RealEstateInvestmentManagementAgreement

1. RealEstateLink360, a California licensed real estate broker, (Broker) and ____________________ (Client), collectively and/or individually referred to as (Party or Parties), enter into this agreement, effective___________________,(EffectiveDate)forinvestmentrealestateadvisoryservices(Advisor) andrealestatebrokerageservices(BuyersBroker/Advocate)underthefollowingtermsandconditions, collectivelyreferredtoasthe(Agreement). 2. Financialmodeling Determinationofvaluere:brokersopinionofvalue ReviewanddiscusswithClienttheimpactofdifferentscenariosfromapotentialcapitalgains orothertaxconsequenceperspective1 Assist Client with evaluating alternatives in the marketplace to invest in for income and/or growth Reviewand discussClientsestateplanningfrom theperspectiveofClientsinvestmentreal estateportfolio1 AssistClientwithinvestinginrealestateusingcapitalinClientsretirementaccountsincluding selfdirectedretirementaccounts Discuss 1031 exchange and 721 exchange opportunities and assist with identification and purchaseofreplacementproperty WorkwithClientsprofessionaladvisors,includingtax,accountingandlegaladvisors,toassist Clientasneeded Document,contractandrelatedreview1 Participateonconferencecallsandprovidefeedbackoninformationreceivedrelatedtoanyof Clientscurrentand/orpotentialinvestmentrealestateholdings Inpersonmeetingsasrequired AssistClientwiththenegotiationofthepurchase/salesprice,financingrequirements,sources offundingandanyrelatedfeesand/orcommissions1 Review of all investment and property documents including purchase and sale contracts, leases,titlereports,environmentalreports,constructionplans,etc.1 OtherareasthatmayarisefromtimetotimeasagreedtoinwritingbyBrokerandClient

4. ClientagreestocompensateBrokerfortheServicesasfollows 4.1. 5. Client may renew this Agreement for up to one additional Term, with at least thirty (30) days written notice to Broker, prior to the end of the current Term under the same terms and conditions as this Agreement. 6. EitherPartywillbeindefaultandthenondefaultingPartywillhavetherighttoterminatethisAgreement and exercise any remedy existing at law or in equity upon written notice to the defaulting Party, if the defaulting Party fails to comply with any of its material obligations hereunder, and such failure remains uncured for more than thirty (30) days after such Party's receipt of written notice from the other Party detailingsuchfailure. 7. ThisAgreementshallnotbebindinguntilsignedbybothBrokerandClient.Onlythenshallitconstitutean AgreementforServicesassuchServicesaredefinedunderthisAgreement. 8. ThisAgreementsupersedesallpreviousagreementsbetweenClientandBrokerandoncesignedbyboth Partiesallpreviousagreementsshallbeconsiderednullandvoid.
