RENEWAL AGREEMENT OF TENANCY

This Agreement of Tenancy is made at Karachi, this __________ day of ______, 2010.

GP. CAPT MUHAMMAD ABDUL HAMEED S/O MR. MUHAMMAD ABDUL MAJEED, holding NIC No. 42000-0490400-5, Muslim, adult, resident of House No. SDH-254, FALCON COMPLEX FAISAL KARACHI, hereinafter called OWNER of the First Part:

MALIK ALTAF HUSSAIN, holding NIC No. 37405-2288575-5, Muslim adult, resident of House No. SD-140, ASKARI-9 CHAKLALA RAWALPINDI, hereinafter called the TENANT of the Party of the SECOND PART: (Both expression shall wherever the context so permits, mean & include their heirs, executors, administrators, successors, and assigns)

WITNESSETH AS UNDER

WHEREAS the OWNER is the sole and absolute OWNER of House/Property No. SDH-254, Falcon Complex, Malir Cantt., Karachi, hereinafter called the SAID HOUSE. AND WHEREAS the OWNER has agreed to let out the SAID HOUSE, to the aforesaid TENANT on the MONTHLY RENT of Rs. 33,000/- (Rupees Thirty Three Thousand Only), on the following terms and condition: 1.

That the TENANT had Deposited a sum of Rs. 60,000/- (Rupees refundable to the TENANT at the time of entire vacation of the SAID

Sixty Thousand Only), which will be treated as FIXED SECURITY DEPOSIT HOUSE (without interest) after deducting dues, damages, charges, if any. Continued on Page - 2

Page-2 2. That the TENANT has Eleven Monthly ADVANCE RENT to the owner i.e. Rs. 3,63,000/- (Rupees Three Lac and Sixty Three Thousand Only), which will be adjustable in rent. 3. That the OWNER had already handed over the vacant peaceful possession of the SAID HOUSE to the TENANT, with all necessary fitting & fixtures, hence this Agreement of Tenancy, shall come into force with effect from the above mentioned date and shall be valid for eleven (11) months only i.e. effect from 01-12-2010, and expiring on 30-102011. 4. THAT the TENANT shall use the SAID PREMISES, for his/her own [Residential Purpose Only] and shall not sub-let the SAID PREMISES, to any other person(s). 5. THAT the TENANT would pay the Electricity Bill according to Meter/Submeter reading, date vide its Meter reading _______________ date: _____________ as on Sui-Gas charges, vide Meter reading ________________date: ______________ Water/motor, water Conservancy Charges, Union/maintenance fee, Telephone Bill if any, to the concerned authorities or to the OWNER and the OWNER shall pay all Government Taxes, Property Taxes, etc., from his/her own sources and own expenses. 6. THAT the TENANT shall not make any alteration, etc., of any kind in the SAID PERMISES:, any damage, to fitting & fixtures, etc. would be payable by the Tenant at full const. 7. THAT if the OWNER wants to get the SAID PREMISES, Vacated from the Tenant he/she will have to give one month(s) notice to the tenant and vice-Versa. 8. THAT the Agreement of TENANT can be renewed with mutual consent of both the parties for further 11 months with an increase of 10% or prevailing rent of the colony at the time of renewal.
