LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS: This contract is made and entered into this March 25, 2013 at Tuguegarao City, Cagayan by and between: JOAQUIN SORIANO, of legal age, Filipino, and a resident of 255 Provincial Road, Annafunan East, Tuguegarao City, Cagayan (hereinafter referred to as the LESSOR); - and MANUEL BALISI, likewise of of legal age, Filipino, and a resident of 132 Provincial Road Annafunan West, Tuguegarao City, Cagayan (hereinafter referred to as the LESSEE). WITNESSETH WHEREAS, the LESSOR is the absolute and registered owner of Condominium Unit 203 of St. John Condo located at 139 Scout Rallos Street, Diliman, Quezon City. WHEREAS, the LESSEE desires to lease from the LESSOR the aforesaid condominium unit and the LESSOR agrees to lease the same unto the LESSEE. NOW THEREFORE, for and in consideration of the terms and conditions herein enumerated, the parties hereto have mutually agreed, one with the other as follows: TERMS WHEREAS, the term of this Contract of Lease shall be for 1 year and to commence on April 1, 2013 and to expire on March 31, 2014, which may be renewed upon agreement of both parties. WHEREAS, during the term of the lease, the LESSOR warrants peaceful possession and enjoyment of the leased premises by the LESSEE. WHEREAS, the rental shall be Ten Thousand Pesos (Php10,000.00) monthly which shall be due every first day of the month. IMPROVEMENT AND ALTERATIONS The LESSEE hereby acknowledges that the leased premises are in good and tenantable condition. The cost of ordinary repairs to maintain the leased premises shall be for the exclusive account of the LESSEE. The LESSEE shall not commence with any such repairs nor in any case introduce improvements and alterations on the leased premises without prior written consent of the LESSOR. Any or all improvements introduced by the LESSEE shall remain part of the leased premises and shall belong and be owned by the LESSOR at the expiration of this lease without any obligation on the part of the LESSOR to reimburse the LESSEE the cost or value thereof.

POWER CONSUMPTION AND CHARGES FOR UTILITIES Charges and fees for the consumption of the electricity in the leased premises shall be for the account and shall be paid by the LESSEE while charges and fees for the water shall be borne by the LESSOR. TERMINATION OF THE LEASE This contract shall expire on March 31, 2013 and can be renewed thereafter in accordance with the provisions hereof or otherwise earlier terminated due to any violation of any or all terms, covenants and or conditions of this contract. If the LESSEE continues the occupation of the leased premises with the consent of the LESSOR, said extensions of the leased shall be understood as running from month to month basis only under the same terms and conditions herein stipulated. In case the leased premises shall be vacated or deserted before the expiration of the leased period, this contract shall be deemed automatically terminated and the LESSEE shall be liable for all unpaid amounts accruing from the time LESSEE occupied the leased premises. Any violation of the terms, covenants, and all other conditions of this Contact of Lease shall be sufficient cause for the immediate and automatic termination of this Lease Contract and to eject the LESSEE from the leased premises without the need of judicial intervention by virtue of the five (5) days written notice by the LESSOR to the LESSEE which shall be personally served or sent by mail to the LESSEEs address indicated above of the LESSORs intention to take and exercise its right and power of possession of the leased premises extra-judicially, exclusively and or in addition to all other rights of the LESSOR under existing laws. Failure on the part of the LESSEE to comply with the provisions hereof, especially the LESSEEs non-payment of the rent on the stipulated date shall operate to cancel this contact, and the LESSOR shall have the right to eject the LESSEE from the leased premises and to collect from the LESSEE all accrued rent plus penalties and other charges. IN WITNESS WHEREOF, we have hereunto set our hands this March 25, 2013 at Tuguegarao City, Cagayan.
