutfortheaccountoftheBUYER.
2. Transcriptionsshallbelimitedtonamesanddatesonly.
3. Noattachmentsorornamentsareallowed.
4. Candles/Incenseshallbeallowedonlyincertaindesignatedareas.
5. Flowerswillberemovedthefollowingday.
6. VaultforcrematedremainsmaycontainuptoFour(4)Urns.
7. BUYERshallbesubjecttotheRulesandRegulationstobesetforthbytheSELLERregardingproperuseandmaintenanceofthe
facility.
