Charges by pest type Additional services Tenants of a Tenant Management Organisation (TMO) Owner-occupiers in receipt of Housing Benefit or Council Tax Benefit Tenants in receipt of Housing Benefit or Council Tax Benefit Landlords, Housing Associations/Registered Social Landlords Important information For maximum effect, our treatments are carried out over a specific period of time (according to pest type) and it is vital that all programmed treatment visits are carried out when necessary. If treatments are missed or revisits are not carried out within the stipulated period it is likely that the infestation will continue or reoccur, and a further payment may have to be made before we continue. If you need to cancel or re-arrange an appointment please contact us at least the day before the appointment. If we call and you are not at home, or any required preparatory work has not been completely carried out, or we cannot do the work for reasons beyond our control, you may incur a financial penalty. It is not always possible to prevent re-occurrence of an infestation and the Council can give no guarantee that any infestation will be completely eradicated.

Tenants of the Tenant Management Organisation (TMO)


Tenants of the TMO should contact the TMO direct if they are experiencing problems with pests. Where it is agreed that treatment is needed the TMO will request the Councils Pest Control Service to carry out work on their behalf.

Owner-occupiers in receipt of Housing Benefit or Council Tax Benefit


We do not charge owner occupiers in receipt of Housing Benefit or Council Tax Benefit for treatments involving rats, mice, cockroaches, Pharaohs Ants or bedbugs. However, a charge will be made to provide treatment for squirrels, animal fleas, wasp nests, garden ants, carpet beetles or stored product insects.

Tenants in receipt of Housing Benefit or Council Tax Benefit


Residents living in rented accommodation and in receipt of Housing Benefit or Council Tax must contact their landlord (or managing agent/representative) about infestations in their home. It is a landlords legal responsibility to deal with all aspects of pest infestation in or on their property, particularly where the infestation makes the premises unfit for habitation. The Pest Control Service works in co-operation with Environmental Healths Private Sector Housing Team to ensure landlords comply with legislation relating to pest infestation.

Landlords, Housing Associations, Registered Social Landlords


Landlords, including Housing Associations and RSLs are responsible for dealing with pest problems (including rats, mice, cockroaches, bedbugs, textile moths, pigeons, tropical ant species and garden ants in or on their property. The Council has no statutory obligation to provide pest control treatments to tenants of private landlords, Housing Associations and RSLs. Tenants of private landlords, housing associations and RSLs who contact the Council for help with pest infestation will be referred back to their landlord. If requested, the Councils Pest Control Service will investigate the circumstances of an infestation and, where necessary, will consider serving an enforcement notice on landlords who do not deal with pests in or on their land or premises. If the Council has to take enforcement action, including carrying out works in default of an enforcement notice, the landlord will be responsible for paying all costs incurred by the Council, including legal and administration costs.
