What is Waterfront City? A master-planned community destination over 250,000 sq.m. of land, and including: 1,500 luxurious residential units of varying sizes, accompanied by a mix of world class shopping, numerous dining options, unique entertainment offerings, two international hotels and a Grade A Business Park. Waterfront City is part of a 1,000,000 sq.m. reclamation project completed in 1997. The neighbors of the project include La Marina Joseph Khoury and the Exhibition Centre. All infrastructure such as parks, landscaping, roads, footpaths, cycle tracks, lighting, security, sewages have been upgraded and engineered to match perfectly with the scale of the project. Waterfront City is a dynamic city of choices with a thoughtful blend of community living created around a lifestyle concept of live, work, play, shop and stay where residents can enjoy all the amenities of the big city while captivating the soul with natural surroundings. Footpaths and roads have been crafted to facilitate circulation with upgraded parks, dedicated cycle tracks, pedestrian walkways, recreational areas as well as a gym and a health club.

Where is it located? Waterfront City is located along the Dbayeh Seaside, on the Mediterranean Sea, approximately 15km north of Beirut in Lebanon. It is accessible by 2 flyovers from the Beirut Tripoli Highway and a service road. What is available at this stage? Currently there are two unique offerings the Promenade Residence & the Plaza Residence. In total, the initial phase will offer 10 buildings 348 units and will be completed by mid-2015. The additional planned phases of Waterfront City will be released in line with the vision of the master plan.

What can I purchase? All unit types in Waterfront City will be finished to a very high quality standard. Parking spaces have been maximized to ensure the required convenience for every resident and guest. With a state-of-the-art security system and dedicated lift access, this unique environment simply achieves the best possible offering for all. Promenade Residence 7 buildings, with only 188 exclusive units. 2, 3, 4 and 5 bedrooms (from 243 sq.m) Units have either a sea or boulevard view and are located on the Promenade a retail strip to host cafes and restaurants elevated 7m above the marina. A health club, gym, spa and pool will also be available to residents and located at the Colonnade directly on the marina level. Marina Duplex 15 unique luxurious 2-floor apartments. 3 bedrooms (from 243 sq.m) Private terrace overlooking the marina with direct access to the Promenade facilities. Plaza Residence 3 buildings, with only 160 units. 1, 2, 3 and 4 bedrooms (from 95 sq.m) Efficient unit design & high quality specifications. Unique community plaza in the center of the buildings, and direct access to the Promenade and Boulevard. What is the purchase price? Promenade Residence starting from USD4,100 sq.m. Plaza Residence starting from USD3,100 sq.m. What am I buying? Owning a unit at Waterfront City provides you access to an internal area, balcony and allocated common space for your floor. A limited number of units will also have exclusive use rights (Usufruct Rights) available for purchase. These include gardens, terraces and rooftops. You may also opt to purchase extra car parks and storage space at the time of executing your Sale & Purchase Agreement (SPA). Will my unit be fitted out? All units will have top of the line quality standard finishing; you will have the option of choosing from one of two Interior Design themes. Should you wish to purchase a unit designer ready (or white shell) we would be happy to assist with your requirements in order to facilitate time and monetary savings on completing your own interior design (applicable for units above 300 sq.m)

Appliances, furniture and smart home packages will be made available closer to completion (at an extra cost should you choose to take these options).

Can I access the health club? Access to the gym, pool, health club and spa will be available to all residents and the public through membership only. Is finance available? Our Customer Relations Team will be happy to assist you in this process and help you find the best solution tailored to your requirements as well as introduce you to our wide range of banking contacts. What is the purchasing procedure? Reservation: upon reserving your unit, a down payment of USD50,000 (Promenade Unit) or USD25,000 (Plaza Unit) is due. This deposit secures the unit for you and guarantees all terms and conditions. Sale & Purchase Agreement: A top up on the initial down payment of 15% of the total price is then payable upon execution of the SPA. You will be invited to sign the SPA within thirty (30) working days. Construction Milestones: The balance of the purchase price will then be paid in construction-linked milestones giving you security over your investment.

Can I access La Marina Joseph Khoury or the Club? Access to these premises is only available to members and berth owners. Should you be interested in becoming a member, please contact a member of our team who can assist you in the process. Will my building have power & water? All infrastructure including power, water, telephone and sewage has been completed as part of the initial reclamation and thus we will connect to the main grid. Backup power, in the form of generators, will be present in all buildings with an efficient system ensuring minimum fuel consumption. Are there building rules? To protect the value of your investment and to ensure a quality lifestyle, there will be some building rules within the community. These will include regulations for construction works, limited hours of operation for the retail space, tidiness of the site, regular maintenance and controlled parking. These rules will ensure the creation, and continuation, of a real community on the spectacular coast of Lebanon.

What are the service charges? Service charges will be payable on an annual basis and will be in line with normal market practices. You are largely protected on service charges as an owner you have a say in what happens in your building. Waterfront City will have a continued interest in the maintenance and upkeep of the entire site. What is Waterfront City Cares? In its continuous commitment towards supporting the community, Waterfront City launched Waterfront City Cares; its corporate social responsibility initiative. This initiative extends from the pledge of Waterfront City to invest 1,000 USD from the sale of each apartment into a fund that will be committed to fulfilling the projects responsibility to the community in which it serves by creating long-term value for all stakeholders on a socially and environmentally sustainable basis and making a positive contribution to the projects neighbourhood and its surrounding vicinity. This initiative was conceptualized by the Waterfront City Board of Directors, which includes members from Majid Al Futtaim Properties and Ste. Joseph G. Khoury et Fils Holding, and will be sustained until the projects completion.
