Power Substation / Community Center

The design condenses 1500 units into 16 high efficiency buildings. Architecturally these buildings are expressed as townhouses, midrise buildings, and bungalows.

These clusters of density allow for minimized site coverage, foster neighborliness, support efficient energy distribution and cogeneration opportunities.

TO MAKE A RESILIENT COASTAL COMMUNITY

MINIMIZE HUMAN FOOTPRINT
Connected ecological corridors with varieties of lowland and highlands pull the nature preserve through the site, provide public recreational amenities, integrate natural ecology into daily life, and engender the neighborhood with a strong coastal character.

Efficient density minimizes built area, minimizes site work, maximizes energy effiency, and fosters neighborhood communities.

MAXIMIZE ECOLOGICAL POTENTIAL

BE A GOOD NEIGHBOR

Use natural site ecology to manage storm water, to preserve and support local natural ecology, and create coastal character.

Foster community resilience within the community and with our neighbors. Be a source for development for the Rockaways, create strong intercommunity connections and and provide a safe haven in times of crisis.

Use building and planning techiques that accept and plans for change over time.

BE ADAPTABLE

CREATE BEAUTIFUL SPACES

Create a site character that builds and sustains the development and the greater community and keeps people coming.

Developement Density
A resilient community is a connected community. Higher density development fosters the interdependency of buildings and residents within a neighborhood while creating opportunities for decentralized district services. Other advantages and opportunities include: -Reduced building envelope area( less heat loss through conduction and air in ltration) -Cogeneration, which makes use of waste heat from the production of electricity for heating or cooling. -Shared resources, potentially including backup energy and water storage. -Close-knit communities and neighborhood organizations able to quickly respond to disturbances.

Conservation
The underlying buildings are designed to conserve energy and maintain critical life-support conditions with as little input from fossil fuels as possible. Climate sensitive passive heating/cooling strategies are prioritized because they are more reliable than active/mechanical conditioning strategies which tend to break down and require maintenance. Energy conservation strategies employed in this design include: -Highly insulated building envelope. -Airtight building construction which reduces heat loss through in ltration -Passive conditioning strategies for indoor and outdoor spaces to create comfortable environments with little or no energy input. -Exterior Shading / Reduced Summer Solar Gains -Thermal mass to regulate temperature uctuation. -Access to summer breezes/ Natural Ventilation

E cient Energy Use

E cient use of energy within the building can signi cantly reduce electricity demand as well as overall reliance on the municipal grid. Renewable energy and Cogen become feasible modes of meeting life critical energy demands as overall electricity demand decreases. Internal load reductions can be achieved through the following means: -Energy e cient appliances. -Reduced LPD with energy e cient lighting and daylight harvesting. -Lower- ow shower and sink xtures to reduce hot water demand / pumping. -High e ciency DX cooling -E cient boilers for space heating.

District Cogen / Multiple Fuel Sources

Having multiple/redundant systems for critical human needs such as water and energy, improves resilience. Diverse energy systems capable of providing decentralized power are better able to respond to interruptions or change. A cogen system together with PV will reduce reliance on the city grid by producing enough hot water and electricity on-site to meet the demand of critical services. -Cogen and PV will be sized to provide enough power and hot water to meet critical conditioning and electrical needs

Solid north and northwest walls shelter interior from cold winter prevailing wind Photovoltaic arrays on roof provide power and shade Buildings are airtight and highly insulated to reduce heat loss Balconies, canopies, and exterior louvers reduce unwanted solar heat gain

*The estimated source EUI accounts for residential source energy use only

Readily available and plentiful local resources such as solar power and wind are more reliable than distant energy resources. Renewable sources such as rooftop photovoltaic are able to operate in a grid connected or o -grid, standalone mode to meet critical energy needs in the event of a loss of municipal services. The project proposes to use a small amount of initial PV to provide some degree of backup power and reduce peak utility costs. Increased investment in renewable energy over time will be persued with the ultimate goal of energy self-su ciency.

RESILIENCE

Adaptable lowlands functioning as seasonal or temporal public spaces and parking are allowed to flood. If we cannot protect our neighbors property in a storm, we can at least be a safe haven.

SUSTAINABILITY

Efficient building nodes reduce envelope waste, create cogen opportunities and possibilities for distributed generation giving back to the grid, as we work towards self sufficiency.
