Opening Ceremony
Presiding over the opening of this years 46th Diplomatic Red Cross Bazaar was H.R.H. Princess Maha Chakri Sirindhorn, Executive Vice President of the Thai Red Cross Society. The bazaar was conducted over Saturday, March 2 and Sunday, March 3, 2013 at Siam Paragons Royal Paragon Hall and represents one of Thailands largest charity fund raising events of the year. Mr. Phan Wannamethee, the Secretary General of Thai Red Cross Society, M.R. Priyangsri Watanakun, the Assistant Secretary General for the Fundraising Bureau and diplomatic spouses from various countries took the opportunity to welcome H.R.H. Princess Maha Chakri Sirindhorn during the events March 2nd opening ceremony.

Traditionally, the bazaar is co-organized by the wives of the diplomatic corps and the Thai Red Cross Society and offers a wide range of signature products for sale from over 50 Embassies, stage shows including mini concerts, raffle tickets with big prizes (e.g., airline tickets, hotel vouchers, diner vouchers, etc), fun games and activities. Proceeds donated by the various participating embassies and companies at the conclusion of the event are then used for charitable projects run by the Thai Red Cross Society. The entrance ticket is a great value at 50 Baht and includes an entry in the bazaars lucky draw.

Food for Thought

The bazaar also offers a great product exposure opportunity given that it attracts over 40,000 plus attendees annually. In todays market, its difficult to imagine the cost of generating floor traffic in excess of 40,000 over a two days period, let alone traffic that is highly predisposed to making some type of purchase, but thats exactly what this event offers. As one astute shopper from British Columbia noted, The size of this crowd reminds me of the Adams Rivers great Sockeye run of 2010. Im really not sure if thats a valid comparison, but most booth participants can attest to the fact that we experienced wall-to-wall shoppers for the better part of Saturday. Sundays sales environment was more subdued as a result of this years Bangkoks governor election. While were touching on the subject of fish, we did observe one Nordic country turning over a significant inventory of smoke salmon at the bazaar. I think Derek is now very eager to throw his line into the water to test this market segment with an even better product, Canadian Salmon. For 2013, the Embassy of Canada and the Thai Canadian Chamber of Commerce (TCCC) worked together to sponsor two booths featuring Canadian products for sale from five local companies. Our booths product offering included: organic cereals, organic jams, maple syrup, maple sugar, maple ice wine cream cookies, blue berry syrup, various other types of cookies and crackers, beautifully designed costume jewelry and Whistler glacial spring water to name a few. Given the strong community support for this event and the high levels of consumer traffic, it clearly an outstanding opportunity to showcase new or existing Canadian products. he King who gave birth to the Thai Red Cross - In Year 112 of the Rattanakosin Era (1893), a territorial dispute between France and Siam over land on the left bank of the Mekhong River resulted in many casualties on both sides. Because there was no charitable organization to help alleviate their suffering, Thanpuying Plien Pasakornravongs gathered together a group of female volunteers and proposed to Queen Sawang Wadhana that His Majesty the King's permission be sought to set up "The Red Unalom Society of Siam," the purpose of which was to help relieve the suffering of injured soldiers. His Majesty King Chulalongkorn's response to the proposal was favorable. He offered his support and allowed for funds totaling 443,716 baht, an enormous sum at the time, to be collected. His Majesty the King also appointed Queen Sawang Wadhana as "the mother of the Society", Queen Saovabha Bhongsri as "the Society's President", and Thanpuying Plien Pasakornravongs

as "the Society's Secretary". Thanpuying Plien was a modern, creative, intelligent and far-sighted woman, and it was she who initiated Red Cross activities in Siam. His Majesty King Chulalongkorn appreciated the intention and dedication of Thanpuying Plien. He understood how the creation of "The Red Unalom Society" could contribute to efforts to modernize the kingdom. Therefore, His Majesty granted permission to found the organization on April 26, 1893, which is known as the Thai Red Cross Society Foundation Day. Another major milestone in the history of the Society in Thailand came when King Vajiravudh passed through Japan on his way home from England, where he had completed his studies. His Majesty, then the Crown Prince, was deeply impressed by the work of the Japanese Red Cross Hospital. He believed that the creation of a similar hospital in Thailand would be tremendously beneficial to the people and the country. Thus, upon the death of his father, King Chulalongkorn, King Vajiravudh, together with his brothers and

sisters, decided to raise funds from Royal donations and from the Red Unalom Society for the construction of a hospital belonging to the Red Cross Society of Siam on the King's private land. Completed in 1914, the hospital was named the "King Chulalongkorn Memorial Hospital" by King Vajiravudh in honor of his father. The names "Red Unalom Society" and "Red Cross Society" were used alternately until 1910 when the name "Red Unalom Society" disappeared and the Society became known as the Siamese Red Cross Society. Later this was changed to the Thai Red Cross Society. The Thai Red Cross was officially recognized by the International Committee of the Red Cross on May 27, 1920, and was accepted as a member of the International Federation of Red Cross and Red Crescent Societies (the former League of Red Cross and Red Crescent Societies) on April 8, 1921. PROTECTING TENANTS RIGHTS

Overview
The Koll Group represents a tenant or a buyers best interests in negotiating against landlords or sellers; it is paid by the tenant or the buyer, based on performance, and the more money it saves its clients, and the more benefits it accrues for its client, the better the fee. Its the opposite model of the traditional real estate agent, or landlord broker, where they are paid a fee by the building owners, and rely on owners internationally for the bulk of their revenues. Koll believes that the exclusive tenant representation model is the only way to avoid conflicts of interest, and achieve the best deal for the tenant, who, after all, is the one thatll be paying for the premises for years to come. Koll does not represent landlords in any aspect of their business. Koll does however represent buyers of property when they are looking for development sites such as hospitals, offices or hotels, either to occupy themselves or as an investment. Then Koll will assist in finding the best sites and structuring the right purchase or lease deal for the investor. Koll will provide contacts, advisory services, feasibility reports and carry out and consult on due diligence on: the land title, the local demographics, market conditions and comparatives, as well as the likely financial projections into the future - this is what Koll is doing in Burma now. Kolls Managing Director is Simon Milliard. He came to Bangkok in 1991, working for Christiani & Neilsen, which is where he met his wife, who was also working for the company at the time (his dad just happened to be the CEO). Simon worked in the business development side of the company focusing on Asia, and in 1994 moved to Vietnam, opening Christian & Neilsens office in Saigon, quickly established five property developTetra Park Ho Chi minh City ment sites in the country. His responsibilities included market research, feasibility studies and working with ING Barings, Freshfields and PWC compiling a very detailed prospectus for investors. Once complete, Simon and the Harmony team planned and presented to potential funders throughout the Asian region. The Harmony property portfolio was due to be listed in Canada, but the Asian economic crisis in 1997 saw the investors appetite for further investment in the Harmony Property Group dry up. The main players in the Harmony Group were Christiani & Neilson and Siam Commercial Banks Saturn Fund. In 1997, Simon switched jobs and joined the East Asia Property Group, as their marketing and leasing director. The Group developed The Metropolitan office tower in Saigon and Simon says, I still think its one of the best buildings in Southeast Asia. Its a grade-A office building, located on the Cathedral Square, where the HSBC has its HQ, opposite the Ministry of Culture at the very top of Dong Khoi Street, Saigons most famous shopping street. Simon was in charge of the marketing and leasing for the building until 1999 when his position was localized. Luckily for him, Nike Vietnam, the countrys biggest international tenant at the time, contacted him about renting at the Metropolitan (they were at the Landmark then), Simon told them that he was now on his own and representing tenants (luckily for them!), but that he could save them US$3-5 million over a five-year period and move them to better premises. Nike was so happy with the results and the methodology that they then asked him to do Nike Guangzhou and, after that, Nike Bangkok (Koll has also carried out projects in Taipei, the Philippines, & throughout Indochina and South-East Asia).

The Koll Group was formed through a merger with Alpha Management Services Ltd and Koll (Thailand) Ltd in 2001. Although Koll (Thailand) Ltd. and Alpha were formerly full service real estate service providers, both companies specialized in corporate real estate services to a MNC client base. This synergy between the two led to Koll becoming the regions first and only exclusively tenant/buyer representation company. Simon was in Vietnam full time for 12 years, where he and his wife also ran a Thai restaurant in Ho Chi Minh City; but Simon felt that Thailand was his home. He speaks Thai, his wife is Thai, and his son his half Thai; so they came back to Thailand to live in 2006. Simon explains exactly what Koll does, We do a needs analysis in terms of budget, space and operation requirements, and then put together a spread sheet, and compare costs per square metre with a quality score for each building and then we establish an overall value for money score. We disqualify buildings that dont make a high enough score. Koll factors in things like electricity, space efficiency, fit-out costs, management and legal fees, lift speeds (how many hours are wasted waiting for the lift?), how close is the building to public transport, what does visitor and staff car parking cost, basically, every possible cost you can imagine. Simon will help each tenant pick four or five key factors for the quality analysis; these could be; quality of building management, image, security, or health & safety. Nike Bangkok Brainstorming Room Nike Bangkok - Corridor building syndrome, as an example, where the building doesnt have enough ventilation or enough fresh air coming in, so the same stale air goes around and around the building and people get sick, or the hygiene in the air-conditioning system isnt properly monitored so people can conceivably get Legionnaires Disease. When it comes to the CCTV system, for example, Simon will check how many cameras are monitored, by whom, if there are motion detectors, and how long the recordings are kept? Simon also checks if the company rotates its security guards regularly and he says if the company doesnt give him answers or proper access to data, he will give them the worst score possible in the analysis. He also interviews other tenants and asks them what they think is good and bad about the building in question from their experience on the premises. Simon says he looks at the commercial aspects of a lease agreement in much more detail than a landlord agent will, looking at things like expansion clauses, which allow clients to expand within a certain period of time, allowing them to pay the same rate as the original lease, or less if the markets dropped. He also does contraction and renewal clauses, capping maximum rent increases. The client must have flexibility in their lease. If they get stuck and need to expand too quickly the building could conceivably charge them double the rent. Simon tries to legislate against that in the lease by being as flexible as possible. Theres usually a term in the lease, if the owner doesnt perform, the tenant doesnt have to pay. Koll is part of ITRA (the International Tenant Representatives Alliance) Global. This is an international tenant representation organization, and Koll is its only member in Asia. ITRA has a stringent set of membership criteria, and prior to acceptance Simon had to fly to London and do a presentation in front of the entire group at their international conference. Theres no legislation in Asia to protect tenants. As far as Simon knows, Koll is the only company doing exclusively tenant/buyer representation in this part of the world; the company is certainly the only fully accredited member of ITRA Global in the region. Simon has nine staff in Bangkok, and three in Vietnam, including an office manager, and soon he will have an office in Myanmar. He does 95 percent of the negotiating himself, and only takes on two or three major clients a year. Simon also handled the TCCCs lease renewal negotiation at Sethiwan Tower on Pan Road; it was the smallest job he has ever done. With Simon, the size of the retail space doesnt matter so much, but for office space hed prefer to do a minimum size of 250sqm. That said, if the company has a good brand, hed consider taking the job, especially if it has multiple office locations. Summing up, Simon says, I cant think of another industry where you would allow the competitions representative to represent your best interests, and the worst job he did for you the more he gets paid, which is exactly what the real estate business here does. When they show you a prospective property, they are just a taxi service; they take you there, turn the lights on, open the door and quote you a price. Methodology
Koll has developed a unique software tool for the analysis of a companys exact requirements from the property. The software is unique in the market place and is the source of a definite competitive advantage to both Koll and the client in question. Initially a series of technical questionnaires will be sent out to key staff in the organization in order to conduct a situational analysis of the companys existing utilization of space and the key personnels expectations and requirements regarding the space into the future. The above questionnaires and the information gleaned from meetings with management regarding the proposed transaction, e.g. location, grade, specific services, etc,, are loaded into the software and analyzed. The combined commercial scores (real costs per useable square metre) and quality/technical scores for each option are evaluated to give an overall value for money score. This score takes into account the clients specific requirements down to the smallest detail and thus acts as a very accurate and objective guide to the standing of each option at every stage of the negotiating process. At this point detailed request for proposals (RFPs) are prepared and submitted to each of the options best suiting the companys requirements and are under consideration. The RFP that is submitted will include every commercial consideration specific to the transaction and is combined with Kolls Technical Questionnaire. Koll then recommends the best final choice for the tenant.

Voyageur sits down with

Andrew
Recently a crew from Discovery Channel Canada got in touch with TCCC member company Siam Wheels about support for a documentary they were shooting about traffic in Thailand. After the shoot, Voyageur had the opportunity to sit down with the Canadian host of the documentary, Andrew Younghusband.

ndrew was born in Canberra, Australia, where his father was working on his PhD and the family moved to St. John's, Newfoundland, when he was seven. He tells people not to trust Google because Wikipedia says I was born in 1971 in St. Johns, but I was actually born in Canberra in 1970. His parents are curious folk, but not remarkably funny: his father a scientist, his mother a nurse. In high school, he had a young drama teacher named Lois Brown, still a friend, who insisted that all her students write their own plays, instead on doing set pieces. This is what sparked Andrew into writing his own material. When he was 17, he moved out of his parents house and started working in the theatre professionally, forming a sketch comedy troupe with Rick Mercer and two other high-school friends, renting out the St. Johns community theatre to perform shows. As Newfoundlanders tend to be the brunt of other Canadians jokes, did he poke fun at other Canadians: We called the rest of Canada, Canada, we didnt really think we were from there. If you were going to Toronto, you were going to Canada. Canada wasnt on our radar; we were just making ourselves laugh. How did Andrew and his troupe get started and what was their inspiration? We wrote our first sketch comedy play in a room, which we rented for a dollar an hour, next to where CODCO* was working on their first television show, says Andrew; Theyre

gods, Mary Walsh (she later created This Hour has 22 minutes, a parody of the nightly news that would poke fun at Canadian and international politics.) Mary's a comedic hero; shell go down as a Canadian comic legend, other CODCO members included Andy Jones, Greg Malone and Tommy Sexton. It was CODCO that convinced us that we could do professional comedy because they were doing professional comedy. They were telling us we were good enough to be on TV, and we knew that they should know, because they already were on TV themselves. First and foremost, Newfoundland is story-telling culture; to this day, if you go to someones house in rural Newfoundland, they are not going to ask you if you want to see a movie, they are going to tell you a story. Its a drop-in culture, the phone never rings, and the door opens up twenty times a day. Andrews latest project (which remains unnamed but is going by the working title Car Course) is what brought him to Bangkok. Filming in Delhi, Bangkok, Manila, Ulaanbaatar, Mexico City and Lima, he is going to cities with the most dangerous traffic to drive as many vehicles as he can in one week with the simple goal of acquiring enough skills to navigate the city that he finds himself in. In Delhi, he drove with a cab driver, starting in one market and trying to get to another market without breaking any laws and keeping everything safe. In Thailand he tried his hand at delivering food by motorcycle in Chinatown. There will be six one-hour shows, that will

air in Canada this summer, and Andrews also going to shoot the ninth season of Canadas Worst Driver when he goes back to Canada, theyll start shooting in June and it will air from October-December. Another show that Andrew was involved in was called Canadas Worst Handyman, which Andrew wrote, produced and hosted. He says that he eventually hit a wall after having no time off for six years and so last year he took a four-month bike ride from Cairo to Cape Town to try and recoup from a gruelling film schedule. Andrew quit Handyman to get some quality time, but when he was offered Car Course, it was just too exciting and too cool a gig to say no to. For Canadas Worst Driver, Andrews boss, Guy OSullivan, was the original director on the original British production for Mentorn. He married a Canadian woman and moved to Canada, where he then redesigned the show; in England, it was just about laughing at the bad drivers, but in Canada it was going to air on the Discovery Channel, which, because it was an educational channel, said it didnt want to just laugh at the bad drivers, it wanted to teach them something and see how well they learned. The show also changed from a thirty-minute to a one-hour format. For the show Tall Ship Chronicles, Andrew was at sea for 18 months on Picton Castle, which circumnavigated the world. Recalling that adventure, he says, Id been fishing a few times, but never been to sea, and was literally thrown into the eye of the storm, it was an old-school square rigger in every aspect,

Younghusband
Andrew Younghusband is probably best known as the host of Discovery Channel Canadas most popular show, Canadas Worst Driver, but hes been in show business for years. He began his career at age 15 as a stage actor in St. John's, Newfoundland. He then branched out into different media and different formats, including radio and television, filling roles in both writing positions and as an on-air personality. He has worked in serious and comedic roles, as well as documentary, reality, and news productions. By the time he was nineteen, he landed his first role in the motion picture Understanding Bliss. He later branched out into television after making several guest appearances in various series like The Outer Limits and Black Harbour. One of his comedic appearances was an on-stage and television appearance at the Halifax Comedy Festival. His early television writing duties were in comedic environments, but recently he has written for the two Andrew Younghusband, host of two popular Canadian Discovery channel shows Canada's Worst reality series. Hong Kong Tigers Capture City of Angels tourney T

he 9-man Hong Kong Tigers certainly proved their mettle defeating the host Bangkok Flying Farangs 4-1 to take the tier one title at the City of Angels Oldtimers tournament, held this past weekend in Bangkok. The tournament, for players aged 35 and up, was staged at The Rink, located on the 7th floor of the Central Grand Rama IX shopping mall and the Rinks management crew did a good job of keeping the ice ready despite the heavy schedule of morning to late-night matches and Bangkoks torrid heat, which hovered around 40 degrees Celsius at times. The 19-team tourney was s divided into two conferences (International and Recreational) with the International, or Elite, conference featuring six teams in two divisions (Southwest and Northwest), and the Recreational conference featuring thirteen teams spread over four divisions (North, South, East & West). The Open Southwest Division saw the Kuala Lumpur Cobras and the Hong Kong Tigers play against the Singapore Manimals while the Open Southeast Division featured the Flying Farangs, the Dubai Mighty Camels and the Oz Grizzlys. Recreational play saw the Flying Farang B team square off against the New Delhi Sacred Cows, the Singapore Hawkers and the Hong Kong Coors Light team in the South Division, while in the East division pitted the Toyko Canadians against the Moscow Ruby Stars and the North of 60-Niners. The North Division was made up of the Jakarta Dragons, the Jellonas Finland squad and the Singapore Rusty Blades. Recreational West saw the Dhahran Saad Falcons face off against the Beijing Capitalists and the Swiss Select 70. After the initial round-robin player all the teams were re-seeded and did battle for four trophies, named tier one through four. The tier four championship saw the Swiss squad defeat the New Delhi Sacred Bulls 2-0 in a close contest. The tier three championship saw Dhahran take down Tokyo 5-2. The most exciting final was the tier two championship between the Moscow Ruby Stars and the Singapore Hawkers. Down 1-0; Singapore tied the game with 34 seconds left on the clock sending the match into overtime (four minutes long with teams skating four on four). Then halfway through the overtime the Russians scored on a beautiful slapshot from the high-slot earning the victory. The Farangs who were undefeated heading into the Tier one final just didnt have any jump even though they had six more skaters than Hong Kong. Aside from a brief flurry in the third period when captain Geoff McIntyre scored on a nice goal for Bangkok, the Tigers controlled the play and long time Tiger player Greg Smyth (whose brother Brad played in the NHL), lead the way Hong Kong with a hat trick and Tiger keeper Grant Phillips was very steady between the pipes when called upon. The Farangs who lost to the Finnish team, Ukkometsot, in the final last year had to settle for second overall. The oldest player in the tourney was Swiss player Roland Schaer who celebrated his 70th birthday in Bangkok while the tourney was on. Tournament organizer Scott Whitcomb and his team at Jogsports did a good job of running the event and the Amari Boulevard staged the closing party, which included a live band. Quebec team takes 19th Mekong Cup

French-Canadian team travelling all the way from Montreal, Quebec, won the 19th Mekong Cup, held recently at the Centara Karon Resort Phuket. The team from Quebec had only eight players, including a goalie less than two full lines while most teams played with three full lines of four players each, plus a goalie. It was thought that the intense Phuket heat would cause early fatigue for the Quebecois squad, but the team has played around the world, including tournaments in the Caribbean, and they surprised everyone with their skill and stamina. The Quebec team beat the defending champs the Singapore Chili Crabs 8-4 in the final. The Quebec squad, which finished second in the five-team round robin tourney, defeated the Bangkok-based Thai Stix squad 5-3 in one semi-final, while the Chili Crabs defeated the Hong Kong Islanders 9-3 in the other semi to set up the final series. Actually, three teams, the Chili Crabs, the Thai Stix and Quebec, finished with identical 3-1-0 records after round-robin play but goal differential saw the Chili Crabs seeded first, the Quebec team second and the Thai Stix third, with Hong Kong coming in fourth, as they defeated Team ASEAN 6-3 in their match-up to claim a lone victory and the final play-off spot. Team ASEAN, was thrown together at the last minute, and the team was composed of players from Bangkok, Singapore, Phnom Penh and Phuket. They tried hard, but lost every game they played. Tourney organizer and referee John Casella had his hands full in this one, particularly in the semi-final between Bangkok and Quebec where things looked like they would turn very ugly. After a long day of intense competition under the Phuket sun, tempers have been known to flare in the Mekong Cup playoffs and the 19th instalment of this annual ball hockey classic was no exception. Fortunately, the gloves stayed on at all times and the worst that was exchanges were some nasty words in both English and French. Casella called a longer-than-usual timeout at half-time of the game and encouraged both teams to dial it down a notch and it worked as play wasnt so heated in the second half. The Quebec team goes under the moniker Team Coupe Burrows, because of their relationship with Vancouver Canuck winger Alex Burrows, who has been twice named the international ball hockey player of the year. On hand observing the tournament was Vit Rezac of the ISBHF (International Street and Ball Hockey Federation). Before the tournament, he gave a brief presentation to the captains of what the organization does to promote the sport of ball hockey around the world. During the banquet dinner, it was announced that John Casella had been named the first member of the newly-formed Southeast Asian Ball Hockey Hall of Fame. The Mekong Cup has been held for nineteen years, the first seventeen were staged at the Amari Coral Beach Resort in Patong, while the last two have been held at the Centara Karon Resort. Management and staff at the Centara, especially GM Darren Shaw, deserve kudos for staging a great event.

Maid in Thailand
A tri-lingual guide to dealing with your household help and them with you.

risten Evelyn Rossi, owner of Travel Easy Asia and the author of Maid in Thailand shares some insight into the domestic challenges of expat life in the preface of her new book that launched in December of last year. Moving to a foreign country like Thailand is a wonderful adventure, but it is not without its challenges. It can be a very exciting but also overwhelming time, especially when you have never lived in Asia or in Thailand for that matter; and everything from the character of the people, to the weather, to the language and the food are all completely different from what you are used to.

The language barrier that many expats face when moving abroad can cause great frustration, making you laugh on the best of days but leaving you in tears when you have reached your limit. Although many expats that move to Thailand are elated to know they can afford domestic help, sometimes the reality is a complete and total melt-down when you cannot make yourself understood dealing with the simplest of tasks. To top it off, if you think you are frustrated, just think about how your help feels! Miscommunication can leave you both with quite the mess to clean up. As a fellow expat, I came here and was fortunate enough to be able to hire help. Our household help was hardworking, kind, intelligent, but because of the language barrier (I spoke English, she spoke Burmese and we both spoke limited Thai!) making myself understood was often a headache, especially in the kitchen! When it came to preparing meals from 'home' I found myself printing out two copies of a recipe, one for myself and one for her; then going through the recipe, physically showing each item and asking her to write down the Burmese translation next to the English word. This got old fast! Thus came the idea to create a trilingual cookbook for both foreigners and Thais in Thailand. During this process good friends Duangkamon Khattiya and Dennie Cody suggested, why not go

Cinnamon Couscous with Dried Fruit & Onions Ready in 20 minutes, serves 4 Ingredients 2 teaspoons ground cinnamon 1 teaspoon ground ginger 1 tablespoon olive oil 1 cup chopped onion 1 cup water 1 cup couscous 1 cup mixed chopped dried fruit (suggestions: cranberries, apricots, and raisins, figs) 1 chicken or vegetable bullion cube 1 teaspoon mint (optional) Directions Heat oil over medium heat, add onions and until beginning to brown, about 5 minutes. Add dried fruit, 3 teaspoons cinnamon and 1/2 teaspoon ginger; stir to coat. Add water and bullion cube; bring to boil. Remove skillet from heat, stir in couscous Cover and let stand 5 minutes.
