18.If any applicant wants to cancel the ownership of the plot after submitting the total amount of the plot, then the company will refund his/her amount after deducting 50% of the total cost. The company will refund the amount through cheque in favour of applicant/ allottee. 19.The company will provide the Maintenance & Security Services and will charge for these services on annual basis every year. 20.The applicants/ allottees have to pay the maintenance & Security charges @ Rs.4.50/- per sq. yard/ monthly on annual basis. Maintenance & security charges will start after 3 years from date of execution of registry/ Sale Deed of their plots. Maintenance & security charges will be payable every year in advance. Service tax on the maintenance & security charges will be charged extra as per the prevailing rates. 21.The applicant/ allottee have to pay a penalty of 10% of the outstanding maintenance & security charges as the late fees in case if he/ she fails to pay the maintenance & security charges as on or before their due date. 22.In case if any client fails to pay the maintenance & security charges on time, then the company is not responsible for the security of his/ her property or not be responsible if anyone encroaches his/ her property and the client cannot blame the company for any loss what so ever. Moreover, the company will not provide the maintenance services for common area to such clients. 23.The company reserves the right to cancel the registration/ allotment of the plot in case if any cheque for the Booking Amount or the Balance Amount for that plot bounced/ dishonored due to customer's fault. 24.The applicant/ allottee shall before taking possession of the residential plot, must clear all the dues towards the residential plot and have the Conveyance Deed for the said residential plot executed in his favour by the Company after paying stamp duty, registration fee and other charges/expenses. 25.If an applicant is getting a corner, park facing, two side open, wide road facing plot, then the applicant has to pay 10% extra of the total cost of the plot as P .L.C. It will be charged 10% separately for every preferred location. 26.The company will start giving facilities like concrete roads and water supply only when at least 10% allottees will make their houses in the township. 27.The company can change its scheme at any time and the applicants are not supposed to show any objection on the same. The company reserves the right to increase or decrease the no. of plots, time period or the area of land in this Scheme. 28.It is made clear that it is not possible to check the eligibility of applicant at the time of acceptance of the Registration form. Therefore, those who are not eligible would register their name at their own risk and wouldn't be entitled for allotment of plots if at a later stage it is detected that they are not eligible under the scheme. 29.All allotments shall be made on free hold basis. However, the title shall be transferred only when Sale Deed/Registry is executed in favour of the allottee and is registered in the office of Sub-Registrar. 30.The Company will start the execution of Registry Process within 4 months after giving the allotment of the plot to the applicant/ allottee. The company will inform every client once the Registry Process starts. It is mandatory for every client/ allottee to acquire an NOC and a registry date from the Head Office of the company before going for the execution of the registry of Sub Registrar's Office/ court. 31.The allottee has to execute a sale deed/ registry within six to eight months after getting the Allotment of the Plot. 32.The applicant/ allottee have to pay a one time fee of Rs.50/- per sq. yd. as demarcation charges for his/ her plot in advance. The applicant/ allottee have to deposit these charges at the time of handing over the registry/ sale deed to him/ her. 33.All the allottees are liable to make the boundary wall of their residential plot within a year after getting the registry of that plot. 34.The company will give the possession of plots within two years from the date of allotment of the plot. 35.The applicant will have to take written permission to transfer his/her registration/ allotment of residential unit from the company and is liable to pay a transfer fee @ Rs.50/- per sq. yard as administration expenses. Transfer of a plot will entirely at the discretion of the company. Moreover the assignee (new allottee) must agree to comply with all formalities in this regard and the assignee agrees to abide by all terms of allotment. 36.If the Company/ Government will come up with sewage plan in the near future in this proposed township, then the applicant/ allottee has to cooperate accordingly and to pay 50% of the taxes/ fees for that. The Basic Cost, IDC, EDC does not include the installation of sewage facilities in the proposed township. 37.The applicant/ allottee has to follow the government norms/ rules if he/ she will start construction on their residential plot. 38.It is mandatory for every applicant/ allottee not to exceed the flooring of the ground floor above 2.5 feet from the ground level of the internal roads in the township. 39.The company will come up with a Buy Back Offer of 3 years in the proposed township. Buy back Plan is applicable for those applicants/ allottee(s) who will make the entire payment of their plot and execute the sale deed/ registry in the stipulated time period. 40.According to the Buy Back Offer, if the Buyer wants to surrender the plot after 3 years from the date of handing over the sale deed/ registry to the applicant/ allottee, The Company will return the double amount of the Basic Cost of the plot to the applicant/ allottee.
41.The Buy Back Plan is applicable only if the applicant/ allottee will construct the boundary wall of his/ her plot. 42.The company will release the amount to the applicant/ allottee in the same way, the applicant/ allottee has deposited his/ her installments of the same residential plot to the company. The company will release that amount through cheque only in favour of the applicant/ allottee. 43.The Company and the applicant/ allottee will execute an MoU regarding the Buy Back Plan at the time of handing over the registry/ sale deed to the applicant/ allottee of the said residential plot. 44.The Buy Back Offer is applicable only if the applicant/ allottee will follow all the terms and conditions of registration/ allotment of the said residential plot. In case the applicant/ allottee will not follow any of the terms & conditions of registration/ allotment, then they can not avail this buy back offer. 45.The Company reserves the right to alter/amend/modify any of the terms & conditions of application eligibility and allotment at its sole discretion or as desired / directed by the Govt. of the State / India. The consequences of such alteration/amendment/modification will be automatically binding on all applicants, without any further reference of them. 46.If any misrepresentation/concealment/suppression of material facts are found to be made by the applicant/ allotee, then the allotment of the given plot will be cancelled at the immediate effect and the total amount of the plot will be refunded after deducting 47% of the same. 48.The Courts at Delhi alone shall have jurisdiction in case of any dispute.
