THE METROPOLITAN - The Fremont Bridge is reflected in the massive windows of the Metropolitan Apartments, 1001 N.W. Lovejoy St. (Nort 10th Avenue and Marshall Street stop): Designed by Boora Architects, the gleaming Metropolitan towers above the areas other luxury cond and not just in design: At 225 feet, its the tallest building in the Pearl. JAMISON SQUARE - 810 N.W. 11th Ave. (Northwest 10th Avenue and Johnson Street stop): From tidy greenery to a boardwalk of tropical hardwood, the square is a testament to Oregon's love of craft and functionality. In the summer, its packed with children, parents and beau Pearl District types sunning themselves and enjoying the wading pool. This time of year, enjoy the bones. 937 CONDOS - 937 N.W. Glisan St. (Northwest 10th Avenue and Glisan Street stop): No matter where you start or stop your streetcar tour can find building whimsy. These commuters, wrapping up their day heading back toward Northwest Portland, are just a lift-your-head-up-a look away from a colorful architectural offering. Like these condos, yet another lovingly crafted and green-minded condominium that could h been indistinguishable from its neighbors. But this 16-story tower stands out with its red-fronted balconies and pale brick exterior. It was designed by one of the best firms in town, Holst Architecture. Thomas Boyd/The Oregonian

GERDING THEATER AT THE ARMORY - 128 N.W. 11th Ave. (Northwest 11th Avenue and Couch Street stop): When it opened in 2006, the renovation of this 1891 building home to Portland Center Stage was Portland s first big addition to its cultural skyline in years. The Gerding of green building features, including sky-lit offices and rainwater collected from the roof recycled into the plumbing system. Developed by G Edlen Development Co., it is also seen as a something of a missed opportunity by the design community: Too much a product of developers not enough architectural touches or vision to rise above the ordinary. WEST END OF DOWNTOWN - Between Northwest 11th Avenue and Couch Street and Northwest 11th Avenue and Alder Street stops): The West End, once the epicenter for gay-themed clubs and gathering spots has been gentrified by an influx of condominiums, restaurants and stores, including Clyde Common, Ace Hotel (where this photo was taken from), West End Bikes, Stumptown Coffee and Kenny & Zukes Delicatessen. BENSON TOWER - The Old Church at 1422 Southwest 11th Avenue juxtaposed next to the Benson Tower condos, 1500 S.W. 11th Ave. (Southwest 11th Avenue and Clay Street stop): The Benson Tower on the fringe of the Portland State University campus is one of three ne buildings that helped make the area the densest part of Oregon, according to the 2010 Census. Since 2000, 965 people moved into those buildings. Yet, the area, particularly this stretch approaching the heart of the PSU campus, is among the quietest in downtown. PORTLAND STATE UNIVERSITY - Sarah Brewer, a liberal arts major, studies with the Urban Center Plaza to her back at Portland State Unive downtown Portland (Southwest 6th Avenue and Mill Street stop): If you re looking for cohesive design here, fuhgeddaboudit: Portland Stat grab-bag of buildings makes for a campus without a visual identity. But what it lacks in harmony, it makes up for with density. The gleaming, clean high-rise development that sprouted from an unused piece of riverside industrial land during the 2000s is either a cautionary tale from the housing bubble or a development that will be a success story in 20 years. Many of the condos haven t sold; many that did have sunk in val still beautiful wide streets, buildings with modern lines and sky-high rooftop gardens but, conversely, all the empty spaces provide some of eeriest scenery in the city. Thank you so much for including the Gerding Theater at the Armory in this photo essay! Just a small note that the Armory is on the National Registry of Historical Places, so no architectural touches that would be seen from the streetcar could be made.
