Stone ga te Subdivision HOA Self Checklist

According to our Protective Covenants and Bylaws, it is the responsibility of each home owner to
maintain their lot. This checklist is meant to assist each homeowner in reviewing their lot.

Please go through each item and evaluate how well you are doing at meeting the protective
covenant agreement. If you find an area that needs attention, make a note of how you will
remedy any non-compliant areas and start working on it. This is the same checklist that will be
used to evaluate your property when the Board performs walk-throughs.

Home: (Declaration, Article III, B.)
1. Building exterior finish well-maintained -
including paint, stain and finish (colors:
earth tones, naturals, grays)
Garbage: (Declaration, Article III, K.)
2. Refuse, garbage and trash kept within an
enclosed structure and appropriately
screened from view.
Fences/Hedges: (Declaration, Article III, L.)
3. Fence, Walls, Hedge and Shrubs shall not
obstruct sight lines at 3-8ft above roadway
on corner lots. (State Code for Sight
Triangle)
4. No fence, wall, hedge, or shrub planting
which obstructs view shall be placed within
20 feet of front lot line or 15 feet of street
side yard.
5. Trees within this area to be maintained at
sufficient height to not obstruct sight lines
(canopy begins no lower than 8 feet)
6. Fences to be constructed of dog-eared 1x6
cedar pickets. And not greater than 6ft
height above street level (subject to above
restrictions)
Landscaping: (Declaration, Article III, M.)
7. Maintain landscaping in a neat and
attractive condition, including all necessary
gardening to properly maintain and
periodically replace when necessary the
trees, plants, grass and other vegetation
8. Front yard to have light or substitute low-
level lighting
9. Front yard to have at least one tree
Vehicles (Declaration, Article III, F., Q.)
10.Travel trailers, recreation vehicles, boats,
tractors, snow removal equipment, golf
cart, garden or maintenance equipment
shall at all times, except when in actual use,
be kept in enclosed structure or screened
from view.

Animals: (Declaration, Article III, N.)
11.No animals, livestock or poultry of any kind
shall be raised, bred or kept on any lot,
except that dogs, cats or other household
pets may be kept
12.All dogs and cats or household pets
properly fed and cared for and adequately
fenced so as not to annoy or trespass upon
the use of the property of others.
13.Dogs shall not be allowed to run at large

15.Dog runs or kennels are to be placed and
maintained in rear of dwellings and not
visible from the street.

16.Service areas, storage piles, compost piles

clothing or fabrics shall be appropriately
screened from view.
17.No lumber, grass, shrubs or tree clippings
or scrap or refuse or trash shall be kept,
stored or allowed to accumulate on any lot
or common area.
18.No Mining, Drilling or Excavation on lot
19.All utility services shall be underground,
including telephone, electricity and cable
television
20.No television antennae, satellite receivers
or radio aerials exceeding 3 feet in
diameter shall be installed or allowed to
remain on the property other than in the
interior of a unit.
21.No light shall be emitted from any lot
within the property or from common areas
where light is unreasonably bright or
causes unreasonable glare
22.No sound shall be emitted from any lot or
common area which is unreasonably loud
or annoying
23.No odors shall be emitted on any property
which are noxious or offensive to others
Assessments: (Declaration, Article VII)
24.Assessments are to be paid Biannually
($60 due each January and June). Are you
