The next big thing is what everyone is searching for and luxury buyers (and editors!) are no exception. I admit, I would be quite happy being the inventor of something as simple and sought-after as a Post-it, for example, but such an idea has eluded me thus far. That said, there is something to be learned by looking at existing items be they ofce supplies or geographic locations or something else to nd that next gem of an idea or personal treasure. Translate that thought process to high-end real estate and you have one of the theories behind some of todays emerging markets. Take a tried and true, existing location and revisit it. When enough people do so, it becomes a new (perhaps, reborn is a better word), sought-after luxury locale. Writer Camilla McLaughlin looks at this trend and more in our Emerging Markets story, part four in our Redening Luxury series. BAY AREA HOME SALES AND MEDIAN PRICE RISE Home sales in the San Francisco Bay Area jumped to their highest level in almost three years, the result of improved mortgage availability and a perception among potential buyers that prices have bottomed out, according to San Diego-based MDA DataQuick. Home sales were up 20 percent in June over the same month last year. The median sales price was down 27 percent over June 2008, but median prices have been rising since March. Home sales have increased on a year-over-year basis the last 10 months.

Not too long ago, jet setter was a moniker used to paint the ultra wealthy as a frenetic bunch constantly on the prowl for the next in place. The phrase may be pass, but the prospect of searching the world for glamorous new and exotic places to play still captures our fancy. This year, the next big thing takes on a whole new meaning; an emerging market is as likely to be a tried and true location climbing out of the recession, as it is a lesserknown destination. Going into 2010, the hottest new places are apt to be traditional luxury enclaves as affluent consumers, still shaken by the global economic crises, place a high premium on value. Value derived from price, location and potential for appreciation. Value arising from perfect alignment with personal goals and lifestyle desires. Value gained from ease of access and the promise of frequent use.

Whats Old Is New Again Even in a robust market, May typically brings the doldrums to Florida real estate but there is nothing typical about this year. Weve seen a decline in prices, but the flip side has brought more buyers into the market. We had a great first quarter and the second quarter has been even better, observes Carmen DAngelo, co-owner of Premier Estate Properties in Boca Raton, Fla. People see opportunity and the opportunity is in the prices, he explains. Walk-ins, vacationers coming in off the street to ask about buying, were traditionally part of the Florida market but they virtually disappeared during the downturn. For the first time in a long time, DAngelo says his offices are seeing walkins, some even inquiring about homes priced at $10 million. Still, price is only part of the value equation. Each of the towns in DAngelos market has its unique persona. Delray Beachs main street has a village feeling akin to the Hamptons, which is unusual in South Florida. Gated communities in Boca Raton offer a degree of privacy and security important to wealthy homeowners. Fort Lauderdale is polishing a new image as a high-end resort with a Ritz-Carlton, a new W hotel and a new Trump property. Brokers in the Naples area saw a nice surge in activity in the spring that continues at press time. Phil Wood, president of John R. Wood Realtors, attributes this to buyers finding some reassurance in the slow upward creep of the stock market. Naples is starting to lead the way out of the recession and we expect to see more sales in the upper end, he says. Looking ahead, Wood anticipates a pretty strong summer in comparison to our normal summers. Beginning in April, Boston Realtors also saw an upswing. Cape Ann, just a few miles north of Boston, has some of the regions best waterfront estates, but this area has always lagged behind other suburbs in recovering from downturns. Although she acknowledges that upper-end sales havent picked up dramatically, Holly Chiancola, owner

Buyers, particularly second-home purchasers who have been waiting for prices to bottom out, are beginning to feel that it is somewhat stabilized and that now is the time to buy, she explains. Certainly this cycle is different, but the pickup in activity has been tremendous and it seems to be gaining momentum weekly, if not daily, shares Alan Vorenberg, a broker with Sothebys International Realty in Santa Fe, N.M. All the signs are there that Santa Fe is poised for a recovery, he adds. The United States Unlike primary homes, resort and retirement homes are about pursuing a passion or fulfilling a lifelong dream, whether it is tending your own vineyard, carving perfect turns 60 days a year or just having a place the entire family cant resist. Santa Fe, which boasts the countrys second largest art market after New York, has all the requisite features of a rising luxury star, including strong roots as a regional second-home destination and
a lifestyle that appeals to a huge range of buyers from mountain bikers to opera fanatics. The secret of Santa Fes appeal is its mix of a big-city lifestyle with a small-town atmosphere, says Anne Brunson, a Realtor with Prudential Santa Fe. Its a little town of 70,000 that offers amenities cities of millions often cant provide, says Vorenberg. Real estate is still a great value here. What costs $2 or $3 million in Santa Fe easily

The Smithsonians Cooper-Hewitt, National Design Museum will give its Architecture Design Award this fall to New York City-based SHoP Architects as part of its 10th annual National Design Awards program. When Jane Broyles-Smiths husband took a new job in Jupiter, Fla., the couple had a tough decision to make. They didnt want to part with their home in Houston because Broyles ran an interior design business there. So rather than exchange one home for another, they sought out a Florida condo with turnkey amenities. When they saw The Resort at Singer Island, it was love at first sight. Its such a family friendly place, which is great for our grandkids, Broyles says of the quiet, upscale condo/hotel high-rise near Palm Beach. The condos have everything you could want, and the resort has quite a few childrens activities. Its really ideal. Prime property is not easy to come by in Palm Beach County, and the resorts developer, Florida-based WCI Communities, Inc., made the most of its opportunity. Lying between the Atlantic Ocean and the Intracoastal Waterway, the resort offers 239 hotel suites and 66 residential condominiums with amenities such as private terraces and full kitchens with washers and dryers. Built in 2007, the resort stands in contrast to the areas super-glitzy boutiques and restaurants. Its earth-toned finishes harmonize with the surrounding island, creating a Caribbean-getaway effect. There is so much high-level craftsmanship with the exotic woods and onyxes, yet those things dont lend themselves to a pretentious, cold feeling where you dont want your kids to touch anything, says James Schumaker, senior project manager for WCI East Coast. Schumaker, the father of two young children, says the child-friendly restaurants, fullservice Kids Club and family lagoon pool appeal to families. Parents magazine named the resort one of the 20 best family beach resorts in its May 2008 issue. But the resort offers unmistakable sophistication, from its concierge service to its acclaimed restaurant, Solu, which infuses Caribbean cuisine with Asian themes. Condominium residences range from $995,000 for a three-bedroom to $4.6 million for a penthouse; while most are sold, a few were on the market at press time. The resort has a rental program for seasonal or part-time owners. Owners enjoy other amenities such as private beach access, a parking garage, a movie theater and 24/7 room service. Because of the hotel staff, private residence owners receive much more personal service than would be possible at a standalone boutique condominium, says Dermot OBrien, both a sales agent for the resort and a condo owner there. For example, you can rent 4,000 square feet of conference space from the resort. My wife is planning to hold a writing workshop there and shell host a cocktail party that the hotel will cater. Under most circumstances when looking for a second home, it might be unsettling to discover the neighbors are animals. At the LimpopoLipadi Game and Wilderness Reserve, though, that is the attraction. could fetch $10 million and up in many other resort areas. Traditionally, Santa Fe attracts buyers from Texas, Oklahoma and New York. With rates heating up, Brunson says, the number of phone inquiries has increased and they are coming from a more diverse geographic base. People are beginning to think that they have to buy now, she remarks. Coeur dAlene might still fly a bit under the radar, but this lakefront community of 40,000 in the northern panhandle of Idaho has been prime second-home territory for lumber, mining and railroad executives since the end of the 19th century. Today, newcomers are just as likely to hail from any of the western states as they are from nearby Washington (Spokane is only 30 minutes away) and Oregon. We get compared to Tahoe a lot, but we dont have the congestion around the lake, shares Anne Anderson, co-owner of Lakeshore Realty. Another plus is two prime ski resorts nearby. One of the most expensive homes, a $27.5 million estate on 15 acres that includes a helipad, par-3 golf hole and indoor and outdoor tennis, would easily be double this price or more in other locations, according to Bob Hurwitz, owner of Hurwitz James Company, who is listing the property. The rocky desert of the Four Corners region of Utah, Arizona, Colorado and New Mexico is an unlikely incubator for luxury, but several high-end communities are being constructed here. And, if the number of $100,000 houseboats on Lake Powell is any indication, these developers are right on the money. If there is that much money tied up in houseboats, then there is a good

chance there is pent-up demand for high-end housing, observes Gracie Burton, owner of Burton Brokerage and former eco-developer for the city of Page, Ariz. Indigo Ridge at Lake Powell is a master-planned community angling for a LEED certification, located directly on the lake. In addition to stunning views and magnificent limestone and sandstone formations, the region has one of the top golf courses in Arizona; and Lake Powell draws boaters from all over the Southwest. Known for discrete hidden hideaways in magnificent places, Singapore-based Amanresorts has selected the Four Corners region as the site for its third North American resort, Amangiri, which is slated to open this fall. Sited on 600 secluded acres in a private canyon about 15 minutes from Lake Powell, Amangiri is ideal for those seeking the utmost privacy. The legions of impassioned Aman enthusiasts are sure to give it a nod too. Adjacent to the Amangiri, there will be 31 villas on 1.3- to 10-acre sites, each in its own private canyon, priced at $8 million and up. Outside the U.S. The term jet set does underscore the global nature of luxury real estate. Here too there is a return to the tried and true with traditional luxury locations such as Portofino, Tuscany and the Cote dAzure remaining prime holiday-home territory. Still, the international scene is increasingly diverse with fledgling upscale resort markets forming all over the globe. Canada has fared better in the downturn than the U.S., according to Elton Ash, regional executive vice president with RE/MAX Western Canada. One of the strongest but lesser-known luxury locations is the Okanagan Valley
in British Columbia, about four hours inland from Vancouver. Mild winters, a 72-mile-long lake that doesnt freeze over and two ski resorts within a hours drive have fostered a huge second-home and retirement market for Canadians, Europeans and Americans. Showing resurgence is Whistler, which Ash says has been soft for the last couple of years. As the 2010 Olympics draw closer, he anticipates even strong interest. Luxury is also heating up in South America. Recently, Brazil ousted Australia for the 10th place on the list of countries with the largest population of high-net-worth individuals, according to the World Wealth Report compiled by Merrill Lynch Global Wealth Management and Capgemini Group. Increasingly, the country is garnering interest from developers, national real estate franchises and the media. In Argentina, Patagonia traditionally has been a resort destination, while Buenos Aries is fast becoming the place to visit in South America. Punta del Este in Uruguay is often compared to St. Tropez. South Africa has become popular for international investors due to its beautiful scenery, cost of living and reasonable property values, says Lisa Kurrass, world president of FIABCI. Bob Hurwitz is currently listing a $5.5 million estate in Camps Bay, South Africa. On a global scale, properties in South Africa offer an excellent opportunity to get an amazing property for a fraction of what it would cost in other locations, he explains. With some of the most beautiful coastline in the world, South Africa should become an increasingly international destination, especially as more sellers recognize that not all buyers come from within the country and demand global marketing.

A down market means opportunities and not just for primary homes. Weve identified seven areas you wont want to overlook in your search for that perfect resort/vacation home.
Finding Values in Florida Jane Araguel, a Realtor based in Destin, Florida, will always remember the 2004-2005 hurricane season. This area went 65 years without a hurricane. Then all of a sudden we had four in a matter of months, she says. My telephones quit ringing in the first few months of 2005. Property values that had been spiking suddenly started to drop. Four years and one recession later, Realtors still are working to move a backlog of homes and condos. Its good news for investors, who can buy a formerly $1 million home for $400,000. The values are 60 percent lower than in 2004, Araguel says. Real estate is an amazing investment right now. The story has been repeated in many areas of Florida as an oversaturated real estate market continues to recover from the shocks of the past few years. It is a fabulous time to buy, says Sarasota Realtor Barbara Ackerman. In our region, theres been at least a 30- to 35-percent correction in the market from 18 months ago. You can get a single-family home with beautiful Intracoastal water views for $2.5 million in the Sarasota area. We have not seen these prices for a very long time. The drop in home values presents a rare opportunity for buyers. Araguel says condos that were selling for $600,000 to $700,000 just a few years ago are now going for $250,000. Until we get all of the extra inventory cleared, the prices will stay low, Araguel says. But theres no doubt they will rise again. The question is when. Ackerman says the only exception to the rule has been prime

beachfront properties, whose values have not dropped. Those homes dont often come on the market, she adds. The Gulf of Mexico is gorgeous and quiet, and the sand rivals any of the islands in the Bahamas. People know theyve got something special down here. Realtor Ray Corcoran of Boca Grande says premium homes in his region also tend to stay off the market. At that level, if people need to wait a year or two to sell, they wait, he says. Were seeing more activity in the lower-end market. Corcoran says Realtors are working to sell approximately a ninemonth inventory of homes in his area. A couple of years ago, we had more than three years worth on the market, he says. The homes have really moved fast. Corcoran says prices have stopped falling and may start creeping up again in the near future. But for now, People are out here buying, and theyre really getting the advantage. Jennifer Martin
Tahoes Tax Advantages At first, the idea of droves of high-net-worth Californians fleeing the Golden State for the tax-friendly promised land of Nevada is sure to materialize in ones mind as an overworked editorial cartoon. On closer examination, it becomes clear that these corporate company owners and vacation home hunters are making the most of a buyers market, and theyre doing so in one of the most desirable recreational destinations in the world: Lake Tahoe. Nevadas policy of no corporate or personal income tax, coupled with Lake Tahoes reputation as one of the purest, most picturesque lakes worldwide, makes the region lucrative to both corporate entities and private homeowners. A lot of our highend buyers are company owners that are looking for an exit strategy to take their company out of California, says John Krolick, broker/owner of Alpine Realty International in Incline Village. Some corporate owners have found tax advantages to the point where savings are so great that the house is almost free. Tawny Stanton, of the Schwartz-Stanton Group at Coldwell Banker Incline Village, Select Realty, shares a similar observation, stating as of the start of the summer, the last three high-end sales (one $9 million and two $2 million listings), were [to] Californians moving here because of the taxes. People are prehistorically programmed to desire access to water, says Krolick, and on the most popular alpine lake in North America, respectable waterfront property demands a price of $10 million or more. Were not dealing with the atypical millionaire; were dealing with the billionaires, he says. Sarah Binder

Mexico: A Healthy Market With the peso-to-dollar ratio at 13-to-1, health-conscientious residents and officials, and a scarce foreclosure market, buyers are finding security in Mexico. Land is well-priced and building material costs are the lowest in years, explains Harriet Cochran Murray, owner of Cochran Real Estate. Those who have a strategy of what to build can take advantage of these factors. For approximately 8,600 square feet of land in a prime, South Shore Puerto Vallarta locale, buyers will spend roughly $1 million80-degree-Fahrenheit weather included. Recently, reports of Swine Flu and violence have put Mexico in the spotlight; now, the country, known for its weather and culture, is showing its crisis management skills. Mexico set an example to the world on how to handle a health concern, says Cochran Murray. According to Cochran Murray, more Canadians and Americans live in Mexico than any other country outside their own. Mexico also hosts millions of tourists each year. These visitors and residents know Mexicos daily life is not what has been written about in the press, she adds. In San Carlos, Mexico, a town of 2,500 summer residents and 3,500 residents in the winter, if a buyer finds a luxury real estate offering, its not likely to be a foreclosure. San Carlos avoided getting overbuilt, says Richard C. Baca of Sunshine Realty in San Carlos. We have not been stung by the foreclosure mess. The luxury price range in Bacas market is currently between $800,000 and approximately $1.8 million, but there are instances where a homeowner is in need of cash and sells below market value. Memories in Maine Real estate in Maine isnt just about the square footage within a home, but the memories that are obtained within the homes walls. Most of the high-end properties around here are not primary residences, explains Story Litchfield, broker at LandVest, Inc. They might not even be a second home. They might be a third or fourth home. According to Litchfield, owners priorities are different when they visit their vacation homes in Maine. From May to October families come to spend quality time with one another. Its just about being with family. The second-home market is a driving force on both Mount Desert Island and Blue Hill, Maine, explains Jane Daniels, broker at the Davis Agency. There are currently 46 homes available on Mount Desert Island that start at $1 million and 26 homes for sale on the Blue Hill
Peninsula from $1 million to $7 million. While some markets lend themselves to renting during off-peak seasons, buyers in Maine are not buying to rent, adds Daniels. The owners in this market tend to be older, retired and ready to take advantage of the family compound idea. Buyers and their families also look forward to coming back year after year, generation after generation. Litchfields listings, which she says cant be duplicated and are rarely available, go for a minimum of $2 million and dont tend to turn over often. The homes will be held for a very long time by one owner and handed down from one generation to another, says Litchfield. Lauren Varga

Carolinas Four Seasons In 2004, a diver using a global positioning system located a turn-ofthe-century lodge beneath a deep lake in South Carolina. The old bed-and-breakfast, buried when a water dam flooded the Jocassee Valley in the 1960s, was still intact. The news caused such a sensation that it was almost like finding Titanic, jokes Realtor Bruce May. CNN even did a story on it. The tranquil mountains, lakes and ocean communities of the Carolinas have their own genteel charm and quirky history that keep homebuyers coming back. turn, but high-end buyers have started to return as the economy begins its recovery. People still bargain they want the $4 million home for $2.5 million, May said. But they are interested. They know its a beautiful region and a solid investment. In many regions, second and third homes comprise the majority of properties. Some people come to escape the cold, and others come to escape the heat, notes Realtor Shanaaz Eisenberg. We have a more temperate climate in the Carolinas. But we still have a four-season lifestyle with golf, hiking, canoeing, skiing, just about any outdoor amenities you want. Premium properties in the Carolinas still command top prices, especially in resort areas such as Myrtle Beach and Lake Keowee. But there are simpler options as well. Eisenberg mentions a couple in their early 60s that recently purchased a second home with views of Grandfather Mountain, in North Carolina. The list price was $899,000 and they got it for $775,000, she says. They loved the ruggedness of the area and the private setting. It was the perfect getaway. Jennifer Martin

Welcome Home to the Hamptons Its going to take more than a major economic crash to bring the Hamptons down. Here in Americas most revered playground, where the closer a property is to the ocean, the more expensive it will be, buyers and sellers are getting a little creative. For example, if you want to live near any of the villages between Montauk and Southampton, but dont need to live within the center of town, it is possible to find a three-bedroom house on a half-acre, about 10 minutes from any of the villages and north of Route 27, for about $500,000, explains Josiane Fleming, senior vice president of Prudential Douglas Elliman Real Estate. On the sales side of things, a handful of builders are trying to lure eco-aware buyers with homes that will be LEED certified or at least have sustainable features, says Fleming. West of the Shinnecock Canal, in areas such as Westhampton and
Quogue, buyers can find a relaxed atmosphere in a landscape that is natural and unspoiled, says Ginger Bittner Andrews, an associate broker with First Hampton International Realty. Prices to own on the ocean start at $4 million, says Andrews, and the [current] opportunities to buy on the water in Quogue are unprecedented. Small, independent boutiques and familyowned restaurants add to the regions charm. Both Fleming and Andrews note that activity started to pick up in April, evidence that, with its grand homes filled with soft, sun-washed colors and comfortable furnishings, the Hamptons is beginning to welcome buyers back home. Aspen: A World Unto Itself Aspen has been spared the full impact of the real estate slowdown nationwide. The average sale price of an Aspen home is down only 11 percent from 2008, a far cry from the 30- to 60-percent drops some areas have experienced. We sit in such a unique place in the world that the blow seems to have been softened a bit, says Realtor Ruth Kruger of Kruger and Company. But she says sales activity has slowed, leaving a wide choice of properties on the market. Its the buying opportunity of a lifetime, particularly with interest rates still low, she says. A two- to three-bedroom condo at the base of Aspen Mountain runs between $2 million and $3 million, while the average price of a singlefamily home in Aspen is $5.5 million. Realtor Ron Weisser of Lindell Properties says local brokers are reporting a rise in interest and inquiries from potential buyers in the past two to three months. He says some of those may be individuals who postponed a purchase in 2008 because they anticipated a downturn in the market. All the signs point to a rise in sales activity in the next few months, he says. Weisser represents mostly ranch properties, which he says have seen no drop in value because of their scarcity. At High Aspen Ranch, a community of ranch properties, each parcel spans at least 35 acres and buyers can enjoy amenities such as horse stables, trails and fitness centers. He Wont Be Outflanked
As captain of a key region for Coldwell Banker, Tom Iovenitti finds his military training useful.
om Iovenittis business success is rooted in his education, although not in the most traditional way. It was not courses in marketing, administration or finance that shaped Iovenittis future, but rather military strategy. Prior to the eleventh grade, Iovenitti attended military schools while growing up in Southern California. With the country in the midst of the Vietnam War, and the schools attempting to discover future officers, military strategy was a key part of the curriculum. I think it was the No. 1 study that helped me get through a lot of my business career, says Iovenitti, who is the president of Coldwell Banker Residential Brokerage in Orange County, California, as well as the Desert Region of Palm Springs, Palm Desert and La Quinta. It teaches you to look at all the angles. It doesnt allow you one option, so youre not quick to pull the trigger on one option until youve calculated all the other risk factors. Iovenitti was born in Buffalo, New York, but moved to California at the age of 5 after his father saw people on TV at the New Years Day Rose Parade wearing shorts, while several feet of snow was piled up in front of his house. When the snow melted in March, he loaded us up and took us out there, Iovenitti said. He only knew Pasadena or Anaheim, because Pasadena had the Rose Parade and Anaheim had Disneyland. He didnt care for Pasadena, so he moved to Anaheim because there was a lot of construction going on. My dad wanted to be in an area that was starting to develop. After graduating from high school and attending community college, Iovenitti started his own recreational vehicle business. During that time, he invented a mechanism that allowed the reardoor ramp in handicap-accessible vans to function more efficiently. You need to be in the industry to understand the value, he says, laughing, but it was a very good product.
In addition to his recreational vehicle business, Iovenitti was a yacht and ship broker (he is a licensed captain) before getting into real estate with a San Jose land developer. I got involved under a general partnership in 1981, which led to the development of a very renowned hillside, called Silicon Valley, Iovenitti said. A decade later, a fire destroyed his recreational vehicle business. During the ensuing battle with the insurance company, Iovenitti decided he would make real estate his full-time career. You get to the point that it may be the time to make the change to something different, Iovenitti says. The opportunity was there. It was just a prudent decision to move forward I love the art of the deal, he adds. and utilize the real estate application. With my organizational skills, it Im really glad that I did. It felt like a natural transition. Iovenitti operated his own office before becoming general manager of the Coldwell Banker Previews International office in Quail Hill-Irvine. Known for his high-energy sales meetings and mentoring, Iovenitti oversees 17 offices and more than 1,000 sales associates. From a leadership position, Im basically an employee of the associate, says Iovenitti. I am the president of the company, but Im also employed on their behalf. What I do on a day-to-day basis directly affects the incomes and success of all those people; they trust me to make the right decision. I find that Tom Iovenitti, to be challenging and an honor.
