1.2 Fit t ing out of t enant s premises at RCBC Plaza will be coordinat ed by Landev Corporat ion, Propert y Management Office. I f you have any queries regarding t he det ails required or procedures t o be followed, please cont act t he Fit -Out Coordinat or.
1.3 This guide has been prepared t o assist you in planning your premises and inst alling your business as efficient ly and expedit iously as possible.
Upon accept ance of your offer, t he following will be provided in supplement t o t his guide:
a) Plans (Hard Copy or Disk)
i) Key Plan showing t he locat ion of t he premises.
ii) A floor plan t o a scale of 1: 100 in met ric.
iii) A services plan t o a scale of 1: 100 in met ric.
(Not e: The above drawings are ext ract ed from informat ion supplied by t he Lessors consult ant s. While t he informat ion cont ained generally reflect s t he as built base building condit ion, t he Lessors or t heir represent at ives will not be held responsible for any deviat ion of t he informat ion from exist ing sit e condit ion. The Lessees consult ant / cont ract or must verify all dimensions and services on sit e before commencing det ailed design.)

2.0 CONTRACT OF LEASE
2.1 All t enancies are subj ect t o t he t erms and condit ions set down in t he st andard form of Cont ract of Lease, including any special condit ions, a copy of which you have sight ed and init ialed.
2.2 The Lessee will be provided wit h and required t o complet e t he formal Cont ract of Lease prior t o t he premises being handed over t o you. Possession of t he premises will not be grant ed unt il t he Cont ract of Lease has been execut ed by t he Lessee and t he Lessor.

3.0 HANDOVER OF PREMI SES
3.1 The Lessee will be informed by Management of t he Possession Dat e. The Lessee or it s aut horized represent at ive will be required t o at t end a hand-over meet ing on t he premises and will affirm t hat all of t he provisions are present and in good and t enant able condit ion.
3.2 When t he Lessee has t aken over t he Premises, t he Lessee shall be responsible for it s upkeep, cleanliness, and securit y. Moreover, t he Lessee shall immediat ely rest ore any losses and damages t o t he premises and shall abide by t he fit t ing-out guidelines.
4.0 DESI GN PROCEDURES
4.1 Programme
a) Upon receipt of t his fit -out guide, you are required t o submit 7 set s of your plans t o t he Fit -Out Coordinat or in t he form specified herein. All submissions should be addressed t o RCBC Realt y Corporat ion, Propert y Management Office, At t ent ion: Fit -Out Coordinat or, Level 24, Tower 1, RCBC Plaza, 6819 Ayala Avenue, Makat i Cit y 1200. You may be request ed t o at t end a meet ing wit h t he Fit -Out Coordinat or whenever necessary.
b) Wit hin 15 working days (not including Sat urdays) upon receipt of your submissions, you will be advised of t he Consult ant s comment s on your plan. Any alt erat ions which may require re-submission will also be processed wit hin 15 working days (not including Sat urdays) upon receipt .
c) Hand-over of t he premises will be effect ed upon such dat e as will be advised in writ ing t o you by t he Propert y Management Office.
Fit t ing Out of your premises will not be allowed t o commence in t he absence of approved plans, building permit s, licenses, and ot her approvals as may be required by t he local government aut horit ies and not ed as approved by t he Lessor whose approval shall not be unreasonably wit hheld. The rent -free period will not be ext ended on account of your failure t o submit plans and ot her document s in accordance wit h t hese procedures. You should ensure all document s are lodged.
4.2 Vet t ing Fee
A vet t ing fee will be charged wit h respect t o t he involvement of t he Lessors consult ant s in t he review and approval of your fit t ing-out plans, and in t he coordinat ion works wit h t he nominat ed cont ract ors for any alt erat ion and/ or addit ional works required. This fee is fixed at Php 50.00 per square met er of t he gr oss l easabl e ar ea, including proposed mezzanines. The vet t ing fee will be t o t he account of t he t enant .
The vet t ing fee covers t he review of t he Mechanical, Elect rical and Sanit ary Designs only. I n case of st ruct ural consult ancy, t he t enant shall consult wit h t he Base Building St ruct ural Consult ant . Consult at ion Fee shall be t o t he t enant s account .

4.3 Fit -Out Deposit / Refund
A refundable const ruct ion deposit equivalent t o one mont hs gross rent is required t o ensure compliance t o fit -out rules. Penalt ies/ sanct ions for violat ions of const ruct ion rules and regulat ions shall be aut omat ically deduct ed from said deposit . Release of t he Const ruct ion Deposit net of deduct ions (as may be necessary) shall be made aft er issuance of clearance by t he Propert y Operat ions Division.
4.4 Elect ricit y
Elect ricit y consumpt ion will be individually met ered, t hrough a t emporary met er, t o be provided by t he t enant . An el ect ri ci t y securi t y deposi t of Php 50,000 per floor or part floor will be payable prior t o fit out commencement .
4.5 Wat er
A one off Non ref undabl e charge f or wat er consumpt i on wi l l be l evi ed at Php 6,000 per f l oor or par t f l oor. Payment t o be made prior t o fit out commencement .
4.6 Proj ect Coordinat or
A liaison person (i.e., one coordinat ing t he works) shall be appoint ed by t he Lessee and his name, cont act number (i.e. t elephone and pager numbers) shall be given t o Propert y Management Office for purpose of easy communicat ion. The liaison person shall be responsible for coordinat ing t he execut ion of t he fit t ing-out / renovat ion works and shall ensure compliance t o all inst ruct ions given by t he Propert y Management Office from t ime-t o-t ime. Thi s wi l l be t he onl y cont act f or t he Fi t -Out Coordi nat or. No ot her per sons and/ or comment s / cor r espondences f r om ot her per sons wi l l be ent ert ai ned.
4.7 Work Permit
Any work carried out should secure a work permit from Propert y Management Office. The Lessee is required t o submit , for securit y reasons, t he part iculars of his cont ract ors / aut horized represent at ives so t hat t heir access int o and depart ure from t he building can be monit ored by t he securit y personnel.
4.8 Cont ract ors All Risk I nsurance (CARI )
The Lessee shall maint ain in t he j oint names of Landlord / Propert y Management Office a Cont ract ors All Risk I nsurance (CARI ) policy t o cover t he following: 1.) Physical loss or damage t o t he permanent or t emporary works, formworks, mat erials, equipment , machinery and supplies during t he const ruct ion / fit -out period. The coverage shall be at least 125% of t he t ot al const ruct ion cost and shall cover wit hin t he const ruct ion durat ion.

Public Liabilit y I nsurance Policy t o cover t he Lessees liabilit y t o t hird part y in respect of any inj ury or deat h and/ or damage t o propert y, real or personal, arising out of or in t he course of or caused by t he carrying out of t he fit t ing-out / renovat ion work. The coverage shall be at least Php 45,000,000 or 125% of t he t ot al cost of Lessees r enovat i on wor k, whi chever i s hi gher, in respect of any one accident and unlimit ed for any one period. The Policy shall include a cross-liabilit y clause. This policy is t o be secured from an insurance company approved by Management .
4.9 Cit y Permit s
The Lessees cont ract or shall secure t he following permit s from t he Cit y Municipal Office / PEZA Office: a. Building Permit b. Elect rical Permit c. Mechanical, Sanit ary and St ruct ural Permit s (when applicable)
5.0 SUBMI SSI ONS OF PLANS AND SPECI FI CATI ONS OF MATERI ALS
5.1 Wit hin t hirt y (30) days of receipt of t he basic informat ion/ plans, t he Lessee is required t o submit plans and specificat ions regarding his fit t ing-out for approval.
5.2 Seven (7) complet e set s of plans are required for all submissions. All plans must be t o a scale of at least 1: 100 in A1 size. All t echnical informat ion must be in met ric unit s.
5.3 All t he following are required:
(a) Floor Plans showing clearly
(i) The int ernal layout of t he Premises, including fit t ings and fixt ures, specifying t he mat erials t o be used
(ii) Any wall or part it ion t he Lessee wishes t o build or dismant le, specifying t he height and mat erials t o be used
(iii) The locat ion of any unusual heavy loads, will full det ails of size and weight
(iv) The locat ion of proposed sanit ary fit t ings, if any, scale 1: 20 met ric
(v) Any area of raised flooring for comput er inst allat ions or similar equipment
(vi) Proposed modificat ions and addit ions t o t he underfloor t runking syst em, including t he locat ion of power socket s and any elect rical appliances
(vii) Calculat ions of t ot al power consumpt ion from ALL elect rical equipment .

(v) Exist ing layout of fire services sprinklers and proposed modificat ions
(vi) Det ails and t he locat ion of proposed air diffusers indicat ing size and capacit y, level of false ceiling and public address (PA) syst em, and all ot her inst allat ions or fixt ures int ended t o be placed in or hung from t he ceiling.
(c) Elect rical Layout Plans and Schemat ic t o show clearly
(i) Rat ing, t ype and locat ion of t he main swit ch board and any local swit ch boards
(ii) Single line diagrams showing t he proposed power and light ing circuit s. The diagrams shall indicat e t he size of t he cables, rat ing of breakers, wat t ages of light fit t ings, sources of power for normal and emergency light ing and locat ion of elect rical met er(s).
(iii) Elect rical maximum demand calculat ion;

(d) Plumbing and Drainage Plans showing clearly:
(i) Proposed det ailed plumbing and drainage connect ion point s t o t he exist ing base building provisions wit h preferred pipe diamet ers and mat erials
(ii) Addit ional plumbing requirement s such as backing t hrough t he walls or floor slabs and piping rout e must be clearly marked. Drawings must show sect ions and det ails of penet rat ions t hrough affect ed wall and floor slabs. All drawings for plumbing works must be endorsed by t he Lessee, Lessees licensed / regist ered plumber and st ruct ural engineer. I n addit ion, Lessee shall undert ake in writ ing t o maint ain t he pipes and fit t ings and t o be responsible for any leak or damage caused by t he inst allat ion of t hese addit ional pipes and fit t ings.

(e) Air Condit ioning and Vent ilat ion Plans showing clearly: i. Proposed layout of duct works indicat ing exist ing and modificat ions ii. Proposed independent unit (e.g. AHU or FCU) for t he Lessees comput er room. The unit must be chilled wat er t ype AHU or FCU. Cooling load calculat ion shall be submit t ed t o j ust ify t he requirement iii. Proposed chilled wat er piping layout if required, complet e wit h pipe sizes and det ails of proposed t apping t o t he exist ing base building provisions, required chilled wat er flow and pressure on t he proposed t apping point shall be indicat ed. A hydraulic calculat ion shall be submit t ed t oget her wit h t he proposed addit ional piping syst em iv. Cooling load and vent ilat ion load requirement s shall also be submit t ed.
(f) Ot her Services Plan t o show clearly
(i) Proposed det ect ors for t he Lessees comput er rooms t o be connect ed t o t he Buildings alarm syst em. Special fire suppression equipment for t he comput er room should be an independent unit .
(ii) Det ails of any special services, e.g. for CABD, should be shown in a separat e drawing. The locat ion of t he Buildings and t he Lessees signal int erface point must be indicat ed. The locat ion run and associat ed det ails, where applicable, should be indicat ed as well
(iii) Drawings indicat ing proposed works required t o spread t he loading of heavy equipment , if any, complet e wit h calculat ions.
5.4 PLANS MUST BE SUBMI TTED AS SOON AS POSSI BLE. PLEASE ENSURE YOUR PLANS ARE AS CLEAR AS POSSI BLE AND I NCLUDE ALL THE DETAI LS REQUI RED. THI S WI LL AVOI D ANY DELAYS.
5.5 NO EXTRA FI T-OUT PERI OD WI LL BE ALLOWED ON ACCOUNT OF PLANS NOT BEI NG READY OR APPROVED FOR FAI LURE TO COMPLY WI TH THESE RULES.
5.6 I T I S ADVI SABLE THAT THE LESSEE / LESSEES DESI GN CONSULTANTS SHOULD CONSULT WI TH THE FI T-OUT COORDI NATOR AND ACCREDI TED DESI GN CONSULTANTS OF RCBC PLAZA PRI OR TO PREPARATI ON OF FI TOUT DESI GN PLANS TO AVOI D DELAYS.
6. DESI GN GUI DELI NES
This sect ion is int ended t o guide t he occupant s t o conform t o t he aest het ic and t echnical paramet ers set by t he building designer for t he RCBC Plaza. The RCBC Realt y Corporat ion shall have t he right t o review, rej ect and approve t he plans prior t o const ruct ion. I t is advised t hat t he Occupant coordinat e wit h t he Propert y Management Office, for approval of preliminary designs prior t o implement at ion.

The Occupant shall secure all necessary permit s prior t o implement at ion of t he fit -out works.
6.1 ARCHI TECTURAL DESI GN STANDARDS
(a) Flooring
(i) Yuchengco Tower
St ruct ural floor slabs f or office unit s are recessed by approximat ely 150mm from t he finish floor level of t he cent ral core common areas. The Occupant may supply access floor syst em (raised flooring) or ot her alt ernat ive syst ems t o achieve raising of t he floor level, i.e. t imber flooring, et c. subj ect t o approval by t he RCBC Realt y Corporat ion. Final floor finish shall have Class I flame spread rat ing. Manufact urers Cert ificat e will be required, if necessary.
(ii) Tower 2
St ruct ural floor slabs are ready t o receive final floor finish. Occupant s shall use floor mat erials wit h Class I flame spread rat ing. Manufact urers Cert ificat e will be required, if necessary.
(iii) Chipping or scarring of floor slabs is not allowed except coring for drainpipe penet rat ion for plumbing, drainage or cabling conduit risers, subj ect t o t he approval of t he RCBC Realt y Corporat ion.
(iii) For single occupant floors, t he occupant shall provide t he final floor finish t o all areas out side t he cent ral core. The floor finish shall be in accordance wit h t he t enant s specificat ions at his own and exclusive expense.
(iv) For mult i-occupant floors, t he cent ral circulat ion corridor shall be part of t he limit ed common area. The floor shall be finished in accordance wit h t he building st andard as det ermined and provided by t he RCBC Realt y Corporat ion.
(vi) The cent ral core walls & finishes as provided by t he RCBC Realt y Corporat ion may not be alt ered or dist urbed.
(b) Part it ions
(i) I nt erior non-part y wall st ruct ures should be of non- combust ible mat erials. I nt erior walls must t erminat e at or above ceiling level in a manner t hat may allow t he ceiling plenum air ret urn t o fully funct ion. I t is recommended t hat t he following mat erials be used for t he part it ions:
1. 13mm t hick gypsum wallboard inst alled t o manufact urers specificat ions, or 2. Fiber cement sheet wallboard inst alled t o manufact urers specificat ions

The wall const ruct ion should be designed wit h a sound t ransmission coefficient (STC) rat ing of at least 42 db.
(iii) The following inst allat ion shall require RCBC Realt y Corporat ion approval:
1. Slab-t o-slab part it ion - applicat ion must include plans, det ails of at t achment s and air ret urn t ransfer duct s. 2. Fire-rat ed assemblies applicat ion must include mat erials, accessories and manufact urers t echnical specificat ions. 3. Furred wall linings t o cent ral core wall. Drawings must include det ails of syst em and j unct ion t o exist ing core wall, doorways, and frames, fire hose cabinet s and t he like.
(iv) I f wood paneling or ot her combust ible mat erials are proposed as wall cladding, t his should be inst alled on a sub-wall made of non-combust ible wall st ruct ure.
(v) For mult i-occupant floors, t he cent ral circulat ion corridor shall form part of t he limit ed common area. I n t he corridor wall, t he mat erials (for t he side facing t he corridor only) such as gypsum boards, met al st uds and wall finishes including t he labor for t he inst allat ion of t he wall finishes shall be supplied by RCBC Realt y Corporat ion, while t he inst allat ion of t he gypsum board-up and met al st uds ( which includes labor cost ) at t he ot her side (facing t he office premises) shall be t he t enant s sole and exclusive expense.
(vi) Anchoring met hods for part it ions on floor slab and ceiling should also be submit t ed for review and approval of t he RCBC Realt y Corporat ion.
(vii) Part it ions locat ed along or t erminat ing t o an ext erior wall should be aligned or t erminat ed on t he vert ical mullion of t he ext erior glass wall or on a solid wall. (Refer t o Appendix A, B, C for recommended t erminat ion det ails). At no inst ance shall t he mullion, sill closure or any part of t he curt ain wall be subj ect ed t o any pressure. A resilient mat erial, e.g. rubber gasket , is recommended t o abut t o t he mullion/ sill closure. The window sill closure must not be subj ect ed t o induced load. No permanent fixing of any kind is permit t ed at any sect ion of t he curt ain wall.
(viii) No window penet rat ions shall be allowed.
(ix) The paint coat ing of t he curt ain wall may not be dist urbed or changed in way.
(ix) I n case t he t enant desired t o inst all securit y barriers/ walls, t hese shall be subj ect ed t o t he review and approval of t he base building st ruct ural consult ant . (Consult at ion fee shall be negot iat ed direct ly by t he t enant t o t he consult ant ). The securit y barrier/ wall design shall be limit ed t o t he use of
Fit-out Guidelines November 2007 Edition RCBC Plaza Property Management Office Page9 of 40 st ruct ural st eel channels, st eel plat es, securit y mesh as specified by t he consult ant and ot her approved archit ect ural finishes. Poured concret e barriers t hat will creat e wet works are not allowed.
(c) Ceiling
( i) The ceiling module set -out (inclusive of light fixt ures) shall follow t he building st andard wit hin a four met er (4 met er) dist ance from t he curt ain wall. The st andard incorporat es a 600 mm x 600 mm. module in st andard whit e ceiling grid. The minimum t hickness of t he ceiling board should be 16 mm and wit h an NRC rat ing of at least 0.65 and Class I Flame Spread.
(ii) The ceiling grid should be adequat ely support ed t o prevent sagging of carrying channels and t iles. I t should be able t o wit hst and zone 4 seismic forces.
(iii) Wood or any combust ible mat erial shall not be allowed above t he ceiling. No ceiling support lines shall be connect ed t o exist ing sprinkler lines and ot her ut ilit y lines.
(iv) Non-st andard ceiling may be allowed but is subj ect t o t he approval of t he RCBC Realt y Corporat ion. This may be allowed on special use areas such as boardrooms and recept ion areas, generally, finish colors should mat ch wit h t he building st andard ceiling color. Access manholes should be provided for maint enance of ut ilit ies above t he ceiling.
(v) Twelve (12) cell light ing fixt ures shall be 600mm X 600mm luminaries wit h 3-18 wat t , color 84, T8 fluorescent lamps and wit h air-handling capabilit y. Unless ot herwise approved.
(vi) The ceiling height shall generally coincide wit h t he curt ain wall t ransom level as shown in det ail of Appendix D .
(vii) A st andard blind pocket det ail made of powder-coat ed bended GI sheet or ext ruded aluminum shall be inst alled. (Please refer t o Appendix E ) Please refer t o sect ion 4.1for approved window blind/ sun-shade syst em and color.
(d) Blinds / Drapery
(i) Manually Operat ed Horizont al Venet ian Blinds: Slat s t o have a nominal 25mm widt h. Aluminum slat shall have manufact urers st andard fact ory-applied finish syst em consist ing of chemical conversion coat ing followed by baked- on synt het ic resin enamel coat finish. Color shall be mat t e whit e.
(i) The t enant may propose one execut ive t oilet and pant ry, if he so desires. I t s locat ion should not be more t han t en (10) met ers away from t he soil st ack provisions at st rat egic point s. Plans and det ails should be submit t ed for approval by t he RCBC Realt y Corporat ion. Not e: No execut ive t oilet can be

(ii) Masonry unit s may be used as part it ions. However, t hese should be hollow, non-load bearing and made wit h light weight aggregat es.
(iii) High qualit y membrane wat erproofing mat erials must be provided on t he flooring of Wet / Dry Pant ry wit h slope t owards t he drain. The wat erproofing inst allat ion should be t est ed for leaks and cert ified by t he RCBC Realt y Corporat ion prior t o inst allat ion of finishing mat erials.
(iv) All ut ilit y lines shall be connect ed t o t he exist ing provision of t he building, provided wit h gat e valves and t est ed accordingly. The occupant shall inst all a wat er met er in accordance wit h t he building specificat ions and shall be locat ed on an area accessible t o building t echnicians.
(f) Main Doors and Frames
(i) For aest het ic purposes, t he Tenant shall provide t his Main Door and emergency exit doors leading t o public corridor in accordance wit h t he st andard building door design. (Refer t o Appendix F & G)
(ii) All office ent rances should be flushed along t he corridor walls. No element of t he office shall proj ect across t he boundary line of t he premises.
(iii) I f t he Occupant so desires, Elect ronic Locks may be inst alled at his expense. However, t his should have fail- safe feat ures during emergencies.
(iv) Elevat or Lobby and Fire Exit doors shall have fail- safe feat ures from bot h side of t he door.
(g) Exit Light s
(i) I lluminat ed exit signs, whet her ceiling or wall mount ed, should be self cont ained, surface mount ed wit h slender surface profile, 3-hour maint ained emergency light ing durat ion.
(ii) Exit signs should have aluminum t rim finish t o mat ch ceiling, polycarbonat e prismat ic diffuser and may be used as single or double sided.
(h) Cent ral Core
(i) Si gnage: The occupant shall inst all signage as specified below:
1. The RCBC Realt y Corporat ion has set signs at t he elevat or lobby. The RCBC Realt y Corporat ion shall provide

No ot her sign, not ice or advert isement of any form shall be allowed at t he common areas wit hout writ t en consent from t he RCBC Realt y Corporat ion.
(ii) Paint ing Works / Finishing

6.2 ENGI NEERI NG DESI GN STANDARDS
(a) St ruct ural
(i) The st ruct ural floor of t he t ypical office is designed t o carry a live load of 50 psf. (2.4 Kpa) and 125 psf. (6Kpa) for cert ain areas. Please refer t o St ruct ural plans for specific locat ions.
(ii) Vault s and ot her unusually heavy loads must be specified in plan and permit s must be secured from t he RCBC Realt y Corporat ion prior t o implement at ion of const ruct ion works or t ransfer t o t he building. Occupant s are required t o secure St ruct ural Cert ificat ion from t he Building Consult ant in case of proposed provision of unusual heavy loads
(iii) Chipping or scarring of floor slabs is not allowed. Coring for drainpipe penet rat ion for plumbing, drainage or cabling conduit risers may be allowed subj ect t o t he approval of t he RCBC Realt y Corporat ion.
(iv) Addit ion of int ernal st airs for mult i-level t enant s may be allowed subj ect t o approval of proposed design. Proposal shall include considerat ion for fire prot ect ion issues.
(b) Elect rical
(i) Power and Light ing Syst em
1. Normal and Emergency Power: The building shall supply 230 V, t hree phase, 60 Hz. power at t he main dist ribut ion panel for all unit s wit h a maximum capacit y of 150 KVA per floor, except for t he foodcourt area at podium level which has a 480 V, t hree phase, 60 Hz. power supply provision. The occupant will provide his own dist ribut ion panel. Any upgrading works shall be on t he occupant s account .
2. Emergency Power: The building shall maint ain a diesel generat or t o supply 100% emergency power t o all unit s.

4. All wiring shall be done in I MC conduit and power poles from ceiling. Wires shall be color coded as follows:

Poke-t hrough slab inst allat ion is not allowed.

9. All circuit breakers shall be compat ible and coordinat ed wit h t he building elect rical prot ect ion syst em. Circuit breakers shall be bolt -on t ype.
(ii) Telephone syst em
1. Tel ephone Syst ems: The occupant shall apply direct ly t o t he t elephone company for t he service. The building shall provide cables and conduit s at t he t elephone room. The occupant will provide for t erminat ion, cables and conduit s for office unit s.
2. All horizont al wiring for t elephone syst em shall be done in I MC conduit direct ly fast ened on ceiling concret e slab adequat ely support ed in t he ent ire conduit lengt h.
(iii) Fire Alarm Syst em
1. All wiring for fire alarm syst em shall be done in I MC conduit direct ly fast ened on ceiling concret e slab adequat ely support ed in t he ent ire conduit lengt h.
2. The building shall provide st andard number of smoke det ect ors wit hin t he core perimet er, ut ilit y rooms and wit hin t he office area. I f t he space design so requires, t he t enant must provide addit ional det ect ors and shall be t he same brand and specificat ion as t he building supplied and as required by t he code. Said t enant t o occupy shall upgrade/ provide, if warrant ed, addit ional loop card t o act ivat e it s addit ional unit s and shall coordinat e wit h t he base building cont ract or prior t o t he t apping and addressing of each unit .
3. All phot oelect ric smoke det ect ors and manual pull st at ion shall be fully addressable t ype.
4. All wiring and fire alarm equipment and accessories shall be compat ible wit h t he base building fire alarm and det ect ion syst em PHOTAI N
(iv) BMS
The building has t he capabilit y t o monit or FCUs and VAVs t hough t he int egrat ed comput er syst ems. VAV box cont roller shall be compat ible wit h t he building management syst em. However, t he occupant shall provide int erface wiring from t he unit t o t he t apping point . Power requirement of t he FCUs and VAVs shall be provided by t he t enant .

(v) Submit t al
Cont ract or shall in a neat and accurat e manner finalize const ruct ion drawings on t racing paper. These drawings shall be submit t ed t o Building Elect rical Engineer for approval. Final accept ance will be wit hheld unt il receipt of t he approved record drawings showing circuit runs and pull boxes wit h sufficient informat ion for fut ure rewiring, maint enance and ident ificat ion. The final submit t al of record drawings shall be in original and t hree set s of print s of As-Built drawings duly signed by and sealed by a professional Elect rical Engineer of t he Cont ract or. This approved final submit t al shall become propert y of Management .
All elect rical works shall st rict ly comply wit h t he lat est edit ion of t he Philippine Elect rical Code and ot her enforcing aut horit ies regarding elect rical and t elephone works. The occupant shall pay all fees and secure all necessary cert ificat e and permit s from t he proper government aut horit ies. Aft er t he buildings approval, no modificat ion on t he plans shall be done wit hout writ t en approval from t he building management . Elect rical works shall be coordinat ed wit h ot her t rades involved in t he const ruct ion. Any work involving buildings permanent st ruct ure shall be subj ect for approval of t he building manager. The occupant shall submit a signed and sealed as-built drawing t o t he building manager.
(c) Mechanical
The occupant shall secure t he building management s approval on all plans and specificat ions as well as pay and secure all t he necessary government permit s and on prior t o st art of work. The building shall provide a t ot al of 120 t on chilled wat er air handling unit s capacit y per t wo (2) floors. The building provides a 50mm diamet er chilled wat er st ub-out on each t ypical office floor for off-office hour operat ion. A maximum of 1.5 TR is t he allowable capacit y for each t enant t o be connect ed t o serve t he off-office hour operat ion. All elect rical feeder, st ub out s, drain, et c. shall be provided by t he occupant . Re-balancing of air handling syst em and chilled wat er syst em shall be on t he occupant s account and should be properly coordinat ed wit h t he building management . Aft er const ruct ion, as-built plans signed and sealed by t he Cit y Engineer, government permit s and licenses shall be submit t ed t o t he RCBC Realt y Corporat ion. Deviat ion from t he approved plan shall be submit t ed t o t he RCBC Realt y Corporat ion for approval prior t o inst allat ion.
(i) The air condit ioning syst em is designed t o maint ain 24 C + / - 1 C dry bulb t emperat ure and 50% + / - 10% relat ive humidit y in t he air condit ioned spaces when out side t emperat ure do not exceed 33 C dry bulb and 27 C wet bulb and when int ernal loads do not exceed t he following:
1. Occupancy 10 sq. m. per person 2. Light ing 21.5 wat t s per sq. m. 3. Appliances 16.14 wat t s per sq. m.

Occupant shall connect his air dist ribut ion duct work t o t he exist ing supply and ret urn air duct s. Deviat ions or changes shall be properly approved by t he Building Administ rat or prior t o inst allat ion.
(iii) Air condit ioning duct s shall be of plain GI sheet s and fabricat ed as per SMACNA st andards for low and medium const ruct ion as required.
(iv) Flanged-t ype air-condit ioning supply duct s shall be of t he medium pressure const ruct ion from t he exist ing t apping point near t he AHU room up t o t he variable air volume (VAV) boxes and of low-pressure const ruct ion from t he VAV boxes down t o each individual out let s or diffusers.
(v) All main air condit ioning duct s up t o 8 met ers from t he AHU room must be provided wit h int ernal acoust ical duct lining. Lining shall be 75 mm init ial t hickness, 32 kg/ cu.m. densit y fiberglass compressed t o 50 mm t hick and lined wit h polyet hylene sheet fast ened wit h mechanical pins.
(vi) All supply and ret urn air duct s not provided wit h duct liner shall be properly insulat ed wit h 1 inch t hick, 48 kg/ cu.m. densit y fiberglass insulat ion wit h reinforced aluminum foil vapor barrier on one side, except for duct s inst alled out side air condit ioned spaces where insulat ion t hickness shall be 50 mm.
(vii) Overlapping of A/ C duct s and light ing fixt ures shall not be allowed. Duct work shall be const ruct ed so as t o meet t he required floor t o ceiling height s set by management .
(viii) Variable Air Volume (VAV) boxes shall be of t he sizes and capacit ies as scheduled on t he drawings and shall be as manufact ured by Carnes, as used in t he base building or Management -approved equal brand. They shall be of pressure independent elect ronic cont rol t ype. Terminal unit shall be provided wit h DDC elect ronic cont rol. The DDC elect ronic cont rol shall be capable of int erphasing wit h t he Base Building ANDOVER CONTROLS 600 series BMS I nfinit y Terminal Cont rol Unit model TCX851 cont rol bus; repeat er model I nfilink 200. Thermost at wit h int egral maximum and minimum airflow set point s shall be provided by t he t erminal unit manufact urer. A line volt age t o 24-volt t ransformer shall be provided. The VAV box shall be variable volume t ype made from gauge 22 galvanized st eel, insulat ed wit h 25mm t hick, 0.675 kg. densit y glass fiber insulat ion, wit h removable panel for servicing of int ernal part s. Damper assembly shall be made from 2-24 gauge low leakage. Bearing shall be nylon t ype for noise free operat ion requiring no lubricat ion. All VAV boxes shall be int erlocked t o t he Building Management Syst em (BMS)
(ix) Cont rol air piping st ub-out is provided at t he air handling unit machine room of each floor. Occupant shall connect it s cont rol air piping requirement s and provide t he necessary

(x) For off-office hour air condit ioning loads, requirement s, 42,240 Wat t s (18 Tons) of Refrigerat ion (TR) t ot al capacit y st ub-out per floor on t he chilled wat erside is provided at t he AHU machine room. Fut ure addit ional air condit ioning unit s shall of t he free-blow t ype or duct ed t ype, chilled wat er unit s and limit ed t o 1.5 TR maximum capacit y per unit . All necessary chilled wat er piping from t he st ub-out t o each individual A/ C unit , drain lines, elect rical power feeder and cont rol lines including t he chilled wat er unit s and all it s relat ed accessories shall be furnished by t he Occupant . Elect rical provision for t his building feat ure is 230 volt s, 1/ 3 phase, 60 hert z. Refer t o t he St ruct ural st andards for floor loading limit at ions and plan showing equipment plat form/ base shall be submit t ed t o Management for approval prior t o fabricat ion/ inst allat ion. Addi t i onal FCU: Occupant is allowed t o inst all ceiling mount ed, chilled wat er t ype fan coil unit if necessary. All necessary connect ions such as BI chilled wat er piping, drains, st ub-out s, elect rical feeder and ot her accessories shall be furnished by t he occupant . However, t he occupant is required t o inst all a device t o properly monit or t he volume of chilled wat er used. This shall be subj ect ed t o t he approval of t he Propert y Management Office prior t o inst allat ion. Chilled wat er lines supply and ret urn t emperat ures are 6.67 deg.C and 13.9 deg. C, respect ively. Chilled wat er ret urn lines shall be provided wit h a dynamic aut omat ic balancing valve for addit ional FCU inst allat ion.
I n case a whole-floor Tenant desires t o put up addit ional AHU, t he flooring of t he room shall be provided wit h adequat e wat erproofing mat erials and floor insulat ion t o prevent possible moist urizat ion under it s concret e soffit slab.
(xi) All part it ions, which shall be ext ended up t o t he floor slab of t he succeeding floor, shall be provided wit h sufficient openings for ret urn air and smoke exhaust passage. Transfer duct s shall be provided as necessary.
(xii) Occupant shall inst all a ceiling-mount ed t ype exhaust fan wit h back-draft damper and all necessary exhaust duct s up t o t he provided exhaust duct st ub-out should t hey decide t o const ruct an addit ional t oilet . Maximum capacit y of exhaust fan shall be limit ed t o 100 CFM wit h an elect rical charact erist ic of 230 volt s-1 phase-60 hert z.
(xiii) Balancing of t he air dist ribut ion syst em, which is t he responsibilit y of t he occupant , shall be properly coordinat ed wit h Management .
(xiv) As-built plans shall be submit t ed t o Management aft er all inst allat ion, balancing and t est ing works have been complet ed. This submit t al shall be in reproducible original and t hree set s of print s of As-Built drawings duly signed and sealed by a professional Mechanical Engineer of t he Cont ract or.

(i) The inst alled sprinkler syst em is based on non- combust ible mat erials. Ceiling, floor, part it ion and ot her mat erials should be non-combust ible and should have a Class I fire rat ing.
(ii) Each sprinkler head has a coverage area of 18 sqm. Any relocat ion due t o part it ion or replacement of heads as maybe required by t he occupant shall be inst alled by aut horized sprinkler cont ract ors only. The cont ract or is required t o closely coordinat e wit h t he Building Administ rat or one day prior t o t he st art of work.
(iii) Sprinkler heads inst alled are rat ed at 165 degrees F or 74 degrees C f or ordinary room t emperat ure. The sprinkler heads are pendent t ypes, chrome plat ed. Should t he Occupant s wish t o replace t hem wit h a more at t ract ive one of t heir choice, such sprinkler sample and t echnical brochures shall be approved by t he Fire Prot ect ion Consult ant before implement at ion.
(iv) Minimum clearance bet ween t he sprinklers and t he wall shall be 500mm.
(v) Before any int errupt ion of service in t he sprinkler syst em, t he Propert y Manager must be not ified in writ ing so t hat t he Maint enance Engineer can prepare t he requirement s prior t o shut t ing-off and opening of t he sprinkler cont rol valve affect ed by t he int errupt ion.
(vi) Any hanging mat erial such as light ing fixt ure, decorat ive element s and alike shall not be at t ached t o t he sprinkler heads or any part of t he sprinkler syst em
(vii) m. Paint ing and ot her forms of finishes applied t o t he sprinkler heads t hat may damage t he fusible links will not be permit t ed.
(viii) Fire Hose Cabinet s are locat ed near t he fire exit s. Provided are 30 m. fire hose, nozzle, cont rol valve, hose accessories and 9 kg. fire ext inguisher for Class I I . The occupant shall supply t he required addit ional fire ext inguisher as st at ed by t he Fire Code of t he Philippines det ermined aft er finalizing part it ion locat ion. For offices (light hazard occupancies), t he FCP requires t hat t he maximum t ravel t o an approved t ype ext inguisher must not exceed more t han 22 met ers.
(ix) Light ing fixt ures, air duct s shall be inst alled away from sprinkler heads. The minimum dist ance permit t ed is 300mm away from light t o sprinkler head.
(x) During t he const ruct ion, fire ext inguisher shall be required during t he whole const ruct ion period. Cooking and designat ion of sleeping areas wit hin t he work place will be st rict ly prohibit ed. Ext ra precaut ionary measures shall be undert aken specially during sprinkler heads relocat ion work.

This approved drawing shall become t he propert y of t he RCBC Realt y Corporat ion.
(f) Sanit ary
(i) Relat ed Work
1. Addit ional privat e t oilet s composed of t ank-t ype wat er closet , lavat ory and floor drain/ pant ry wit h lavat ory may be const ruct ed by Occupant s. All design and cost for such addit ional t oilet s and pant ry shall be for t he Occupant s account .
2. Const ruct ion of showers shall be permit t ed, subj ect t o approval.
3. All plumbing inst allat ion shall conform t o t he lat est edit ion of t he Nat ional Plumbing Code of t he Philippines and shall be supervised by a regist ered Mast er Plumber/ Sanit ary Engineer.
(ii) Equipment
1. All plumbing specificat ions must be submit t ed t o t he Propert y Manager for approval.
2. For addit ional privat e t oilet s/ pant ry, t he following roughing-in are provided:
b.1 Branch line where soil/ wast e lines may connect , b.2 Wat erlines b.3 Vent lines
(iii) Locat ion
1. For flexibilit y, t he exact locat ion of addit ional fixt ures will depend on t he needs of t he Occupant s, provided t hat t hese are wit hin 10 met ers from t he provided branch lines.
2. No plumbing fixt ure shall be designat ed on t op of any beam.
(iv) Mat erials
1. Cast iron pipes and fit t ings for wast e pipes shall be bell and spigot t ype (wit h hub t ype) conforming t o ASTM A74 service weight and t apping size shall be 100mm diamet er.

3. All wat erline t apping shall be provided wit h isolat ing gat e valves capable of st anding t he t est pressure of 150 psi. The cast iron pipe shall be t est ed wit h a pressure equivalent t o one floor height .
4. All pipes shall be properly support ed wit h accept able pipe hangers similar t o exist ing ones.
5. Floor drain shall be 50mm diamet er wit h 100mm st rainer similar t o Met ma Model 249-32.
(v) I nconveniences
When an Occupant complet es his ceiling ahead of t he Occupant direct ly above him, t here is a presumed inconvenience on t he part of t he lower Occupant when t he fut ure t oilet of t he upper Occupant is inst alled. The upper Occupant , wit h t he assist ance of t he Propert y Manager, must coordinat e wit h t he lower Occupant on t he dismant ling and reconst ruct ion of t he ceiling of t he lower floor Occupant t o give way for t he upper floor Occupant t o complet e t he inst allat ion of t his t oilet . All direct and subst ant iat ed cost are t o t he account of t he upper occupant .
(vi) As-Built Drawings
Three set s of As-Built drawings wit h elect ronic file, duly signed and sealed by a regist ered Sanit ary Engineer of t he Cont ract or, shall be submit t ed t o t he Propert y Manager aft er all inst allat ion, const ruct ion and t est ing works have been complet ed. This approved drawing shall become t he propert y of t he Building Management .
7. WORKS BY NOMI NATED CONTRACTORS
7.1. Lessees shall be responsible for making all arrangement s wit h t he Nominat ed Maint enance Cont ract ors for t he carrying out of all works required by t heir fit - out proposals, including t he negot iat ion of cost s, rat es and programs of works. No responsibilit y shall be undert aken by t he Propert y Management Office or it s agent s for t he works or any unsat isfact ory discharge of or delay arising from such works. The RCBC Realt y Corporat ion and/ or t he Propert y Management Office and/ or t heir respect ive agent s shall not also be held responsible or t he act s, neglect or omissions of t he Nominat ed Maint enance Cont ract ors.
7.2. These works are t o be carried out by t he Nominat ed Maint enance Cont ract ors appoint ed by t he Propert y Management Office, as list ed in t his guide at t he Lessees own cost s. These include:

Plug-in unit s complet e wit h isolat ors of t he appropriat e rat ing will be inst alled by t he Propert y Management Offices cont ract or at t he Lessees cost
(viii) For mult i-t enant ed floors, t he main isolat ors and main incoming cables leading t o t he Lessees Premises will be inst alled by t he Propert y Management Offices nominat ed cont ract or Not e: I f insufficient or inaccurat e t echnical informat ion is supplied t o t he Propert y Management Office prior t o init ial inst allat ion, subsequent replacement will be at t he Lessees cost
(ix) Final connect ion of t he power supply for t he air-condit ioning unit of t he comput er room(s) and comput er equipment . Not e: Nominal capacit y is 15kVA and 20kVA. Elect ric cables required will be inst alled by t he Lessees cont ract or wit h a 10 met er loose end out side t he swit ch room for connect ion by t he Propert y Management Offices cont ract or at t he Lessees own cost .
(b) Air-condit ioning
(i) Alt erat ion or addit ion t o t he air-condit ioning syst em, if any, t o suit t he Lessees lay-out ; Not e: Addit ional air-condit ioning unit for t he t enant s I T Room should be chilled wat er t ype. Pipe work complet e wit h isolat ing valves, st rainer, insulat ion, et c. shall be Lessees cost . Flushing out of t he Lessees pipe work is t o be wit nessed by t he Propert y Management Office prior t o any connect ion being made.
(ii) Approved relocat ion of t he VAV boxes or any ot her changes t o t he main air supply syst em wit hin t he ceiling void; Not e: The flexible duct ing connect ed t o t he air-condit ioning supply out let s has been so designed t hat limit ed flexibilit y is

Any part of your works, which fails t o comply, may need t o be adj ust ed or replaced at your cost .
Generally in your design t ry t o avoid conflict s wit h t he locat ion of services provided by t he Landlord in your premises. THE COST OF EACH RELOCATI ON OR ALTERATI ON I S TO YOUR REASONABLE ACCOUNT.
Please consider t he following specific point s in preparing your designs and plans for approval:
8.1 I nt ernal Lay-out
Your consult ant s should st udy t he layout of sprinkler heads wit hin t he premises prior t o designing t he office. I f sprinkler heads have t o be moved from t heir indicat ed locat ions, or addit ional sprinkler heads are required, t he reasonable and vouched cost will be borne by t he Lessee.
8.2 Chasing Floors
NOT PERMI TTED. The exist ing floor t runking grid syst em must be used.
8.3 Light ing Fixt ures
All light ing fixt ures locat ed at t he perimet er / near t he curt ain wall should not be removed, replaced or alt ered.
8.6 Air-Condit ioning
The VAV t erminal boxes relat ed t o t he area of your premises are designed t o provide sufficient cooling capacit y t o maint ain t emperat ures wit hin t he premises for normal office act ivit ies.
Excessive numbers of spot lamps or ot her appliances, which generat e heat , will reduce t he cooling efficiency wit hin t he premises.
I f t herefore your design calls for large numbers of such fit t ings, you must consider t he effect on t he t ot al heat load generat ed. I f t he heat load you propose is t oo great , an addit ional air-condit ioning unit may be required t o maint ain balanced condit ions - and t he reasonable and vouched cost will be t o your account .

8.5 Curt ain Wall
No work including fixing, chasing, paint ing, et c. is permit t ed t o t he glass area or frame of t he curt ain wall and you will be liable t o reinst at e, at your reasonable expense, all damaged areas. I f any such cont ravent ion is not ed, t he Fit -Out Coordinat or may st op all fit -out works at your premises unt il full assessment of t he damage is carried out .

8.7 Part it ioning
All part it ioning work shall be non-combust ible dry part it ioning. Glass in part it ions may ext end down t o t he floor level. Tempered glass is t o be used where required. No poured concret e wall t hat will creat e wet works are allowed.
8.8 Ceiling Void
No combust ible mat erials are allowed t o be inst alled in t he ceiling void.
8.9 Floor Loading
Allowable live load f or each floor is 250 kg per square met er.
8.10 I nt ernal St aircases
The Lessee of mult iple floors may apply for approval t o const ruct int ernal st aircase bet ween floors. Building may allow t his on condit ion t hat :
a) Proj ect consult ant has st udied t he proposal and agreed t hat it is feasible.
b) Proj ect Consult ant has secured st ruct ural cert ificat ion from t he Building St ruct ural Consult ant .
c) Lessee obt ains all necessary approval from Building Aut horit ies.
d) Lessee bears t he cost of t he design, const ruct ion and re-inst at ement .
e) Proj ect consult ant has considered t he provisions of t he local Fire Code and t he lat est edit ion of NFPA.
8.11 Lease Line of Demised Premises
Where t he main ent rance of t he Demised Premises is adj oining t he Main Lift Lobby, t he lease line of t he Demised Premises is demarcat ed on t he floor. The Lessee will have t o design his main ent rance such t hat t hey do not encroach beyond t he Lease Line int o t he common area.
8.12 Floors
(a) No heavy point loads shall be imposed on any floor areas of t he Demised Premises wit hout Propert y Management Office (RCBC Plaza) writ t en consent . No surfaces or proj ect ions pot ent ially hazardous t o pedest rian t raffic will be allowed.
(b) All penet rat ions t hrough t he slab above or below t he Demised Premises must have Propert y Management Offices prior approval. This work may t hen be carried out by Propert y Management Office at Lessees expense.

Met hodology of applicat ion must follow int ernat ional st andards. The regular maint enance of t he wat erproofing must also be specified in t he det ails.
8.13 Doors
The Lessee must indicat e on his submission t he locat ion of t he main doors t o t he office space. Main ent rance doors (double or single leaf) should be 1000mm x 2400mm x 12mm t empered glass doors wit h t op and bot t om st ainless st eel frames and st ainless st eel push-pull bars as indicat ed in Appendix F.. Addit ional exit doors must be fire rat ed. Doubl e l eaf door s can be used f or si ngl e t enant ed f l oor s, whi l e si ngl e l eaf door s f or mul t i -t enant ed f l oor s.
8.14 Company Logo and Signages
(a) The design of proposed signages shall be submit t ed t o Propert y Management Office for clearance before inst allat ion.
(b) For t he Lessee occupying whole floors, RCBC Plaza may allow t he company signage t o be affixed t o suit able posit ion wit hin his leased premises. The Lessee is required t o submit his design in large-scale drawings t o Propert y Management Office for clearance prior t o fabricat ion.
8.15 Numbering of Unit s
Propert y Management Office will provide st andard size unit numbers and fix t hem at specific locat ions. The t enant is not allowed t o inst all unit numbers of ot her designs or remove t he numbers t hat RCBC PLAZA has inst alled.
8.16 Ramps
The Lessee shall indicat e on his submissions t he det ails of all proposed ramps.
8.17 Window Finish
Shall be t o Lessor st andards. These are available on request .
8.18 Nominat ed Cont ract ors
Tenant has t he right t o choose his own consult ant s, designers, cont ract ors & suppliers. I f he desires t o use Base Building Nominat ed Fit -out Consult ant s, Designers, Cont ract ors & Suppliers, list s are available at t he Propert y Management Office upon a writ t en request . Please t ake not es t hat t he soundness and accurat eness of t heir designs/ works/ supply is st ill t he liabilit y of t he t enant .
8.19 Hours of Operat ion
All workmen/ cont ract ors/ t enant s must st rict ly follow t he t iming arrangement s for t he fit t ing out period. Please refer t o sect ion 12.2 for t he Fit -out Works Schedules.
8.20 Direct ory Signage

The building will provide a direct ory signage on each level wit h a st andard design. Each t enant on a mult i-t enant ed level is provided a single slot for t he locat ion of his company name. Tenant s occupying one or more floors may ut ilize t he direct ory signage for t he locat ion of his company name. Font sizes may vary but not t he Font t ype. I t shall be ut ilized wit hout affect ing t he st andard design. PMO is responsible for providing name of his t enant s only in mult i-t enant ed floors. I nst allat ion of company logo maybe allowed only wit hin t he leased premises but subj ect t o t he approval of t he Propert y Management Office.
Your proposal for t he Buildings Office Tenant s and Floor Direct ory Boards must be submit t ed in accordance wit h t he design supplied by t he Lessor. Please complet e t he at t ached Direct ory Board Order Form and ret urn t he same t o t he Fit -Out Coordinat or.
No variat ions t o t he design will be permit t ed wit hout t he Lessors prior approval whose approval shall not be unreasonably wit hheld.
A reasonable charge will be made for t he Direct ory Boards and t he amount will be charged t o your account .
8.21 Securit y
Once possession of your premises has been grant ed, you are fully responsible for it s securit y. This will be part icularly import ant during t he fit -out period and your cont ract ors should be inst ruct ed accordingly.
The Landlord will not be held liable for any losses in respect of mat erials and finished works as well as any Landlords fit t ings aft er t he handling over of t he premises t o you unless such loss arises from t he act , neglect or omission of t he Landlords, it s servant s, agent s or licenses.
Securit y services for t he Unit s shall be provided only by a securit y agency approved by Management which shall ensure t hat t he securit y arrangement s of t he ot her Unit s and Premises will not be adversely affect ed.
All workers ent ering and leaving t he RCBC Plaza premises shall be subj ect ed t o bag inspect ion and body search by t he RCBC Plaza Securit y.
9.0 EXECUTI ON OF FI T-OUT WORK
9.1 The fit -out work may commence aft er:
(a) The proposed fit -out works have been approved by t he Fit -Out Coordinat or.
(b) Any st ruct ural alt erat ions have been approved by t he Building Aut horit y.
(c) You have not ified t he Management Office of t he name of your cont ract ors and dat e of commencement of work.
(d) You have paid t he Vet t ing Fee as per sect ion 4.2 of t his Guide.
(e) You have paid t he Fit -out Deposit as per sect ion 4.3 of t his Guide.

(f) Your cont ract or must have a valid cover not e of t hird part y insurance ot herwise t hey will not be allowed on sit e. RCBC Realt y Corporat ion should be not ed as t he Building Owners on t he cert ificat e of insurance.
(g) Your cont ract or has collect ed t he necessary CONTRACTORS PERMI TS .
No wor k t o commence wi t hout al l f ees bei ng pai d t o t he Propert y Management Of f i ce, al l pl ans approved, and acqui ri ng al l necessary i nsurance coverage.
9.2 You should ensure t hat your cont ract or is fully inst ruct ed on t he appropriat e procedures he must follow in connect ion wit h t he fit -out works as det ailed in it em 4.1. The Management Office will provide all cont ract ors wit h a list of Building Rules t o be observed by all sit e workers but , in part icular, you should st ress:
(a) No fixat ion should be made t o any part of t he curt ain wall or t o t he surrounding window frame.
(b) No combust ible mat erials are allowed t o be inst alled in t he ceiling void.
(c) The st ruct ural walls and floor slab must not be dist urbed in any way.
(d) Required fire ext inguishers must be provided in t he unit during t he ent ire fit -out works period. Smoking and cooking are st rict ly prohibit ed wit hin t he const ruct ion sit e.
(e) The Management Office must be not ified of any inflammable mat erials brought ont o sit e and such it ems are t o be st ored in accordance wit h t he specified requirement s. No dangerous mat erials allowed being st ored on sit e.
(f) Adequat e prot ect ion must be provided t o prevent damage t o any of t he Landlords fixt ures, fit t ings and finishes.
(g) The cont ract ors employees must carry CONTRACTORS PERMI TS issued t o t hem when working wit hin RCBC Plaza. The Propert y Management Office or his designat ed st aff will evict anyone wit hout such permit . Only t hose included in t he list provided by t he t enant shall be allowed ent ry t o t he RCBC Plaza. All workers must always properly wear t he RCBC securit y I D card issued t o t hem by t he guard on dut y in exchange of t heir company I D. They must also be in t heir respect ive company uniform.
(h) The cont ract ors employees must only use designat ed basement t oilet s.
(i) The cont ract ors employees or ot hers must not sleep on sit e at any t ime.
(j) No work is t o be carried out during out of hours wit hout prior Propert y Management Offices approval.
(k) Cont ract ors st aff t o willingly obey direct ions from Propert y Management Office and behave in an appropriat e manner at all t imes.

Sandos, short pant s, sandals or slippers and t he like are prohibit ed.
(m) I dent ificat ion cards must be worn at all t imes while inside t he building premises.
(n) Workers shall not be allowed t o indulge in gambling, drinking or cooking wit hin t he premises. Eat ing is likewise prohibit ed.
Al l cont ract ors shoul d be f ul l y responsi bl e f or t hei r st af f / workers. The Propert y Management Of f i ce wi l l have t he f i nal say i n al l di sput es.
9.3 You should also inst ruct your cont ract or t o cont act t he Management Office and advise t he dat e( s) of commencement of work and upon which goods and mat erials are t o be delivered. The cont ract or should agree wit h t he Management Office on t he following mat t ers:
(a) Time of deliveries shall st art around 7: 00 PM t o 6: 00 AM t he following day (b) Allocat ion of loading area (c) Allocat ion of service elevat ors (d) Dat e for t he connect ion and disconnect ion of t emporary elect ricit y supply
9.4 Your cont ract or must ensure t hat all wast e and rubbish is removed from t he premises as and when required or as direct ed by t he Management Office. 9.5 Your cont ract or must ext ract all foul odors t o t he building ext erior by ext ract ion flow and t ubing t hrough t he fire exit .
10.0 COORDI NATI ON OF FI T-OUT WORKS
All cont ract ors employed by a Lessee shall, if required by t he Propert y Management Office, coordinat e t heir work wit h ot her cont ract ors employed by ot her Lessees and cont ract ors employed by t he Propert y Management Office or t heir agent s. The Lessee and his consult ant s and cont ract ors must ensure t hat free access t o t he Common Areas, st aircases, ent rances, elevat ors and parking areas from t he Premises is provided t o all persons present in or working on t he Premises and such free access may not be blocked, unless specifically aut horized in writ ing by t he Propert y Management Office. Neit her t he RCBC Realt y Corporat ion nor t he Propert y Management Office nor t he agent s shall be responsible for t he act , neglect or omission of any Lessee, it s consult ant s or cont ract ors.
11.0 RULES AND REGULATI ONS
The Lessee should ensure t hat his consult ant s/ cont ract ors are fully inst ruct ed on t he appropriat e procedures, arrangement s and requirement s t hat must be st rict ly followed in connect ion wit h t he fit -out work as det ailed in t his Guide.
The Propert y Management Office shall have t he right t o impose any reasonable addit ional regulat ions governing t he conduct of t he fit -out works, as he may deem necessary under t he circumst ances.
The Propert y Management Office will provide all cont ract ors wit h a list of Building Rules t o be observed by all sit e workers. The Lessee should also ensure t hat it s consult ant s/ cont ract ors observe t he following (Sect ion 13, 14, 15, 16 & 17).

12.1 The cont ract or must submit t o t he Propert y Management Office at least t wo (2) working days in advance, for all overnight / aft er-const ruct ion-hours act ivit ies, et c. The Propert y Management Office may st op or suspend any work if such work creat es a nuisance t o t he members of t he public or affect t he int erest s of t he Building and it s occupant s.
12.2 Schedule of const ruct ion works shall be subj ect ed t o t he final arrangement of PMO. Preferably, all works t hat will not dist ract operat ion of adj acent t enant s below or above may commence at any given t ime. Please not e t hat if works found t o be dist ract ing t o t enant s operat ion, t hese shall be considered as maj or const ruct ion violat ion and shall be charged equivalent t o t he penalt ies st at ed at 19.7
Not e: 1. I n case t here are apprehensions due t o noisy works, Propert y Management Office has t he right t o confiscat e all t ools used t hat creat ed t he noise. These it ems shall be released upon set t lement of such violat ion. 2. I f worker/ s are apprehended, he shall be ushered out of t he building immediat ely aft er issuance of t he violat ion t icket on t he same day. He shall be given at least five days grace period from t he day of apprehension t o set t le such violat ion/ s. The issued t icket may be use as an ent ry pass in ent ering at gat e-4 and will only be honored wit hin t he given grace period. Aft er 5 days, wit hout set t lement of such violat ion, t he violat or will be banned from t he sit e.
12.3 I f in t he opinion of t he Propert y Management Office, addit ional securit y requirement s are necessary, t he Propert y Management Office reserves t he right t o charge Lessee for addit ional securit y cost s as well as all ot her cost s incurred for such overt ime work (elect ricit y, et c.).
12.4 Access t o Premises
The Lessee shall allow t he Propert y Management Office and his agent s sufficient access t o and from t he Premises in order t hat regular maint enance and replacement of t he communal facilit ies equipment and services sit uat ed in or passing t hrough t he Premises can be carried out , provided t hat , t he same is done wit hout det riment t o t he Lessees proposed works.
13.0 ELECTRI CI TY SUPPLY
13.1 During t he fit -out period, t he Propert y Management Office shall, if request ed, t o provide t emporary elect ricit y service (for t he account of t he Lessee). Direct connect ion t o t he light point s in t he Common Areas is prohibit ed. No t emporary leads or connect ions are allowed for safet y purposes. Di sconnect i on of power suppl y and work st oppage wi l l be i mpl ement ed f or vi ol at i on of t hi s i t em.
13.2 Tenant s cont ract or is required t o provide his own t emporary elect ric met er t o monit or elect ricit y consumpt ion in t he course of const ruct ion. Tapping will be scheduled upon t urnover of leased area.

13.4 The Propert y Management Office and t he Lessee must agree on t he dat e of t he connect ion and disconnect ion of t he t emporary elect ricit y supply.
14.0 DELI VERY AND TRANSPORT OF MATERI ALS
14.1 All goods are t o be delivered via t he loading bay at Basement 2. All delivery drivers and workers are t o obey all t raff ic signs, House Rules, Car Park Rules and all inst ruct ions issued by t he Propert y Management Office or his represent at ives. The l oadi ng bay at Basement 2 shoul d not be used as a st agi ng area, t her ef or e al l const ruct i on mat eri al s and goods del i vered on si t e must be br ought di r ect l y t o t he t enant s ar ea.
14.2 The Lessee shall advise t he Propert y Management Office in writ ing of t he commencement of it s fit -out works and t he dat es on which goods and mat erials are t o be delivered. The Lessee shall inst ruct it s cont ract ors t o cont act t he Propert y Management Office t o agree wit h t he Propert y Management Office on t he following mat t ers:
(a) Time of deliveries shall st art around 7: 00PM t o 6: 00AM t he following day (b) Allocat ion of loading areas (Basement 2 Loading Dock) (c) Allocat ion of service elevat or (SE 1 for Tower 1, SE 2 for Tower 2)
No removal or delivery is allowed wit hout prior approval from t he Propert y Management Office. Heavy or voluminous it ems should not be t ransport ed using t he elevat or wit hout prior approval of t he Bldg. Manager.
Any damages caused by t ransport ing of it ems from t he loading bay at Basement 2 t o t he t enant s area shall be assessed and correspondingly charged t o t he Lessee. All service lift s should be fit t ed wit h t he necessary floor and wall prot ect ion t o avoid damage during t ransport ing of const ruct ion mat erials and goods.
14.3 A list of all cont ract ors machines, t ools, equipment and building mat erials should be submit t ed t o t he Propert y Operat ions Division prior t o commencement of any fit -out works. The same should be t est ed, t agged and regist ered by t he Propert y Operat ions Division upon delivery int o t he Building.
14.4 Cont ract ors/ workmen should obt ain a Gat e Pass from t he Propert y Management Office before bringing out from t he Building any machines, t ools, equipment and building mat erials. Ot herwise, t he same shall not be allowed t o be brought out of t he Building.
14.5 The use of passenger elevat ors for mat erial delivery is st rict ly prohibit ed. Workers are not allowed t o use t he passenger elevat ors.
14.6 The cont ract ors agent s, employees or visit ors must not place, leave or obst ruct any mat erials, equipment , refuse or debris out side t he Lessees Premises, or in t he corridors, elevat or lobby or in any Common Areas ot her t han t he allocat ed place of work. Any such it ems found in t he common areas will be disposed of, as t he Building Manager sees fit , wit hout incurring any liabilit y. The cost of such removal will be met by t he Lessee.
Fit-out Guidelines November 2007 Edition RCBC Plaza Property Management Office Page31 of 40 14.7 The Lessee and/ or it s cont ract ors must obt ain t he writ t en approval of t he Propert y Management Office before bringing any inflammable mat erials and dangerous or hazardous mat erials int o t he Building and must st ore t he same in accordance wit h t he requirement s of t he Propert y Management Office.
14.8 No combust ible mat erials are allowed t o be inst alled in t he ceiling void or anywhere else in t he Premises. All mat erials used for t he fit -out work must be asbest os-free.
15.0 WASTE, RUBBI SH AND CLEANI NG
15.1 No refuse will be allowed t o accumulat e in t he Premises or in t he Common Areas.
The Lessee shall ensure t hat it s cont ract ors remove all wast e and rubbish from t he Premises at t he end of each work day and as and when required or as direct ed by t he Propert y Management Office.
15.2 General cleaning of any debris in t he ceiling void and met er room should be made upon complet ion of t he fit -out works. The Propert y Management Office will inspect t he areas before a refund of t he Fit -Out Deposit is made. Any debris found in t he Premises shall be removed by t he Buildings cleaning cont ract or at t he Lessees own cost .
15.3 The Propert y Management Office reserves t he right t o charge t he Lessee for any cleaning work deemed necessary.
16.0 DAMAGE TO COMMON AREA, OTHER LESSEES AREA
16.1 The Lessee and/ or his cont ract ors should provide adequat e prot ect ion for t he fixt ures, fit t ings and finishes in t he Common Areas of t he Building in accordance wit h t he specificat ions of t he Propert y Management Office, t o ensure t hat t he same are not damaged in any way by reason of t he fit -out works of t he Lessee. All cost s incurred t o repair any damages t o t he said Common Areas shall be borne by t he Lessee concerned, and t he Propert y Management Office is aut horized t o deduct t he same from t he Fit -Out Deposit .
16.2 No wast e mat erials shall be discharged int o t oilet s or hand basins. The Lessee shall be fully liable for any damage caused t o t he fixt ures or fit t ings in t he Common Areas as a result of a violat ion of t his provision.
16.3 The Lessee shall indemnify t he RCBC Realt y Corporat ion and t he Propert y Management Office against any claim for damages suffered or incurred by ot her Lessee of t he Building or any ot her t hird persons caused by or due t o t he conduct by t he Lessee of it s fit -out works.
17.0 TESTI NG AND COMMI SSI ONI NG
17.1 The Lessees cont ract or shall inform t he Propert y Management Office (t hrough a writ t en request ) t o wit ness t he following:

18.0 POST - CONSTRUCTI ON
18.1 The Lessees cont ract or shall submit 3 set s of as-built drawings, signed and sealed.
18.2 The Propert y Management Office shall conduct a final inspect ion t o ensure const ruct ion was done according t o approved plans. Rect ificat ion works shall be done as necessary at Lessees and/ or his cont ract ors expense.
18.3 The Lessee and his cont ract or shall submit copies of t he following:
(a) Business Permit (b) Occupancy Permit (c) Cert ificat e of Final Elect rical I nspect ion (d) Fire Safet y I nspect ion Cert ificat e
18.4 Refund of t he Fit -out Deposit s
Before t he Fit -out Deposit s can be released, t he following requirement s must be sat isfied / accomplished:
1. The cont ract or/ unit owner shall submit t he requirement s st at ed in sect ion 18.1 t o 18.3.
2. Final I nspect ion shall be conduct ed by t he represent at ive of t he Propert y Management Office, t oget her wit h t he cont ract or / owner's represent at ive. Any violat ion or damage should be rect ified or repaired wit hin a period of five (5) days from discovery t hereof by t he said represent at ive. I f no act ion is t aken by t he unit owner/ t enant / cont ract or, t he Propert y Management Office shall do t he necessary repair / replacement and supervision works; t he cost of which shall be deduct ed from t he fit - out deposit s / bond.
I n case of deviat ion from t he approved unit improvement plans, t he corresponding penalt y (amount of which shall be assessed based on t he ext ent of correct ion j ob t o be undert aken) shall be applied against t he account and t o be deduct ed from t he post ed cash bond / fit -out deposit .
Please not e t hat if correct ion work is unaccept able, a bigger penalt y shall be applied based on t he ext ent of t he necessary correct ion j ob t o be undert aken.
I n case of unpaid penalt ies/ charges (due t o violat ion of House rules and regulat ions) on record at t he t ime of t he cash bond processing, t he same shall be deduct ed from t he post ed cash bond. I f t he amount of t he cash bond is not sufficient t o cover t he aforement ioned unpaid penalt ies/ charges, t he t enant / cont ract or shall pay for t he deficiency.
3. Submission of All Test ing and Commissioning Report s.
4. Set t lement s of all unpaid account s (ut ilit y charges, associat ion dues, administ rat ive fees et c.). Failure t o set t le means t he corresponding amount will be deduct ed from t he cash bond .

Processing of refund will be made once all t he aforement ioned applicable condit ions have been sat isfied. The t ot al amount of cash bond will be ret urned in full if: No deviat ion/ s from approved unit improvement plans ; No damage/ s caused t o any part of t he common areas or t he adj acent unit s; No violat ion/ s on House rules and regulat ions and est ablished rest rict ions No unpaid account s (ut ilit y charges, associat ion dues and administ rat ive fees, et c.).
18.5 I ssuance of t he Propert y Management Office clearance t o occupy t he Unit
1. No clearance shall be issued unt il all t he unpaid account s are fully set t led. 2. All applicable st ipulat ions shall be sat isfied prior t o t he issuance of t he said clearance.
19.0 SCHEDULE OF FI NES AND PENALTI ES
Any deviat ion from t he approved plans and specificat ions and any violat ion of t he requirement s, rules and regulat ions cont ained in t his document will be subj ect t o specific and relat ive amount s payable deduct ed from t he fit -out deposit s.
The Propert y Management Office reserves t he right t o order all works st opped if serious and/ or repeat ed violat ions are not remedied or rect ified immediat ely by or if at any t ime t he fit -out deposit has been exhaust ed from penalt y payment s. I n t his event , work may only be reserve when a new bond of same amount is post ed and clearance from t he Propert y Management office has been obt ained.
I f no penalt ies were incurred during t he ent ire durat ion of t he Fit -out , t he bond will be in ret urned aft er t he final inspect ion of t he complet ed works has been carried out by t he Propert y Management Office and submission of all t he post -const ruct ion document less all applicable fees and penalt ies.
Penal t i es are as f ol l ows;
1. Deviat ion from t he approved plans and specificat ion - Rect ificat ion of works and Php 10,000.00 2. Unaut horized alt erat ion, relocat ion or removal of Sprinkler Heads or any ot her common and area Facilit ies rect ificat ion/ rest orat ion - Php 10,000.00 3. Violat ion of work schedule - Php 5,000.00 per incident 4. Damages I nflict ed on ot her unit s or - Repair/ Rest orat ion of t he damaged area and Common area facilit ies - Php 5,000.00 5. Lit t ering on Common Areas - Php 5,000.00 per incident 6. Loit ering of Workers - Php 5,000.00 per incident 7. Penalt ies of Workers not complying wit h t he Rules and Regulat ion at t he sit e -Offenses (whet her 1 st or 2 nd ) shall be charged equivalent t o Php 5,000.00 and shall be charged t o his company
