Some really impressive numbers coming out of East Manhattan and Hermosa Beach this period and another surge of Buyers are entering the marketplace dealing with the incredibly low amount of inventory to choose from. Marketing properties before they go live on the MLS is becoming the new normal for agents and August closed out 10 transactions in the area sold before hitting the market (also known as Pocket Listings). as a boy growing up in the hague, netherlands, paul Walchenbachs mother would heat enough water to fill a small metal basin in the middle of the kitchen so that her children could bathe. today, a doublewalled porcelain tub is the focus of a stately, marblelined bathroom in Walchenbachs South redondo Beach home. a cabinetmaker by trade and a general contractor by profession, Walchenbach has combined comfort and classic style in the 1928 Spanish revival home he shares with his wife, Wendy. the couple has filled their 1800-square-foot home with a well-curated

Smitten with the design, the Walchenbachs photographed it and when they returned from Spain, paul spent a weekend drawing the pattern. california pottery and tile created the ceramic version of his rendering. throughout the home, Walchenbachs craftand dutch rootsare evident in a way that complements the original architecture of the home. the kitchen was a mess when we bought the house in 1999, he remarks. today, its centerpiece is a sturdy, cobalt magic chef stove made in the mid-1930s. Walchenbach spotted it

We first saw these tiles in the hotel alfonso Xiii in Seville, Walchenbach says, pointing
at a shop in San diego while scoping out a different stove. he convinced the store owner to sell it, despite the fact that the owner had wanted it for his wife. above the stove, a set of contemporary lighting fixtures from holland shaped like wire whisks add a subtle touch of whimsy. Walchenbach, a dyedin-the-wool epicure, enjoys spending time in his kitchen. When we have guests, this is where people congregate, he notes. in the barrel-ceilinged hallway, rose-colored plaster walls provide an elegant backdrop for a

carved portuguese headboard made in the 1700s was purchased at an antiques store in new mexico. in the same room, a rustic, 18th century armoire from france came into the Walchenbachs possession by way of a shop in montecito. perhaps the most eclectic room in the house is the master bedroom. here, two wall-sized canvases bear artwork by contemporary dutch artists. By contrast, a 19th century chinese wedding cabinet, with flecks of red paint still visible, serves as a wardrobe. a diaphanous silk fortuny lamp from Venice hangs from a weathered wood ceiling panel that served as a courtyard door during its previous life in india. on either side of the bed, two brass wall sconces reflect the same star motif that appears on the bedroom door. By todays standards the home is modest in size, however the Walchenbachs take full advantage
of the South Bays mild weather and make use of their backyard. a 45-year-old grapevine has sent its tendrils up a pergola covering a walkway to the garage. as with most of the original houses along the avenues in South redondo Beach, the detached garages were built behind the homes and are accessible from an alley. Smack-dab in the center of the backyard, an avocado tree that paul believes was planted when the home was built provides shade and privacy. people told us to cut it down after we bought the house, recalls paul, but we thought it added character. Visitors must walk a meandering path around the tree to get to what the Walchenbachs call the moroccan room. tucked away at the far end of the property and hidden behind a 200-year-old wooden gate from china, the moroccan room is an outdoor living space
styled like a desert retreat. Walchenbach built an outdoor fireplace decorated with brilliant mosaic tile to anchor the north african motif. low-lying seats covered in multi-hued fabrics provide a place to relax, read or enjoy the company of friends. three walls form a u-shaped support for a ceiling that shelters the space from the elements. embedded in each of the two side walls is a stone latticed window from pakistan. the plaster baseboards are made from a custom mold bearing an ancient islamic pattern. on a balmy afternoon, paul takes a seat in the cool shade of his secluded oasis to demonstrate the functionality of the outdoor fireplace. the exotic splendor of the moroccan room was born entirely from Walchenbachs imagination and skills as a master craftsman. But when asked, very little comes close to the magic of his double-walled bathtub.

Besides serving as an intimate venue for special occasions, Wayfarers chapel also provides visitors with a quiet place to pause and take in the peaceful surroundings. the chapel, also known as the glass church, sits on a cliff overlooking the pacific ocean. to say that the view is stunning is an understatement. the area is so serene and picturesque; you feel an immediate sense of calm upon leaving your car in the parking lot and walking up the stone steps toward the chapel.
cHAPEL HiStORy
the chapel was built in 1951 by lloyd Wright (son of frank lloyd Wright), and, as is common with many of Wrights designs, the chapel features geometric designs combined with the natural landscape. according to Wayfarers literature, Wright was inspired by the cathedral-like majesty of the redwood trees in northern california, and this plays into the chapels designs. this unique structure was specifically designed to serve as a chapel for meditation and prayer for wayfarers, or travelers. made of redwood, glass, and palos Verdes stone, the building also features numerous triangles which are intended to symbolize spiritual values. the huge, circular glass panes are also used to convey spiritual concepts. as part of the Swedenborgian church of north america, the chapel stands as a memorial to Swedish scientist, philosopher, and religious reformer, emanuel Swedenborg. more information on Swedenborgs contributions can be found in the nearby Visitors center. the chapels vast gardens include flowering shrubs and evergreen trees that enhance the magnificent setting. Several plants and shrubs are representative of those found in the holy land. Because of its scenic location, the church is obviously very popular for weddings, both inside the chapel itself and outside on the chapel grounds.

We chose Wayfarers for many reasons, said lisa radeski, who was married there in december of 1982, and returned in 1985 for the baptism of her first son. i grew up always knowing it as the glass church, and we would see it when we went to the tide pools or horseback riding. it was always so beautiful sitting up there on the hill overlooking the ocean. the atmosphere of evening occasions provides just as much drama as the panoramic daytime view. Because our wedding was at night we didnt actually take advantage of the spectacular view, said lisa. But because of the glass architecture we felt like we were part of nature, and the dark sky along with the low lighting made it seem like we were outdoors. lisa and her husband, matt, were married by the rev. harvey tafel, who has been with the chapel since 1972. it has the most beautiful working conditions in the world, said reverend tafel. its a ministry all of its own. lisa has returned to the chapel several times for weddings and funerals. i always come away with a sense of peace and calmness, she said. the setting and atmosphere just seem so organic in terms of doing something momentous but calming and important.

The offering price on this home is $1,199,000. Can you guess the results? The home with the original kitchen lingered on the market with a few price reductions and ultimately sold well under the original list price. The home with the minor remodel received multiple offers and a final sale price exceeding $1.2 million. Return on $20,000 . . . ? Do the math. Garage door- Whether its a basic or upscale garage door replacement, I dont think it really matters as long as its presents well upon arrival. Garage doors are like front doors, they too are first impression issues. I recently took my client out looking for homes and we are driving up to a home in East Manhattan Beach and it had a wooden garage door with peeling paint and cracked panels. In the driveway, my buyer, Barbara, had one thing to say to me: What are we seeing next?. How much did that seller lose by not replacing that garage door? All I can say is that Barbara is a well qualified buyer and can afford to spend $1,500,000 for the right house. So, whether the seller potentially lost $10k or $50k by making Barbara move on to the next house at first sight of that garage door, Im not sure, but I can tell you with confidence that it was more than a $2,994 loss for sure.

I am going to convert the above to real life conversations I have had with buyers in my travels throughout the South Bay. Some of the names have been changed to protect the innocent. Siding Replacement- First of all when I think of siding, I think of Cleveland, Ohio where I am originally from, and a movie about aluminum siding sales people. For the sake of the Pacific region I think its safe to say we can interchange Siding with Stucco. The most common thing I hear lately is the debate about old school, extremely rough stucco vs. todays more popular super smooth stucco. When I pulled up to a home with rough stucco, my last buyer said Cmon Ed I am not even walking into that home. I cant have my friends see me living in a 1970s stucco box. Inside I am thinking, Fred you only have a $700,000 budget. If you
