SUMMARY The proposed residential development to be located at 15, Oluwanisola Way, Ajah Expressway, Lagos. This brief will provide the Design Team with information on the parties involved in the development and their goals and aspirations for the building. It also provides a framework for the design and design process by articulating the board requirements for the scheme. It is not intended to be an exhaustive document and will be expanded as the project evolves. The success of the design will depend on the ability of the building to meet two critical performance criteria. Expression: the ability of the building to express the vision and values of the project. Efficiency: The ability for the design to deliver an efficient use of the land to achieve the clients financial objectives. Located in the hearts of Ajah town, with an approximate site area of 1230sqm in area. It is surrounded by a number of residential developments including famous OLUWANISHOLA ESTATE and a number of commercial centers. We recommend the Consultants visit the site to familiarize themselves with the area. The client desires to build a cost effetctive development of an architectural masterpiece, the design should transform the building into one of the areas most desirable addresses. The belief is that the potential for real estate to elevate the standard of living is underestimated in the Nigerian environment and this building should be considered as an opportunity to raise its profile and increase its economic and social value. It is therefore important that alongside the aesthetic requirements, the buildings design accommodates their functional need thereby creating the perfect home for their families. Instead of simply replicating the existing urban fabric, appropriate design innovations, including the use of modern materials, should be explored and adopted to create a world class development in the heart of the city. The use contemporary features should also be considered to create a building that is light, contemporary, simple but yet sophisticated.

THE DESIGN REQUIREMENTS The Units The development aims to accommodate a 5 bedroom duplex, with an area not less than 700sqm. Features in the units should include: Living Room Dining Room Kitchen (with dining area is achievable) 3 bathrooms Storage Room Utility Room Balcony(ies) Separate domestic staff accommodation with en suite facilities. Leisure Facilities The building will also offer the client access to some leisure facilities. The location and relationship to the main building should be carefully considered. The facilities should include: Gymnasium Swimming Pool (outdoor) Other External Buildings Other external buildings/features required within the development are: A Gate house/Security Station Generator house Gazeebo Parking & External Landscaping Landscaping to the front and rear of the building should be provided to enhance the quality of the environment. Parking should be restricted to the front of the building with landscaping used to reduce its visual impact on the space.

Mechanical & Electrical Services A detailed brief should be developed by the engineers to include: o Heating / Cooling systems (for air and water) o Air conditioning system o Internal and external lighting systems o Safe gas supply/storage system o Borehole o Water/sewage treatment plant o Generators
