COMMUAL HOUSING GUIDELINES Living within the APC Dong Nai communal accommodation requires all tenants to adhere to basic guidelines to ensure a safe and friendly living environment for everyone. All APC DN housing is considered school property and is referred to in this document as the Property. _____________________________________________________________________________ 1. Management Office: a. The APC DN English Department management team handles all matters regarding the Property. 2. Communal Living Areas a. Public Spaces (to include all items inside these areas): i. Living Room ii. Kitchen iii. Hallways iv. Yard Areas v. Attic vi. Storage Spaces b. Private Space (to include all items inside these areas): i. Bedrooms ii. Bathrooms (to include those not in bedrooms e.g. hallways) Bathroom assignment should be agreed upon by tenants 3. Utilities a. Tenant will pay all service fees, usage fees, and all other costs and fees for all utilities to the Property (for example, electricity, gas, water, wastewater, garbage, telephone, alarm monitoring systems, cable and Internet connections); b. Tenant must, at a minimum, keep the following utilities on, if available, at all times while occupying the Property: electricity and water. 4. Use and Occupancy a. Phone Numbers and Email: Tenant must promptly inform the school of any changes in Tenant's phone numbers (home and/or mobile) and e-mail not later than 5 days after a change; b. Prohibitions: Tenant may not permit any part of the Property to be used for: (1) any activity which is a nuisance, offensive, noisy, or dangerous; (2) the repair of any vehicle; (3) any business of any type, including but not limited to child care; (4) any activity which violates any Vietnamese zoning ordinance (5) any illegal or unlawful activity; or (6) activity that obstructs, interferes with, or infringes on the rights of other persons living in or near the Property.

i. Guests: Tenants may not permit any guest to stay overnight on the Property without prior approval in writing from the school; ii. Drugs: Tenants are strictly forbidden from using our possessing illegal drugs on the Property; Illegal drug use or possession on or off the Property by Tenant will result in immediate termination; iii. Alcohol: Responsible consumption of alcohol is permitted - alcohol abuse is not, and will result in intervention, incident reports and possible termination; iv. Smoking is not permitted inside of the Property; Tenant should smoke outside of the dwelling and not litter cigarette butts. v. Noise Level: When in public or private spaces, tenants should be mindful of the level of televisions, music, and their voices in order to maintain a peaceful living environment for everyone housemates and neighbors alike. vi. Housekeeping & Cleanliness: All tenants are expected to maintain a clean, green living environment and pick up after themselves this includes both public and private areas. This includes but is not limited to: 1. When finished cooking, please clean dirty cooking utensils, pans, plates, etc. and return to cupboards or designated storage areas; 2. Turn off the lights, fans, TVs, computers, or A/C when its not needed this will help keep the electric bill low; c. Vehicles i. Tenant is permitted to keep one motorbike or bicycle on the property; ii. All vehicles should be locked up and/or kept inside when unattended; APC DN is not liable for theft, damage or loss of tenant vehicles; 5. Deductions from monthly salary a. damages to the Property, excluding normal wear and tear, and all reasonable costs associated to repair the Property; b. costs for which Tenant is responsible to clean, deodorize, and maintain the Property; c. unpaid utilities and utility expenses the school incurs to maintain utilities to the Property; d. replacing unreturned keys, remote controls, security devices, or other components; e. the removal of unauthorized locks or fixtures installed by Tenant; f. school's cost to access the Property if made inaccessible by Tenant; missing or burned-out light bulbs and fluorescent tubes (at the same location and of the same type and quality that are In the Property on the move-in date; g. packing, removing, and storing abandoned property; h. removing abandoned or illegally parked vehicles;

i. cost to restore walls, flooring, landscaping or any alteration to the Property not approved in writing by the school; and j. damages to the Property caused by smoking, including but not limited to stains, burns, odors, and removal of debris, Move-In Condition: Tenant will complete an Inventory and Condition Form noting any damages to the Property, and deliver it to the school within I0 days after the move-in date. If Tenant fails to timely deliver the Inventory and Condition Form, the Property will be deemed to be free of damages, unless otherwise expressed in this document. Move-Out: a. Move-Out Condition: When Tenant leaves, Tenant will surrender the Property in the same condition as when received, normal wear and tear excepted. Tenant will leave the Property in a clean condition free of all trash, debris, and any personal property. Tenant may not abandon the property. b. Definitions: i. "Normal wear and tear" means deterioration that occurs without negligence, carelessness, accident, or abuse. ii. Surrender" occurs when Tenant has vacated the Property, in the school's reasonable judgment, and one of the following events occurs: 1. the date Tenant specifies as the move-out in a written notice to school has passed; or 2. Tenant returns keys and access devices that the school provided to Tenant; iii. Abandonment occurs when all of the following occur: 1. all occupants have vacated the Property, in the school's reasonable judgment; Personal Property Left After Move-Out: a. If Tenant leaves any personal property in the Property after surrendering or abandoning the Property the school may: i. dispose of such personal property in the trash or a landfill; ii. give such personal property to a charitable organization; or iii. store and sell such personal property; b. Tenant must reimburse the school all the school's reasonable costs of storing, and selling the personal property left in the Property after surrender or abandonment. Property Maintenance: a. Tenant's General Responsibilities: Tenant, at Tenant's expense, must: i. keep the Property clean and sanitary; ii. promptly dispose of all garbage in appropriate receptacles; iii. supply and change heating and air conditioning filters at least once a month;

iv. supply and replace all light bulbs, fluorescent tubes, and batteries for smoke alarms, carbon monoxide detectors, garage door openers, ceiling fan remotes, and other devices (of the same type and quality that are in the Property on the move-in date); v. take action to promptly eliminate any dangerous condition on the Property; vi. replace any lost or misplaced keys; vii. pay any periodic, preventive, or additional extermination costs desired by Tenant; viii. remove any standing water; ix. know the location and operation of the main water cut-off valve and all electric breakers and how to switch the valve or breakers off at appropriate times to mitigate any potential damage; x. water the foundation of the Property at reasonable and appropriate times; and xi. promptly notify the school, in writing, of all needed repairs. b. Prohibitions: If Tenant installs any fixtures on the Property, authorized or unauthorized, such as additional smoke alarms, locks, alarm systems, cables, satellite dishes, or other fixtures, such fixtures will become the property of the school. Unless authorized in writing by the school, Tenant may not: i. remove any part of the Property or any of the school's personal property from the Property; ii. remove, change, add, or rekey any lock; iii. make holes in the woodwork, floors, or walls - except that a reasonable number of small nails may be used (10); iv. hang pictures in sheetrock and grooves in paneling; v. permit any water furniture on the Property; vi. install additional phone or video cables, outlets , antennas, satellite receivers, or alarm systems; vii. alter, replace or remove flooring material, paint, or wallpaper; viii. install, change or remove any fixture, or appliance; ix. keep or permit any hazardous material on the Property such as flammable or explosive materials; x. keep or permit any material or item which causes any liability or fire; xi. dispose of any environmentally detrimental substance (for example, motor oil or radiator fluid) on the Property; 10. REPAIRS: a. Repair Requests: All requests for repairs must be submitted to the housing repair log (either online or hard-copy log at school). In the event of an emergency related to the condition of the Property that materially affects the physical health

or safety of an ordinary tenant, call Ms. Jenny at 0918 568 357. Ordinarily, a repair to the air-conditioning system is not an emergency. b. Completion of Repairs: Tenant may not repair or cause to be repaired any condition, regardless of the cause, without the schools permission. All decisions regarding repairs, including the completion of any repair, whether to repair or replace the item, and the select ion of contractors, will be at school's sole discretion. c. Payment of Repair Costs: The school will pay to repair or remedy conditions in the Property in need of repair if Tenant complies with the procedures for requesting repairs as described herein. i. The school will pay the entire cost to repair the following items not caused by Tenant or Tenant's negligence: 1. air conditioning systems; 2. water heaters; 3. washing machines; 4. refrigerator; ii. The school will NOT pay to repair the following Items unless caused by the school's negligence: 1. conditions caused by Tenant, an Occupant, or any guest or invitee of Tenant; 2. damage to doors, windows, and/or screens; 3. damage from windows or doors left open; 4. damage from wastewater stoppages caused by foreign or improper objects in lines that exclusively serve the Property; 5. Items that are cosmetic In nature with no impact on the functionality or use of the item; and 6. the following specific items or appliances: ________________________________________________________________________ Tenant Acknowledgment I have read and understand the terms and conditions of this document.
