Resident Handbook
Please read this handbook carefully. It is a part of the lease you signed with us. It provides additional information regarding policies and regulations with which you agree to comply.
Posting Policy
You may not post any announcements, bulletins, flyers, and/or posters of any kind on the premises, including hallways and room doors. You may request management approval to use the bulletin board near the office to post information for a one-week period. You must have management permission BEFORE posting any items on this board, including items For Sale. Any and all outside organizations must have management's approval before posting on bulletin boards. Posting will only be allowed from Registered Student Organizations (RSO) and must have current organizations name on the advertisement.
Evacuation Procedures
There will be a series of horns and sirens whenever the fire alarm system activates. It is imperative that you: 1. Evacuate the building as quickly as possible 2. Be cooperative with the staff members so that the evacuations will go as quickly and smoothly as possible. Please familiarize yourself with the following procedures and location of all exits. Should you have any questions please feel free to stop by the office so that we can be of assistance. 1. When the fire alarm system activates stop whatever you are doing and proceed to the nearest exit. 2. Should the alarm sound while you are in bed or washing, dress quickly because remember every second counts in an emergency situation. 3. DO NOT bother trying to save any personal belongings. 4. Once you have exited the building you need to get as far away from the building as possible. Move away from all the entrances to the building so that the Fire Department can have easy access to the building. 5. NO ONE is to re-enter the building until we have been given the all clear sign from the Fire Chief or the person in charge. Please note that if any resident is uncooperative in any way, that person is breaking Federal Laws and can be subject to prosecution with possible fines and/or imprisonment. They will also be subject to immediate eviction.
Move In Procedures
1. Tenant must report to the office to verify all monies have been paid and appropriate application and lease documents are signed and complete. 2. Tenant will receive combination for mailbox. 3. Tenant will receive 1 key card for both the room and entry doors. 4. Tenant will receive a copy of the Room Move In/Move Out Checklist. This will be completed and signed by you and the staff member assisting you. We will use this again at check-out as well as a digital photo to determine the amount of security deposit returned.

listing available check out times and dates when contracts are nearing their completion. You must have all your belongings out of your room and the room cleaned by your scheduled check out time. Management will use the Room Move In/Check out Checklist during your check out inspection to determine any damage, cleaning and/or repairs needed. These costs will be deducted from your security deposit. The key card must be returned when the check-out is complete. Failure to do so will result in a $25.00 charge. All departing tenants must leave a completed forwarding address card with the office for security deposit returns.
Note: Illinois legal drinking age is 21 years of age or older. We will report anyone under the legal drinking age found in possession of alcohol. Alcohol is prohibited in the common areas, even by those of legal age.
