Thanks for showing interest in Build Chilliwack. In this information package you should find the basic
information you need to know about Build Chilliwack. Should you need more information you can refer to
the Frequently Asked Questions located at www.buildchilliwack.com.
What is Build Chilliwack?
Build Chilliwack is a community based initiative to help deserving people enter the housing market by
giving them a non-repayable grant for the downpayment on a new home. This downpayment will be
approximately 5-7% of the total value of the home and will be used as the downpayment towards a CHMC
insured mortgage. The program is funded by participating trades, developers, and other related
businesses giving back a portion of their profit to qualified applicants. Build Chilliwack receives no Federal,
Provincial or Municipal funding or incentives. This really is a program for Chilliwack funded and run by the
residents of the Greater Chilliwack area.
What the process looks like:

The Application Process:


a. Fill out application in its entirety and submit the application to Chilliwack Community
Services (drop off or e-mail to). You need to ensure that your application is fully completed
or it may not be considered. Due to the high volume of applications we receive only those
who are selected will be contacted. In addition, some applications may not be accepted this
time but will be kept on file for potential future selection. Those candidates will be
contacted by phone or mail so they know their application is being kept on file. Other
candidates may re-apply each calendar year.
b. Applicants that are selected will enter a second round of screening that includes applying for
a mortgage. If you are contacted you will have 5 business days to forward the additional
information to the Chilliwack Community Services downtown office located at 45938
Wellington Ave.

Completed bank application (which will be sent to you by e-mail).
Canada Revenue Agency Notice of Assessment from last 2 years (for each applicant).
Proof of costs required to participate in Build Chilliwack (see list and estimated costs
below).

c. If you are using a co-signor they will also need to provide the same information as listed in
point b within the same time frame.

Requirements for Application


a. Minimum combined income of $55,000.00 per year. This minimum income assumes there
are no other monthly financial obligations (such as car payments, loans, etc). If the
applicant does not meet the minimum income requirements they may choose to use a cosigner. If this is the case, the co-signer must also sign this application and act as a guarantor
on the mortgage.
b. To be comfortable handling a mortgage of $1,750.00 per month, which does not include
property taxes, utilities, or insurance.
c. Each applicant must indicate that they understand the costs associated with participation in
this program and that they currently have the necessary funds (approximately $6,000.00). If
you are contacted to you will need to produce proof of these funds. Closing costs required
from applicant as follows:
i. Legal fees of approximately $1,000.00.
ii. Interest of approximately $2,000.00.
iii. Land Transfer Tax of approximately $2,000.00. In some cases this may be waived (for
first time home buyers of homes with a market value under $425,000.00).
iv. Property Tax of up to $750.00.
