SECTION 16723 WATER LEAK DETECTION SYSTEM

PART 1 - GENERAL 1.1 DESCRIPTION: A. 1.2 Furnish a complete leak detection system including electronic alarm modules, water sensing cable, graphic display map, and auxiliary equipment.

SUBMITTALS: A. Product data for fire alarm system components including dimensioned plans, sections elevations showing minimum clearances, installed features and devices, and list of materials. Wiring diagrams from manufacturer differentiating between manufacturer-installed and field installed wiring. Include diagrams for equipment and for system with all terminals and interconnections identified. Include drawings indicating components for both field and factory panel wiring. Shop drawings. System operation description including method of operation and supervision of each type of circuit and sequence of operations for all manually and automatically initiated system inputs. Description shall cover this specific project. Manufacturer's standard descriptions for generic systems are not acceptable. Product certification signed by the manufacturer of the system components certifying that their products comply with the referenced standards and specifications.

TRANSPORTATION, HANDLING AND STORAGE: A. All the components shall be provided in manufacturer's original new and unopened packing bearing manufacturer's name and label. Store materials, not in actual use, in covered and well-ventilated area and protect them from dirt, dust, moisture, direct sunlight and extreme temperatures. For further requirements follow manufacturer's written instructions regarding storage and handling.

QUALITY ASSURANCE: A. Manufacturer's Qualifications: The system manufacturer shall have at least five years of experience with leak detection and location technology, including both sensing cable and the associated alarm electronics. The manufacturer shall provide written verification of current ISO 9001 registration Installer Qualifications: An experienced specialist sub-contractor who is authorized by the system manufacturer, and subject to approval of the Engineer.

Provide system and components specified in this section that are listed and labeled by UL, FM approved, and CSA certified. Single Source Responsibility: All components and accessories shall be product of single manufacturer.

SYSTEM DESCRIPTION A. Furnish a complete water detection system for the location(s) indicated on the contract drawings, including locating alarm panel, sensor interface modules, sensing cables, and auxiliary equipment that detects and locates the presence of water at all points along the sensor cable's length. The sensing cable shall be constructed such that no metallic parts are exposed to the environment. The system shall include all components required for the specific installation. The system shall sense the presence of a leak(s), locate the leak(s), sound an audible alarm, activate alarm output contacts, and provide RS-485 interface to the BMS. The system shall be supervised and self-diagnostic in design. The system shall differentiate between leak and supervisory alarm status, and shall locate point of required service.

PART 2 - PRODUCTS 2.1 ALARM AND CONTROL PANEL A. The locating alarm and control panel shall indicate the name of the room (in plain English) and footage or zone number of any fluid detected at any point on the entire sensor system. The panel shall sound a local alarm, and provide digital and RS-485 outputs to security or BMS systems. The panel shall provide system diagnostics to continually monitor all sensor systems for maintenance requirements such as low level contamination, continuity, ground fault, or electronic failure. The panel shall provide 1024 event data logging with nonvolatile memory. The panel shall provide RS-485 output in Modbus to be interfaced into the BMS system. Systems utilizing proprietary communication protocols are not acceptable. The locating alarm and control panel shall be capable of monitoring up to 5,000 feet or 100 zones of sensing cable or sensing probes and to provide user interface for up to 31 sensor interface modules. The panel shall continue to monitor all of the systems even after detecting and locating the leak or service event. The system shall re-alarm on movement of the first event or upon detection of subsequent events. The panel shall provide cable diagnostics to indicate if maintenance on the sensor cables is required. The panel shall provide full system diagnostics on the detection and measurement circuitry. If the required service is due to contamination or electrical ground fault on any sensor the panel shall indicate both the magnitude and location of the contamination or the ground fault. The system shall continuously monitor the sensing cables and interconnecting cables for continuity. The panel shall not require any operator programming and shall be capable of automatically calibrating the entire system including components when power is supplied. Locator modules requiring programming for leak detection and location are not acceptable.

C.

Interconnection between the locating alarm panel and the sensor interface modules shall be via 4-wire, low voltage jumper wiring. This wiring shall provide both power and communication for the sensor interface modules. Up to 31 sensor interface modules may be connected to each locating alarm panel. The failure of the panel shall send an alarm to the BMS system.

ELECTRONIC ALARM AND LOCATING MODULE A. The electronic alarm and locating module shall be housed in a NEMA 12 enclosure and have a 4 line x 20 character, backlit LCD display, which provides status and alarm data. It shall be capable of monitoring up to 5,000 feet (1,500m) of sensing cable or 100 zones. The alarm and locating module shall continuously monitor all sensing cable for liquid contact. Contact with liquid shall result in an audible alarm, illumination of a "leak" LED, actuation of an output relay, and a digital display of the distance to the liquid location. The electronic alarm module shall continue to monitor the sensing cable after detection of liquid. It shall re-alarm if the liquid spreads, or if a second leak is detected, more than a specified distance from the original location. In addition to monitoring its own length of sensor cable, the alarm and locating shall have the capability to monitor a network of up to 128 remote modules. The complete system shall be continuously monitored for electrical continuity. The loss of continuity in any of the wires shall result in an audible alarm, illumination of a "fault" LED, and actuation of an output relay. The electronic alarm modules shall require no operator programming and shall automatically calibrate whenever power is applied. Test, silence, and reset functions shall be activated from the front panel upon user command. The alarm module shall have a security password. It shall report date and time stamp, and record to non-volatile memory, all alarm events into an event history log. F. The alarm module shall be capable of digitally communicating to host systems via RS-232 or RS 485, at the user's option. It shall also provide the option of a 4-20 mA analog interface signal. G. The alarm module shall be tested and found to comply with the limits for a Class B digital device, pursuant to FCC, Part 15. The alarm module shall operate on 120V AC, 60 Hz. single-phase power. Each module will require a dedicated 15 amp, 120 VAC circuit.

WATER SENSING CABLE A. The water sensing cable shall be resistant to corrosion. It shall detect the presence of water-based liquids but shall not detect hydrocarbons. The cable shall be constructed of two sensing wires and two insulated wires embedded in a fluoropolymer carrier rod. The sensing wires shall be jacketed with a conductive fluoropolymer. The cable shall be constructed with no metal parts exposed to the environment. Sensing cable shall dry within 15 seconds of removal from free water; sensing cable that is braided in construction is not acceptable.

The sensing cable shall have a breaking strength of 160 pounds. It shall have an abrasion resistance of>65 cycles per UL 719. The sensing cables shall be capable of accommodating any number of branches using branching connectors. The water sensing probes shall be low profile design, extending no more than 1.25 off the floor or wall to avoid interference with conduit, wiring, and piping. Probe contacts shall be stainless steel grade 363 or higher. The sensing probe shall have full length mounting flanges, suitable for either mechanical fasteners or adhesive attachment. Probe shall be a passive sensor, containing only potted, electronic components. Sensing probes with internal electromechanical components are not acceptable. Cleaning the water sensors, if required, shall be possible in place using a damp cloth. The cable shall dry and reset at the module immediately upon removal from free water. No shaking, wiping, or mechanical action shall be required.

Jumper cable shall be available to interconnect sensing cables or to facilitate remote mounting of the electronic alarm module. Jumper cable may not add more than 0.01% of additional length to the leak detection circuit. All sensing and jumper cable shall pass UL 910, Test Method for Fire and Smoke Characteristics of Electrical and Optical-Fiber Cables Used in Air-Handling Spaces, and shall be Class 2 plenum cable per NEC 725-51 (a). The manufacturer in modular lengths shall provide all sensing cable, jumper cable, and system components with electrical connectors that have been pre-installed and tested at the factory. Field splicing is not acceptable.

PART 3 - EXECUTION 3.1. All System components shall be installed in accordance with the manufacturer's installation instructions, NEC, and local code requirements. For Piping Systems With Drip Pans: The sensing cable shall be installed after all piping, ductwork, insulation and other mechanical work is completed. The drain pan shall be cleaned prior to installing the sensing cable. Care shall be taken during installation of the sensing cable to avoid contact with potential contaminants, such as puddles or solder flux, sheet metal screw points, and unrolled drip pan edges. The cable shall be fastened securely to the surface of the drain pan with hold down clips together with construction mastic (3M type 4975) plastic adhesive every 4 feet. In contaminated areas or as recommended by the distributor, provide High Visibility Tape between the sensor cable and the drain pan. For Piping Systems Without Drip Pans: The sensing cable shall be installed after all piping, ductwork, insulation and other mechanical work is completed. Care shall be taken during installation of the sensing cable to avoid contact with potential contaminants, such as puddles or solder flux, sheet metal screw points, and unrolled drip pan edges. Prior to cable installation, apply open-cell foam tap along the length of the piping at the 6 oclock position. Fasten the cable to the foam strip/pipe using nylon cable ties every two feet.

The sensing cable installer shall be responsible for installation of the sensing cable, functional testing, and mapping of the system. Manufacturers trained local representative shall provide supervision and training. Upon completion of the system installation, a factory pre-connectorized, five foot long, water-sensing cable shall be temporarily installed at the far end of each leak detection circuit. The sensing cable shall be immersed in approximately one foot of water, at a depth of 1/8 inch, to confirm that an audible alarm is generated at the alarm module and that the appropriate distance to the leak is displayed. The installer shall perform and certify the tests in the presence of the owner's representative. A graphic display map, prepared from as- built drawings, shall be furnished upon completion. The map shall indicate the location of the sensing cables, landmarks such as equipment, A/C units, walls, floor drains, change of cable direction, and cable distance readings. The map shall be mounted next to the alarm and locating module.
