REVERSIBILITY
Nowadays, every susteinable project includes bioclimatic solutions, which of course is really convenient, good and necessary. However, in this contemporary times the susteinable concept should be broadened up. Waste and splurge had scattered Spain and Europe with thousands of empty structures and constructions. In this proposal, versatility and reversibility are two main ingredients for a susteinable building. Susteinability is directly related to economy of means, of material and technological resources, and of space. The Coworking Building is based on a constructive, programmatic and spatial modular system. On one hand, this modular strategy allows a real economy of means and production, as well as a really understandable system of growth. On the other hand, the steel and concrete prefab system, with MONTAJE EN SECO allows recyling of every constructive element.

PUBLIC INTEGRATION
A Co-working Building needs to have an active and shared public space. To enhance this, the public basement is shared with the neighborhood. This public space takes the shape of an active internal street from which workers access the co-working facilities as well as neighborhood take profit of some of the common public facilities on the basement. This public basement works as the catalyst of the project, ensuring the Coworking Building to be an active part of the city: as the building literally grows up, the public street is already being used by the neighborhood. The overall volume layout is directly related to the nearest context: The module accumulation gets taller and more massive in the East elevation, facing the very busy San Romualdo street. On the West side, the modules compose a fragmented and lower volume, more appropiate for a neighborhood scale.

Every space gets diffuse light from the North and controles the Southern light through a system of louvers.

A delivery area for the prefab elements is set on the back part of the plot. A crane is set on top of a vertical module, so the constructive process through time is integrated in the whole strategy.

Modern companies are an association of valuable professionals that share their talent and knowledge for a common purpose. In this proposal, the office plan is based on preserving the human scale and identity, as well as confort. We work with a Cluster from 20 to 30 people. - These Clusters share relax areas, a small kitchen, a meeting room, an access and a reception so professionals can use them 24/7. - Inside each Cluster everybody knows each other, well enough to create a nice and familiar work ambience. - One Cluster is an adequate proportion for small companies to share facilities. - Several Clusters are convenient for big companies to subdivide their workers so they are able to meet each other.

8 programmatic modules are defined and combined to make some recipies. Each company can then choose their own configuration and change it over time. The company can grow physically in a susteinable way.

Co-working implies a new way of approaching companies associations. Thats why in the public facade each group has place to identify itself. The companies can rent this space for advertisement.
