RENEWAL AGREEMENT OF TENANCY

This Agreement of Tenancy is made at Karachi, this ________ day of ___________.

BETWEEN
MR. KAFEEL AHMED S/o MUHAMMAD YOUNAS, holding NIC No. 42501-9580051-9 Muslim, adult, resident of House # C/2 Unit No. 6, Latifabad Hyderabad, hereinafter called OWNER of the First Part:

MR. MOHAMMAD SALMAN MUFTI S/O SHAMSUL ISLAM MUFTI, holding NIC No.35201-1577013-9, Muslim adult, resident at 30, Police Station Ext. Scheme Mughazpura Road, Lahore. hereinafter called the TENANT of the SECOND PART: (Both expression shall wherever the context so permits, mean & include their heirs, executors, administrators, successors, and assigns)

WITNESSETH AS UNDER
Whereas the OWNER is the sole and absolute OWNER of House SD-154 D.O.H.S No. II, Malir Cantt., hereinafter called the SAID PREMISES AND WHEREAS the OWNER has agreed to let the SAID PREMISES, to the aforesaid TENANT on the MONTHLY RENT of Rs. 24,000/- (Rupees Twenty Four Thousand Only), on the following terms and condition: 1.

THAT the TENANT had Deposited a sum of Rs. 50,000/- (Rupees refundable to the Tenant at the time of entire vacation of the SAID

Fifty Thousand Only), which will be treated as FIXED SECURITY DEPOSIT PREMISES (without interest) after deducting dues, damages, charges, if any.

Page-2 2. THAT the TENANT would pay the Month-wise rent by 5 th day of every month in advance according to English Calendar. 3. THAT the OWNER has handed over the vacant peaceful possession of the SAID PREMISES to the TENANT, this AGREEMENT OF TENANCY, shall come into force with effect from the above mentioned date and shall be valid for eleven (02) months only i.e. effect from 01-10-2009 and 30-112009 4. THAT the TENANT shall use the SAID PREMISES, for his/her own [Residential Purpose Only] and shall not sub-let the SAID PREMISES, to any other person(s). 5. THAT the TENANT would pay the Electricity Bill according to Meter reading Sui-gas charges Water, Conservancy Charges, Union fee, Telephone Bill if any, to the concerned authorities or to the OWNER and the OWNER shall pay all Government Taxes, Property Taxes, etc., from his/her own sources and own expenses. 6. THAT if the Tenant shall not make any alteration addition, ect., of any kind in the SAID PREMISES any damage, to fitting @ fixtures, etc. Would be payable by the Tenant. 8. THAT the TENANT will be ejected from the SAID PREMISES, if he fails to pay the MONTHLY RENT for continuously three (0) month notice to the Tenant or vice-Versa. 9. That the Tenant will be ejected from the said premises, IF HE/SHE FAILS TO PAY THE monthly rent for continuously ONE month on the notice of 15 days from the Owner. 10. THAT, this agreement of tenancy, can be renewed by mutual consent

of both the parties further eleven (11) months period, and 10% Monthly Rent shall be enhanced after ONE year(s). IN WITNESSES WHEREOF the parties set their respective hands before the witnesses here at Karachi, the day monthly and the year first above mentioned.
