Annual All-Member Meeting December 7, 2010 ~ 7:00 pm


Every year, Woodbridge Homeowners Association holds its Annual All-Member Meeting to update our residents on the status of our association. This years meeting is at 7:00 p.m., December 7, at Northwest Christian Church located just west of Applebees at 10850 W. 21st St. Although there is not a referendum this year, we will be discussing two items. First is the development of an earthwork project list. The board has developed a list of areas where soil erosion is taking place in the commons areas. Some of the areas identified include portions of the west waterway, select areas of the sidewalk around the pond, and the wingwalls of the bridge under Bella Vista. The idea is to identify and address these small eroded areas before a major special assessment project is needed in the future. The list of projects will be prioritized and tackled one-by-one as funds are available. The cost of these small projects would be covered under the general assessment from year to year; no special assessment would be needed to generate the funds to pay for this work. The second item of discussion will be the MEMBER SURVEY. An online survey has been created to give all members an opportunity to share their opinion and provide feedback on issues currently in front of the association leadership. 2011 General Assessments Due January 1st


The New Year is near! For the association that means a new budget and the collection of general assessments. The Board has decided to maintain the assessment at $85 per lot. Assessment notices will be mailed in December, and payments should be mailed to: Woodbridge Homeowners Association P. O. Box 12501 Wichita, KS 67277-2501 Payments received after January 31, 2010 will be assessed an additional 1.5% per month penalty. Any member who has questions about the assessment can email the treasurer at WoodbridgeWichita@gmail.com or call Joe Rongish at 990-6664. The associations budget for 2011 is as follows: Lawn Care Maintenance Insurance Office Supplies Utilities Miscellaneous TOTAL $7,100 $400 $1,000 $450 $350 $400 $9,700

This is the same as 2010 budget. Finances will be discussed in more detail at the All-Member Meeting on December 7.

Woodbridge is a single-source trash hauler association. We contract with Waste Connections, Inc. in order to provide all of us with discounted rates. This applies to our residents who rent/lease, as well. When you contact WCI at (316) 838-4920 let them know you are a Woodbridge resident!

There is nothing to vote on this year, but it is a great opportunity to meet the board members and discuss any questions or concerns you may have about the association. If nothing else, you will get a clear picture of how your annual dues are being spent. For more information, see the meeting notice on page 3.

Email us at WoodbridgeWichita@gmail.com and we will email a copy of the newsletter to you and save the paper and cost of postage. We are always seeking way to save money and help the association run better and leaner.

Delinquent Dues
There are still 18 members who have failed to pay their assessments in full for 2010. Past due amounts need to be included with your 2011 payment. If you are unsure of your current status please contact Joe Rongish at WoodbridgeWichita@gmail.com or by calling 990-6664. Late payments are assessed a 1.5% per month penalty and the member forfeits their voting rights until the balance is paid in full.

Mark Your Calendars!


We have already set the dates for the neighborhood cleanup and a potential neighborhood garage sale. All we need now is a little planning on your part. Neighborhood garage sale: June 9-11, 2011 (Thu-Sat) Neighborhood clean up: Saturday, June 18, 2011. An ad will be placed in the Wichita Eagle and a banner placed along 21st St if enough interest is received for the garage sale. A 40 yard roll-off dumpster will be available to our members for disposal of larger debris on the clean up day. Mark these dates on your calendar. We will confirm the dates and seek interest for the garage sale in April.

Winter Reminders
Winter invariably brings short periods when the ponds surface freezes. Its tempting for our children to want to skate or otherwise play on the pond, and each year someone tries. However, this is extremely dangerous. Wichita rarely has sustained temperatures that will freeze the pond entirely. Therefore, walking, sliding and skating on the pond are strictly PROHIBITED.

Vacant Position Needs Filled


Your association leadership is elected each year at the Annual All-Member meeting. There are a total of five (5) positions, each for a one-year term. The Board lost a member at the end of the 2009 term, and that postion remains vacant. Operating short-handed directly affects the Boards ability to serve the members. This has resulted in fewer and infrequent newsletters, the cancellation of National Night Out events, slower response to members inquiries, and an overall less active homeowners association. Whether you are a seasoned association member or new to the area, now is your chance to step up and make this YOUR neighborhood. Every member has ideas and suggestions as to what can make the neighborhood more attractive and an overall better community. Volunteering is not time-consuming, especially with a full 5-member board. The board meets about ten times per year to manage the commons areas and address current issues raised by the members. It is a wonderful opportunity to learn more about the association and meet some of your neighbors. Reminders from Wichita PD


We are fortunate to live in a quiet neighborhood where crime is low. However, it is part of our responsibility to keep our community safe. The Wichita police department reminds us to be vigalent: keep your garage doors closed when not in use, dont leave your purse or other valuables in the open in your vehicle, and always report any suspicious activity. Also, the City of Wichita does have a curfew law (even in the summer). Please ensure your children are under your supervision at these times. If your child is caught for a curfew violation then it is YOU, the parent, which receives the citation fine. Its that time of year again. Our annual meeting will be held Tuesday, December 7, 2010 at Northwest Christian Church (10850 W 21st St N). The meeting will start promptly at 7:00pm. Earthwork Projects
The Woodbridge Homeowners Association Board of Directors has developed a list of minor earthwork projects in areas that need attention due to soil erosion. The areas identified include the sidewalk around the pond, the west waterway, and the wingwalls of the bridge under Bella Vista. The intent is to identify and address those areas that need attention early enough so that a major project is not needed in the future. There is no special assessment fees associated with this proposed work. It will all be covered under the general operating expenses of the association, as those funds become available.

Member Survey
The association leadership wants to hear from you! We realize our monthly and annual meetings are not always at a time or date that works for everyone. Therefore, an online survey has been created that will give each member an opportunity to share their opinion and provide feedback on issues currently facing the association. Please take a few minutes to complete the online survey at www.WoodbridgeWichita.com. Simply follow the link on the homepage. All association members are encouraged to attend the meeting.
