Property details:- WHEREAS Property located in Shivajinagar on Fergusson College Road Taluka-Haveli, Dist-Pune, at Survey No. 917/22, Final Plot no 299/22 , is a shop on ground floor in front of Hotel Rupali , Admeasuring area 132 sq.ft i.e 12.26 sq.mtr which is 12 x 11in size and is more than 35 years old construction having

Shop No 4 within the local limits of Pune Municipal Corporation . (Hereinafter referred as said shop and described briefly in Schedule of property). Title History : WHEREAS Originally to Belonged to Shri

Hemendragiri Kailashgiri Goswami who had Purchased said shop from M/s Talwalkar and Talwalkar (promoter and developers ) vide Agreement to sell dated 27/6/1996 registered in the office of Sub Registrar Haveli no 2 bearing document no 229/1996 for total consideration of Rs 50,000/- (Fifty thousand only ) and got peaceful and vacant possession. ANDWHEREAS Said Shop was sold by Shri Hemendragiri Kailashgiri Goswami to the present Vendors which is Self Acquired property of the present Vendors. and they had Purchased Said Shop vide Agreement to sale which was registered in the office of Sub Registrar Haveli no 2 bearing document no 626/1997 dated 6/2/1997 for total consideration of Rs 3,50,000/- (Rupees Three lakh Fifty thousand only ) and got peaceful and vacant possession ANDWHEREAS present Vendors had set his shop for sale due to some personal reason. purchaser being interested in Said Shop gave best and attractive offer as per market rate .the Vendors found the offer best so after due negotiation Vendors had agreed to sell and received Rs 3,00,000/- (Rupees Three lakh only) as earnest and had agreed to execute the Agreement to sale or sale deed in favor of Purchser or any other Person as directed by Purchaser. Hence in fulfillment to his promise Vendors has now decided to execute the Sale Deed in favor of the Present Purchaser as promised. AND WHEREAS Vendors do hereby declare that Said Shop is free from encumbrances and is not subject matter of dispute pending in any court of law .there is no Acquisition or requisition proceeding

pending before neither any public authority nor any notice is received in its respect AND WHEREAS Present Vendors do hereby declare that Said Shop is not furnished as security, nor it is pledge/charge is created to, bank, finance company, Non banking financial company, credit Co Op Society or Money lender.

NOW THIS DEED WITNESSES AS UNDER:The Vendors have hereby sold/ transferred & conveyed all their title, ownership rights & interest in the Property located in Shivajinagar on Fergusson College Road Taluka-Haveli, DistPune, having Survey No. 917/22, Final Plot no 299/22 , A shop on ground floor in front of Hotel Rupali , Admeasuring area 132 sq.ft i.e. 12.26 sq.mtr which is 12 x 11in size and is more than 35years old construction Bearing Shop No 4 and within the Registration limits of Sub registrar Haveli No. 1-20 which is particularly described schedule written here under. for the total consideration of the sum of Rs 5,00,000/-(Rupees Five Lakh only) the Vendors hereby admit the receipt thereof from the purchaser which is as follows:

The Vendors doth hereby admit and acknowledge the receipt of full & final consideration amount and no need of separate receipt is there and the Vendors does hereby forever acquit, release and discharge the purchaser from the same and every part thereof. 1. The Vendors hereby further covenants with the purchaser that the Vendors has sold all piece and parcel of the Said Shop for total consideration of Rs.5,00,000/- (Five Lakh only) which is full and final consideration and Vendors do hereby admit that nothing remains pending or balance as consideration in furtherance of sale towards Said Shop described briefly in schedule of property.

2 The Vendors confirms as on today delivery of clean, clear and vacant possession of the Purchaser over Said Shop which was given earlier on 10/8/2004, after due confirmation at the time of Earnest Receipt . 3 The Present Vendors does hereby declare that Said Shop is their self earned property and they have full absolute rights over the Said Shop. The Vendors do thereby irrevocably transfer and convey all primary, vested, contingent, incidental and ancillary rights over this property to the purchaser forever. 4 The Vendors hereby assures that Said Shop has clean clear and marketable title .Said Shop is neither subject matter of proposed and pending dispute in any court of law , nor there is any Acquisition or requisition reservation, proceedings, before any central or state public authority nor any type of notice have been received till today . 5 That Vendors do hereby declare that they have paid all the taxes duties cess bills etc of municipal corporation Revenue authorities Electricity board or any Public or Private authorities till today and promise to pay the same if found outstanding up till date of this Sale Deed as per record of abovementioned authorities and shall keep purchaser indemnified from all the outstanding dues. 6 That Vendors do hereby declare that Said Shop is having clean clear and marketable title and free from all the encumbrances as on today and is not furnished as security or guarantee. Nor there is any kind of charge in favor of any person or organization .if anything is later on found then the Vendors shall keep purchaser indemnified from all the losses arising out of it and Purchaser shall be at liberty to claim damages in competent court of law. 7 That it is hereby agreed between both parties that hereinafter all the charges taxes duties cess related to Said Shop is already paid by Vendor and same shall be paid by Purchaser in future also 8 That Vendors do hereby authorize Purchaser to transfer Said Shop and electricity meter in his name in all records of Public and private authorities and hereby declare to sign & Execute necessary document to effectuate the transfer. 9 That Vendors do hereby promise to give necessary signs and consent as an when required for sake of effectual transferring Said Shop in the name of Purchaser All Public and Private Records without any delay or asking for any type of additional

consideration in cash or in kind. If any such demand is made by legal heirs of Vendors then Vendors shall keep Purchaser indemnified from the same and resolve it solely at his own cost without causing any delay 10 .That said sale deed shall be binding upon the all the major, minor legal heirs of the Vendors and all other person claiming through them. 11 . That if any dispute arises as to title, and area in respect of Said Shop then title and area as per government record shall be acceptable to both parties. 12 . The Vendors hereby covenant with the purchaser that they are ready to execute or sign any letter, authority document or other deeds, required for better particulars of the title of the purchaser various other documents if required from time to time. 13 . That Vendors do hereby transfer Said Shop to Purchaser for ever to use and to hold the same up to the will and wish and for the use of purchaser, his legal heirs, administrators, executors, assignees etc absolutely and that the Purchaser shall hereinafter have full absolute undisputed authority to enjoy or dispose off the Said Shop in the any manner. 14 That all the cost of Purchase that is stamp duty, Registration charges, professional fees are borne by purchaser alone.

All that piece and parcel of the Shop Property located at Shivajinagar on Fergusson College Road Taluka-Haveli, Dist-Pune, at Bearing Survey No. 917/22, Final Plot no 299/22, A shop on ground floor in front of Hotel Rupali, Admeasuring area 132 sq.ft i.e 12.26 sq.mtr which is 12 x 11 in size and is more than 35 years old construction Bearing Shop No 4 and within the local limits of Pune Municipal Corporation, Jurisdiction of Sub Registrar Haveli No. 1-20. And the same is bounded as under:-
