Zone Level Ventilation Control Retrofit Improves Comfort and Saves Energy
Project Objectives
The owner of this Phoenix-area office building is a Consulting Engineer firm interested in lowering the operating costs associated with ventilating the building in the dry Arizona climate, while maintaining good Indoor Air Quality (IAQ) for both the employees and the first floor tenant. The building was originally set up as a VAV system, complete with a Carrier DAV Control System, variable-frequency drive (VFD), and staged compressors on the rooftop unit. Any ventilation control retrofit would have to be compatible with the existing system architecture and be cost-effective to install and maintain.

Solution
The owner was able to slash energy costs by 38% and ventilate the building in accordance with ASHRAE standard 62-99 by retrofitting the existing Carrier system with the ComfortLink Controller, ComfortID VAV terminal box controllers, and Carbon Dioxide-based Demand Controlled Ventilation (DCV). Using the new Carrier CO2/Temperature sensor, temperature sensing, as well as, ventilation control, was accomplished using a single device. Since DCV algorithms are already built into the ComfortLink and ComfortID systems, retrofit of the system was as easy as plug and play.

Project Synopsis
After building and occupying his new office building, the owner realized he could incorporate technology to help lower the buildings operating costs. In addition, as his business continued to grow and the first story tenant space was leased out, he felt he needed more flexibility in responding to the fluctuating energy demands imposed on the building during the day. When the building was designed two years ago, the owner installed a state-of-the-art HVAC system and incorporated several unique features into the construction design. With the initially installed Carrier DAV system, he was able to call up the system on his computer, monitor control parameters at his discretion and make changes to building set points and box settings. After learning about the Carrier ComfortID system with Demand Controlled Ventilation, he immediately recognized the benefits that zone level control of ventilation rates could achieve. Demand Controlled Ventilation measures the amount of Carbon Dioxide in the buildings environment and uses that information to modulate outside air levels to maintain proper IAQ without costly overventilation. Buildings using this ventilation control strategy remain in compliance with the requirements of ASHRAE Standard 62 and enjoy substantial energy savings over buildings ventilated at a fixed rate during occupied periods. The owners concerns about the added maintenance to his system due to sensor calibration were eliminated as the ABC Logic software resident in the Carrier CO2 sensor self-calibrates. This software algorithm maintains sensor calibration by analyzing sensor readings over a period of time and making corrections automatically. In most applications, the sensor actually never needs calibration.
