THE SITE The Gateway House office block on Regents Park Road has been unoccupied since 2009. Despite being on the market over this time it has not been possible to find new tenants. Our proposal will bring this prime site back to life so that it can make a positive contribution to the local economy. THE PROPOSAL This redevelopment will create new commercial space, job opportunities, new retail and library space and 73 new homes. COMMUNITY CONSULTATION This exhibition is part of the consultation in advance of submitting a planning application to Barnet Council in April. This is your chance to see the plans and have your say on the proposals. Please have a look through the exhibition boards and if you have any questions, dont hesitate to ask members of the project team here today.

Our proposal is designed to breathe new life into this under-used site, deliver a new library and create jobs in the local area. This includes: 1 ACTIVE STREET FRONTAGE ON REGENTS PARK ROAD The development will include a new, state of the art, public library. Two modern retail units along Regents Park Road. Large floor-to-ceiling windows at ground floor level to create an attractive and open retail area.

PROPOSAL

2 NEW OFFICES New high quality office space will be provided over three floors. The offices will be designed to be flexible and give small businesses and start-up companies high quality commercial space.

PROPOSED SITE LAYOUT

3 NEW HOMES 73 new one, two and three-bedroom homes will be created over seven storeys. All homes will be large and meet the London Plan Standards to encourage people to stay and put down roots in the area. 4 COMBINED HEAT & POWER PLANT (CHP) A large CHP unit is to be included in the development. This system provides heat and electricity in one highly efficient process. Highest achievable BREEAM standards for commercial spaces and Code for Sustainable Homes Level 4. 5 BICYCLE STORAGE AND CAR PARKING A secure car park and bicycle storage will be provided off Arcadia Avenue. 68 car parking spaces will be provided for residents and commercial occupiers. 6 HIGH QUALITY DESIGN Replacement of the existing 1960s concrete facade. Modern building materials will be used but colours & textures will be informed by the local surroundings. Green roofs will insulate the building and provide a habitat for wildlife.

Architecture and the Environment The proposals are being designed by 21st Architecture, a practice with a wealth of experience in bringing forward high-quality, mixeduse developments. The new building will feature: High-quality, durable sandstone as a key feature of the building facing onto Regents Park Road.
PRE-CAST CONCRETE SANDSTONE

Large windows to take advantage of natural light. Extensive green roofs and a combined heat and power generator to help make it an environmentally friendly development.

NEW LIBRARY Our proposals will deliver a new library, to replace the existing Church End Library as soon as this development has been completed. The new library will be significantly larger and more spacious than the existing one. It will be built to the highest standards creating an exceptional, light and accessible space. The proposals are currently being developed in conjuction with LB Barnet Libraries to meet their specific requirements. These will include: New exhibition space at entrance. New cafe opening onto Regents Park Road. Large childrens library with visual supervision from reception. Spaces for quiet working. Flexible meeting spaces.
