January Property sales were 22, down -18.5% from 27 in January of 2012 and -33.3% lower than the 33 sales last month. January 2013 sales
were at a mid level compared to January of 2012 and 2011. January YTD sales of 22 are running -18.5% behind last year's year-to-date sales of
27.

Prices
The Median Sales Price in January was $1,570,000, up 64.4% from $955,000 in January of 2012 and up 8.8% from $1,443,100 last month.
The Average Sales Price in January was $1,589,318, up 33.7% from $1,188,807 in January of 2012 and down -0.2% from $1,593,139 last
month. January 2013 ASP was at highest level compared to January of 2012 and 2011.

Inventory & MSI


The Total Inventory of Properties available for sale as of January was 346, up 3.3% from 335 last month and up 20.6% from 287 in January of
last year. January 2013 Inventory was at highest level compared to January of 2012 and 2011.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The January 2013 MSI of 15.7 months was
at its highest level compared with January of 2012 and 2011.

Market Time
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM
tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for
January was 190, up 17.3% from 162 days last month and up 61.0% from 118 days in January of last year. The January 2013 DOM was at its
highest level compared with January of 2012 and 2011.

Selling Price per Square Foot


The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price
can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the
direction of Property values. The January 2013 Selling Price per Square Foot of $464 was up 17.5% from $395 last month and up 26.8% from
$366 in January of last year.

Selling Price vs Listing Price


The Selling Price vs Listing Price reveals the average amount that Sellers are agreeing to come down from their list price. The lower the ratio
is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The January 2013 Selling
Price vs List Price of 96.6% was down from 97.6% last month and up from 93.4% in January of last year.
