The Bay Regatta
30 January - 3 February @ Phuket, Phang Nga, Krabi Formerly the 'Phang Nga Bay Regatta', The Bay Regatta sails through Phuket, Phang Nga and Krabi showcasing some of the most stunning maritime scenery in the world. Now in its 16th year and organised by Ao Chalong Yacht Club (ACYC), this popular regatta sees 40 to 50 yachts participate every year for fun racing and parties. The Bay Regatta is popular with diehard cruisers as well as racers because, uniquely, it moves 'home' every night, with most crews living aboard their yachts although shoreside accommodation is available in all stopovers for those whose 'comfort' needs are paramount. Chanchai Doungjit
Director of the Tourism Authority of Thailand Phuket (TAT) Office, has been a busy man since his arrival on the island last August. Here, he shares his insights into Phukets tourism development and reveals some of his favourite Phuket places.
Please tell us a bit about yourself. I was born in Bangkok, and working with the TAT Ive been based in Rayong province as well as the TAT office in Los Angeles, which is responsible for all of North America. My family, including my son, aged 25, are living in Bangkok. Before coming here to work, had you been to Phuket before? Yes, the first time I came to Phuket was about 15 years ago. There were not a lot of tourists then compared to now. The cost of living was still low and, aside from Patong, the beaches were not so crowded. When you have free time in Phuket, what do you like to do? Im lucky that my office is in Phuket Old Town. I like to go out to eat chicken rice or noodle soup. Some of my favourite restaurants are Uptown and Raya in Phuket Town, and for seafood I go to Kan Eang @ Pier in Chalong. I love to play golf, and Phuket has some excellent golf courses. What are the main priorities for you and your team at TAT Phuket? The TAT domestic offices normally work to promote their destinations to Thai tourists, but in Phuket we also promote the island to overseas tourists. We have two jobs: the product side and the marketing side. For Phuket, we do not focus much on the marketing because its already well known. The priority for us is in improving the product, and we coordinate with other organisations to discuss issues such as dealing with garbage and improving the electricity supply. What are the main challenges Phuket is facing as a growing tourism destination? We worry about the quality of the product. The beaches, infrastructure, airport, highways, traffic all of these things need to be managed properly and made better. When I go to other countries I see that people follow regulations. Here, theres a lack of discipline and on this we need to improve. How important is the marine leisure industry (yachting / luxury boat trips) for Phuket tourism? We see this as our new potential market, in addition to other markets were targeting including honeymooners and the cruise liner market. Recently we discussed the budget for the next fiscal year 2014-2015 for the development of a convention centre, a deep-sea port and better linkage with other countries by sea Malaysia, Singapore, even Myanmar. A new ferry route connecting Phuket to Krabi and Langkawi is in discussion. Phuket already
has some excellent marinas including Royal Phuket Marina and Boat Lagoon. We will continue to encourage the private sector to develop and improve Phukets marinas, as the private sector can do a much better job than the government in this area. The island seems to be sliding towards ever-cheaper mass fullpackaged tourism, which is sure to put off higher-spending, independent, tourists not to mention the impact on local tourism-related businesses, such as restaurants. Do you see this as a problem? We talk about this often. Phukets growth is very high and it creates some difficult situations. In terms of marketing were emphasising the high-quality markets such as golf tourism, weddings, MICE [meetings, incentives, conventions and exhibitions], and medical tourism. At the same time we have to support local people, the small-to-medium enterprises who may not be able to offer a fivestar experience, so we have to find a way to balance these. In 2012, Phuket enjoyed one of its best years ever in terms of tourist arrivals. What do you think are the main factors for Phukets continued growth? Phuket has avoided some of the problems faced by other tourist destinations in Thailand in recent years, like the flooding in the North and riots in Bangkok. Phuket has had political stability and in comparison with other places the costs are not so high. The Amazing Thailand, Amazing Value promotion has been a success for Phuket and Thailand as a whole. Sail and motor yachts over 100ft were invited to join in the festivities taking place over the three days, on and off the waters of the Andaman coast. Company was established in Phuket in 1989. The company has about 30 employees and we build inflatable boats and RIB's in the range of 2.10 metres to 7.50 metres. We offer repair service, general overhauls and tube replacements.
Our work is done with the expertise of a European manufacturer. Cholamark Boat Co., Ltd. is the local dealer for Williams Performance Tenders, a service station for Avon Inflatables Limited and DSB of Germany. We offer a wide range of inflatable boats made from Neoprene/Hypalon. In addition to our Cholamark models we also offer Williams and Highfield tenders. Professional repairs of all Neoprene and Hypalon Dinghies, re-tubing and general inflatable dinghy overhauls. Stock in our showrooms includes RIB's and soft floor dinghies. We manufacture dinghy covers, sun shades, cushions with closed cell foam and supply and use anti skid mats. We are also licensed to repack liferafts. A pick up and delivery service can be arranged. Ingredients (serve 2 portions)
120 gm crabmeat 1 pc soft shell crab pc avocado, peeled, pitted and diced 50 gm yellow mango, diced 20 gm shallot, brunoise 30 gm tomatoes, peeled, seeded & diced 30 ml olive oil 1 tsp cilantro, chopped juice of 1 lime salt to taste Garnish Mixed fresh herbs Basil oil & balsamic reduction
Method
For salad: in a salad bowl add the crabmeat, avocado, yellow mango, tomatoes and shallot. Add olive oil, cilantro then season with salt and lime juice to taste. For the soft shell crab: season with salt and pepper and coat with breadcrumbs. In a non-stick pan, heat the olive oil to medium heat then pan-fry the soft shell crab both sides until golden brown and cooked. To serve: on centre plate put arrange the crabmeat salad into round 'mould' in the centre of a plate, then top with soft shell crab and garnish with mixed herb salad and drizzle with the basil oil and balsamic reduction.

Lemongrass founder, Bobby Duchowny, studied aromatherapy a healing art that promotes massage, when combined with specific herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments at the American Aromatherapy Association. Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices. I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes, he recalls. Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkoks world-famous Weekend Market. What started, several years ago, as a modest enterprise has blossomed into a successful operation offering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailands top resorts and spas with aromatherapy oils. Our advantage is that we produce the freshest spa products and our stock is never kept longer than three months; using fresh spa products can be likened to eating fresh food rather than processed food. Based on his years of experiences at some of the top spas in Southeast Asia, Bobby has developed a full line of healthy skin care products. For example, his hydrating face and body creams have

And hes developed a revitalizing mineral muscle soak made from Andaman Sea salt crystals, blended with white orchid and chamomile extracts, to help draw out impurities and soothe and revive tense muscles. Sukko means "Beyond Happiness". My first feeling when I stepped through the impressive gates of Sukko Spa was, "Im in paradise". The Sukko staff are dressed beautifully in traditional Thai style and the spa design, influenced by the ancient Siamese capital, creates a haven of calm yet regal serenity. I felt I had left all my troubles behind.
Chilled out by the soothing background music, my mind was filled with a peaceful wellbeing as I enjoyed the warm traditional welcome (again from Sukko culture) of the Flower Floating Ritual similar to Loy Kratong, where the idea is to float away past stresses and wish for luck and joy from that moment on. A variety of 40 spa treatments prepared by Sukko's certified Thai Herbalist and based on ancient Thai medical theory is offered at Sukko, in packages lasting from 2 to 4 hours. Each package has a specific purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukkos own herb garden and picked just for your treatment, ensuring they are as fresh as can be. I was pampered with the Be Balanced package; a 3-hour experience that left me feeling relaxed and refreshed. This 3-treatment combination began with 30 minutes in the steam room and the Jacuzzi, followed by a Thai Turmeric Body Scrub designed to soften your skin and awaken your senses. The scrub was followed by Sukko Synergy Body Massage (see description opposite). Is this pressure okay? Too strong? How are you feeling? my therapist asked me from time to time. Mmmperfect were the only responses that seemed to suit how I felt. Sukko Spas restaurant, Suk Savoey Spa Cuisine, presents a unique concept: "Menu by Blood Types" and "Menu by Elements". As the high season continues in Phuket and other Thai resort destinations, visitors and residents alike will seek to find new accommodation, often in the form of property rentals. Renting property in Thailand is generally governed by the Civil and Commercial Code, which provides specific rights and obligations on both tenant and landlord (or, in legal parlance, lessee and lessor). Such rules apply to all forms of rental arrangements, from a weeklong holiday apartment to decades-long land leases. This article will present an overview of Thai property rental regulations, with a focus on the rights and liabilities of the lessor and lessee. Time Requirements and Lease Registrations The law requires that leases with terms greater than three years are registered at a government Land Office.This requirement therefore doesnt apply to short-term apartment or house rentals, but is applicable to most land or building lease arrangements in resorts, assuch leases are usually long-term in nature. In any case, the maximum period of a lease in Thailand is 30 years. At the end of the 30-year period, the lease term may be renewed for an additional 30-year period, though such renewal is ultimately at the discretion of the parties, and not required by law. Rights and Liabilities of the Lessee Use of the Property Lessees are required to use the leased property in a manner that is ordinary and usual, or as described in the lease agreement. In other words, if a residential property is rented, a lessee cannot use it to operate a commercial establishment. As such, it is important that the lease agreement clearly states the purpose of the rental (e.g. residential, commercial). The lessee must then comply with that purpose. Payment of Rent Of course, a lessees primary obligation to the lessor is to pay rent. If a lessee fails to pay rent, the lessor may terminate the agreement. In the event that rental payments are due on a monthly basis or a longer interval, the lessor has the obligation to provide at least 15 days notice that the rental payment is due. A well-drafted lease agreement should clearly specify the terms of the rental payment as well as when payment is due. Further, the lease agreement should contain a provision governing security deposits and their return to lessees at the end of the lease period. Contractual ambiguity regarding the return of a security deposit can easily lead to a dispute between lessor and lessee. Sub-leasing Generally, a lessee cannot sublease rented property, unless the lease agreement expressly provides for this. In such cases, the sublessee (i.e. the party renting from the lessee) is directly liable to the lessor. For example, if the sub-lessee fails to pay the rent, the lessor can make a claim directly against the sub-lessee. As with most instances regarding lessees rights, if a lessee intends to sub-lease, or at least wants to have the option, it is important that such option is stated in the lease agreement.
Alteration Lessees are not permitted to make any alterations to the rented property without the owners permission. If a lessee does make such alterations without permission, the property must be restored to its original state and the renter is liable to the lessor for any loss or damage resulting from the changes. While long-term lessees may perceive the property as theirs due to the length of the lease term, such renters should remember that they are nonetheless subject to the laws restrictions on alterations. As a result, such lessees should ensure that they obtain permission before making any unpermitted changes to the property to avoid disputes with owners. Rights and Liabilities of the Lessor Condition of the Property and Defects The lessor is obligated to provide the rented property to the lessee in a state of good repair. It is thus recommended that prior to renting a property, a potential lessee examines the property for defects and requests that any defects are repaired as a condition of rental. Note, however, that under the law, the lessee still has the right to terminate the lease agreement if defects exist after taking possession of the property. What is more, the lessor is legally responsible to repair any defects in the property which arise during the lease term. Conclusion When renting property in Thailand (or anywhere), renters and owners should ensure that their lease agreement specifically takes into account each partys rights and obligations. Ambiguous or silent provisions have the potential to give rise to disputes and costly litigation. As such, lessors and lessees should be aware of Thai laws governing renting property, and enter into well-drafted agreements accordingly.

When did you set up the business? in 2009 in Bangkok, just as the effects of the credit crunch in the USA were being felt around the world. With Phuket's growing population (about 9,000 new residents each year) we saw a similar need for Tri Property's unique brand of affordable housing on the island. What were you doing before? I've always been involved in real estate. In the early years my time was split between Thailand and the United States, where I attained master's degrees in Construction Management from Western Michigan University and then Environmental Engineering from San Fransisco State University, before returning to settle in Bangkok. The next five years were very productive. I went straight into real estate as a project manager but I'd always had a strong desire to make a unique contribution to the residential real estate market, so Tri Property was established and I haven't looked back since. Whats unique about Tri Property? Our aim is to stand out as a leader not a follower, which we achieve with attention to every detail. For example, when we embark on a new project, we physically test everything from the durability of the furniture to the comfort of the seating and bedding. Tri Property's residential projects are unique for each location as they're determined by real market demands and incorporate cutting-edge designs for multi-purpose space and convenience. What are your main challenges? We aim to stay ahead of the curve with design innovation for the next generation that's practical, tasteful and stylish, which sometimes means we have a
particular concept that we want to develop and then have to find a way to make it possible. This usually requires input of expertise from a range of different skills. What's your main target market? What's your approach to marketing Tri Property? Before launching Zcape in Phuket we did extensive research on the needs of the local residential market and directed our marketing campaign at creating awareness among local buyers and regional investors. What do you like most about what you do now? If the customer is happy, I'm happy. It's fun to improve people's lifestyles and always good to know that our condo owners get great value for money and will always feel they made a sound investment. And what do you like least? I'm perfectionist, so anything that doesn't meet expectations can be annoying. What do you expect to achieve within the next 3-5 years?
