I have absolutely seized and possessed of and or /otherwise well and sufficiently entitled to all that piece and parcel of agricultural land which is more particularly described in schedule II hereinafter written. I have assigned the development rights in the said land. AND WHEREAS the Development Agreement was executed between the executants on dated . & registered at Sub registrar Mulshi (Paud)/ Mulshi No.2 (Hinjewadi) at Serial No. AND WHEREAS as per the Development Agreement; I have agreed to execute Power of Attorney in favour of .. so as to enable him / them to develop the said land in accordance with the terms and conditions of the Development Agreement. AND WHEREAS in the aforesaid circumstances it has now become necessary that the said irrevocable Power of Attorney be executed in favour of .. to do all on any of the following acts, deeds and things in respect of the said development of the land described in schedule II hereinafter written. To be my true and lawful attorney on my behalf to do all or any of the following act, deeds, and things and to exercise all on any of the power hereby confirmed. 1) To develop the land described in schedule II herein after written. To sign, execute the Sale Deed/ Purchase Deed/ Agreement to Sale / Power of Attorney/ Confirmation Deed/ Cancellation Deed/

Correction Deed / Lease Deed and other necessary Legal Papers in respect of the said land. 3) To appear before the Registrar of Assurances. To present the Sale Deed/ Purchase Deed/ Agreement to Sale / Power of Attorney/ Confirmation Deed/ Cancellation Deed/ Correction Deed / Lease Deed & necessary Legal papers in respect of the said land for registration and to admit the execution thereof. 5) To sale the land described in schedule II hereinafter written. To negotiate with the purchasers. To fix the price to receive the consideration, to pass the receipt for the same. To execute the documents for transfer and to get the same registered with the Office of Registrar and generally to do all such acts for due & effective transfer of the said land. 6) To Purchase the own name of the said land and to delegate the Irrevocable Power of Attorney rights of Sale, Purchase and Assign of any person. 7) To prepare & Sub-Division Plans, in respect of the land & submit the said plan in respect of the land & submit the said plans, applications & other papers to the concerned authorities & to get the same approved form all such authorities. 8) To construct the farm house building on the land described in schedule II hereinafter written. 9) To appoint an architect for the purpose of development and transfer of the said land, to represent before Govt. Authority and to all acts demand matters and things including to make an application, to give under takings. 10) To get prepared the plans of proposed construction to be constructed on the land and to submit the same, to the appropriate authority as required under the law and to get the plans duly sanctioned form the said authorities.

To make applications for submit plan to the local Govt. Authority & get Commencement Certificate. To give applications undertakings as may be required for development. To make application to M.S.E.B. for electricity supply, to make application for water connections or other incidental requirement, which may be required for the development of the said land.

To make application for obtaining allotment and delivery of cement, steel & other construction materials.

13)

To allow to commence the development work of the said land and to take such of the action and steps as may be necessary to commence the development work and for that execute all applications & writings us may be necessary.

To carry out correspondence and to make and sign papers, applications and documents including affidavits points declarations, Indemnity Bonds and usual undertakings as may be required by Authority for the purpose of constructing the building on the land.

To make requisite representation before the collector for obtaining N.A. Permission in respect of land described in schedule II hereinafter written. To make applications, affidavits, Indemnity Bond, undertakings etc.,

To prosecute or defend all legal proceedings in respect of the land, to institute and defend all actions.

To apply for and obtain necessary permission / approval from the Govt., Tahsildar, Talati, City Survey Officer, Gram Panchayat, Corporations.

To Commence, carry out and /or complete construction work at entire costs of attorney holder on the said land. In accordance with the sanction plans, and specification and so far as may be construction work is concerned to see that all applicable rules and resolutions which are made by the Govt. or Town planning authorities and or other Competent Authorities for the time being are strictly observed.

In case of acquision of the said land, to receive proceedings from the Government.

To pay all taxes, rates, charges, expenses & other outgoings in respect of the land.

To appoint, engage suspend, remove, dismiss or discharge any staff workers, constructors & pay them remunerations & fix up conditions of service at the cost of attorney.

To apply for completion certificate in respect of the buildings to the constructed on the said land and for that purpose to make and sign such affidavits, declarations, documents as may be necessary.

And I hereby agree that this Power of Attorney is irrevocable given for the purpose of the developments of the land described in schedule II herein after written and these presents shall be subject to what is stated in the agreement for development and sale of land stated herein above.

And I hereby undertake to ratify and confirm all and whatsoever of my said Power of Attorney shall law fully do or cause to see done by virtue of there presents. SCHEDULE OF THE PROPERTY SCHEDULE - I
