Atkins has been appointed to design the Huarong Hengqin Tower in Zhuhai, China. Atkins architecture and urban design studio was selected by the developer Huarong Real Estate through a design competition, to provide an eye-catching and modern design which specifically responds to the site and the environment. This mixed-use development contains accommodation for a 5-star hotel, international grade-A offices and top brand retail facilities. It will be one of the first buildings to be constructed as part of the large masterplan for the new economic zone of Hengqin Island District. This development benefits from a prime location facing the waterfront only a few hundred metres from the worldfamous tourist Cotai strip in Macau. Atkins design director, Ian Milne, said: The towers are orientated to provide hotel guests and office users with stunning views of significant landmarks in Macau, while respecting the development potential and view corridors of adjacent sites.
As the cherry blossoms burst into bloom in Japan this spring, thirdyear architecture students at Londons Kingston University put on a spectacular display of their own with a Japanese-inspired building project. Inspired by the iconic five-arch design of the Kintaikyo Bridge in western Japan, the students recreated a 1:3 scale version of one section of the famous landmark. While the original is often photographed amid the bright spring cherry blossoms, Kingstons tribute to this early architectural enterprise captured the imagination representing the Universitys architects at the worlds largest show for sustainable design, Ecobuild, in Londons Docklands in March. In a time before mechanisation, the original Japanese craftsmen were working by hand without modern tools and techniques, architecture lecturer Takeshi Hayatsu, who has been leading the Kingston project with senior lecturer Tim Gough, said. The original 17th Century design is a great example of architectural innovation because subsequent repairs and rebuilds over the centuries enhanced and simplified the magnificent structure each time. Almost 700 metres of sustainable spruce was donated to the project by Scottish timber merchant James Jones and Sons to create the 12 metre structure. Cutting it themselves, handling the length and weight of the wood and working out the sequence of pieces have all been important parts of the learning experience, Mr Hayatsu explained. Its not just about exploring the design and the shape, its about understanding the constraints of the design too. Whats possible on paper is often just the starting point for innovation once someone starts building a structure. Located in Iwakuni, Yamaguchi prefecture in western Japan, the Kintaikyo Bridge is an arched design and because of this shape it uses less material than other constructions to span great distances. Because the small components of our bridge could be cut by hand, there is very little waste, Tim Gough explained. Architects today
need to consider their use of resources more and more, and so the students were encouraged to make their work as efficient as possible. The Japanese craftsmen worked with this ethic and it remains an important lesson for our students today. The final-year architects were given 10 days to make all the pieces in the workshops at Kingston Universitys Knights Park campus. Student Miles Borg was nominated as project manager. While we enjoyed planning our own versions of the bridge, actually getting to build one that could take the weight of people walking on it was a real challenge, the 21 year old said. Being able to throw ourselves into a project like this with a tight deadline and limited resources has really focussed our attention on problem solving. When we came across an obstacle, it was great to get the team together to work out a solution, he said. Mr Hayatsu, who is from Okayama in Japan, contacted the Kintai World Heritage organisation in Japan to let them know about his students plans to build a replica of the bridge. They supplied the students with access to their archive of historic drawings, plans and photographs to help them with their work, he explained. The original bridge is incredibly important historically, culturally and architecturally, and it is hoped the site will achieve world heritage status in the future. The Kingston University architects bridge was on show at Ecobuild at Londons Excel Centre in the Docklands from Tuesday 20 to Thursday 22 March. Postgraduate architecture students also exhibited their design for a new addition to the Universitys Stanley Picker Gallery made from Portuguese cork oak blocks.

Title: New York Hotel Bedroom Contract Is An American Dream For Scots Designer Location: New York Designer: Morag Macpherson
Scottish designer Morag Macpherson has won a contract, worth a five-figure sum, with the soon to be completed Union Square Hotel in Midtown New York City to design bedroom headboard panels for its 178 rooms. The innovative fabric panels will be reversible and showcase a brand new design for each season giving hotel guests a room with a breathtaking view all year round. Glasgow-born Morag designed the panels at her studio in Kircudbright, Dumfries and Galloway, for the hotel which is due to open in June this year on 4th Avenue. The panels will be printed in the UK before being manufactured in Italy. She said: The Union Square Hotel will be a contemporary and luxurious building in the heart of New York, and the owners wanted something stylish and unique to reflect this. My designs depict each season and hotel staff can change the headboard throughout the year. The panels will provide an ideal centrepiece for each room and bring together a riot of colour with overlapping patterns and motifs taken from my Masculine and Feminine in Nature collection. Morag won the contract at the International Contemporary Furniture Fair (ICFF) in 2010, when she met Vennie Lau from VLDG Inc. (www.vldg.com) who thought her designs would be an ideal fit for the new hotel project. Cathy Black, head of textiles, Scottish Enterprise, said: It is fantastic to think that thousands of visitors to New York will soon be able to enjoy Morags creations, and it is a great advertisement for the quality of textiles talent on offer in Scotland.

Title: New 462 Home Development Bolsters Stepney Green Regeneration Location: London Developer: First Base
This week sees the completion of the first apartment, which will be used to set exemplary quality standards, in a new 70m development by East Thames Group and First Base in Stepney Green. Sandwiched between Shoreditch, Whitechapel and Limehouse, it is hoped that the new development designed by Levitt Bernstein, will help bring the area out of the shadows of its better-known neighbours. The first of the 462 homes, which will be built in three urban blocks around landscaped courtyards, are due to be available in December 2012. Almost half will be available on the open market, with the other half offered for shared ownership and affordable rent. According to East Thames director of development and asset management, Geoff Pearce: The homes are being built to the highest standard and building on the character of the area. They will be generously sized, have extensive outdoor space and exceptional fittings like quartz work tops in the kitchens. But real quality is about getting the details right good lighting, quality finishes, seamless painting and this benchmark apartment is spot on, setting the tone for the rest of the homes. First Base director Barry Jessup, commented: The area represents fantastic value for money, and is one of the last uncovered gems on the eastern fringe of the city. But its unlikely to stay that way for long. Weve seen the evolution of Shoreditch and Hackney based on both housing developments and the boom in technology and creative industries. We believe this housing development is just one of the catalysts for a similar trend in Stepney Green. Working with contractor Wates Living Space, the scheme will meet Code for Sustainable Homes Level 4, and be built using modern construction methods to ensure the on-budget delivery of high quality homes. The scheme is being delivered as part of the wider 200m regeneration of the Ocean Estate, which is being led by the East Thames Consortium in partnership with Tower Hamlets Council. The regeneration project, which has been funded through the sale of sites for new housing and a 42m Homes and Communities Agency grant, completes in 2014. It will see over 1,200 social rented homes refurbished, 819 new homes built, and significant improvements to landscaping and community facilities in the area. East Thames is also working with its partners to offer employment, training and involvement opportunities to local residents.

Leading aluminium systems company Smart Architectural Aluminium reports that their first year exhibiting at the Ecobuild Exhibition has been a huge success. There was particular interest in Smarts message of sustainable building solutions which corresponded well with the theme of the exhibition. Visitors were particularly interested to learn that 50% of the aluminium billet used by Smart is recycled aluminium. Smart also discussed with attendees their aim of achieving a carbon neutral production operation through pursuing sustainable power generation. DRICON Celebrates 25 Years Of BBA Accreditation
Timber is a valuable and versatile building material, but just like concrete or steel, it can be open to the threat of fire. In April 2012, DRICON, Arch Timber Protections water-based fire retardant, will celebrate 25 years of continuous British Board of Agrment (BBA) accreditation, giving confidence and reassurance of long-term and safe fire protection to the contractors, designers and most important of all, occupants of buildings and structures that use timber for all or part of their construction. DRICON, which has been used to protect solid timber and timber panels for more than 30 years worldwide, is the only BBA-approved fire retardant protection for timber. As well as BBA accreditation, Arch has classification reports from independent certification organisations for a wide range of species and thicknesses of timber for a number of different end uses, to confirm customers confidence in the fire retardant properties. DRICON is applied by vacuum-pressure impregnation in factorycontrolled conditions, and is suitable for interior and weather protected exterior situations. atmosphere demands it, Timoleon's sophisticated controls switch the system from heating to cooling modes. In cooling mode, cool water is circulated through the heating pipes. In this way the 'heating system' cools by absorbing radiant energy instead of emitting it. While air conditioning requires large volumes of cooled air to replace the hot air, Timoleon's Surface Cooling absorbs the sun's radiant energy before the air in the room has the chance to become unpleasantly warm. EaRTH is so well insulated and the Timoleon system so efficient, that the energy absorbed in the building is simply dissipated by a loop of 1,300 metres of polybutylene pipe in damp sand beneath the subfloor, which is well isolated from the heated area. In this way the building is cooled without the need for any refrigeration equipment. The result is a perfect indoor environment whatever the season, with reduced CO2 emissions and at a fraction of the cost. Bicton College's EaRTH centre will demonstrate energy sources that include biomass, solar PV and thermal and wind power in addition to air and ground sourced heat pumps. Title: New Clinic Opens In East Yorkshire Constructed Using A Highly Sustainable Recycled Modular Building Location: Cottingham, East Yorkshire Application: Relocatable Building Systems Visit: www.foremansbuildings.info
A new health centre has opened in the East Riding of Yorkshire, constructed using a highly sustainable recycled modular building from Foremans Relocatable Building Systems. Designed by architects Gelder and Kitchen, the new purpose-designed centre was craned into position in just eight hours over a weekend. The single storey building has been clad in brickwork to complement its location in the historic village of Cottingham a conservation area. Since closure of the clinic following the major floods in 2007, health services have been temporarily provided at other locations in the area. The new centre has brought a range of community services under one roof again, including podiatry; consultation, examination and treatment facilities; hearing aid services; child health clinics, and community dental services. Commenting on the project, Stephen Dale, Capital Projects Manager at East Riding of Yorkshire Primary Care Trust, said This is a fantastic building, delivered on time, cost and quality. Foremans performance was excellent throughout and the construction and fitting out phases went very smoothly. We had a good relationship with their team, who were happy to go the extra mile to meet our specific requirements. Speed of delivery was important to enable us to re-provide clinical services locally as quickly as possible. The use of a recycled building structure also made our budgets go further, providing excellent value, as well as having a number of strong environmental benefits. Henry Chadwick, Partner at architects, Gelder and Kitchen, added, We are impressed with the finish and the space the modular approach has created
internally. It is spacious and open. You would never know this was a modular building or indeed a recycled building. The installation was very professional and efficient and the finished scheme sits well in its landscape. This is a really good building, successfully delivered to a tight budget. All Foremans recycled modular buildings are fully refurbished with new windows, wall linings, partitions, M&E services, doors, flooring, and cladding, to create high quality accommodation for a wide variety of permanent and interim applications. The recycling and refurbishment of relocatable buildings is also highly sustainable, helping to improve a buildings carbon footprint: The approach produces less than 10 per cent of the carbon emissions compared to a newly manufactured building (source: MPBA). Because much of the refurbishment work takes place off site, the approach generates fewer vehicle movements to site than traditional building methods, reducing congestion and carbon emissions. By refurbishing the building modules and preserving the embodied energy of the steel structure, Foremans is extending the life of the building and minimising the volume of waste sent to landfill.

Off-site construction specialist, Yorkon, has completed another milestone for Tesco its 50th modular petrol filling station (PFS) building for the global retailer. Since Yorkon completed its first petrol filling station kiosk for Tesco near Gretna Green in Scotland, the modular design has been engineered to accommodate larger chillers, a toilet with disabled access, and continuous glazing to maximise views from the till positions across the forecourt. Yorkons 50th petrol filling station kiosk for Tesco was located at Leigh in the North West and was completed as part of a major new store development. The project was also the first application of Tescos latest kiosk design and successfully achieved an EPC energy efficiency rating of A. New developments to the store design include reduced column sizes to improve visibility of the petrol pumps, disabled access, different configurations of shelving and partitions, and energy efficient lighting and refrigeration. The modular building at Leigh was craned into position in just one day. All plumbing, electrics, partitions, sanitary ware, counter, tobacco gantry, flooring and kitchen were preinstalled off site at the Yorkon production centre in York, reducing time on site to just four days. Other recent petrol filling station projects undertaken by Yorkon for Tesco include Northcott in Northern Ireland, Ystradgynlais in South Wales and in Devon, Humberside, Cheshire, the Midlands, Cleveland and Falkirk in Scotland. Commenting on the project at Leigh, Richard Jackson, Tesco PFS Operations Manager for the UK and Ireland, said, The Leigh PFS is a good example of just what can be achieved with off-site construction. It looks fantastic and the team there are really proud of their new facility. It is a first class petrol filling station bright modern and functional, helping to reaffirm our position as a world class fuel retailer. Petrol filling stations are highly constrained sites that require specialist ground works for the forecourt. By using an off-site solution for the building, work on site is reduced and there is much less disruption. Tesco is the largest independent fuel retailer in the UK, serving over 4.5 million motorists every week. Leigh PFS is the 459th Tesco petrol filling station. Tesco PFS kiosks offer a range of convenience products at supermarket prices to help cut the cost of recharging fuel levels on a journey. Title: The New Hartlepool College One Of The Largest Uk Applications Of Wicona Roof Glazing Location: Hartlepool College of Further Education Application: Roof Glazing Visit: www.wicona.co.uk
One of the largest UK applications of Wiconas Wictec 50 aluminium roof glazing system has been completed at the new 53m Hartlepool College of Further Education. This striking college campus was designed by Bond Bryan Architects and built by Miller Construction. The scheme comprises two blocks which are linked by a full height atrium created with Wicona roof glazing and forming the main entrance and circulation space. The central atrium has a complex fan-shaped roof which uses faceted glazing that radiates outwards and follows the curve of the building. The roof glazing system is sufficiently robust to carry large unsupported spans of glass up to 2.3m wide 6mm solar control toughened glass for the outer pane with up to 8.8mm clear laminated inner panes. Two mono-pitch glazed roofs with a 15 incline were specified for the north and east wings, with automated roof lights to the vertical areas to provide natural ventilation when needed. Commenting on the roof glazing, Bobby Simpson, Faade and Cladding Inspector at Miller Construction, said, The Wicona roof glazing is well designed with effective drainage, and is a dry system so it is not affected by poor weather conditions during installation a bonus for UK installation. We used the system for the Hartlepool project, and have been very pleased with the results. It came together well on site, was user friendly, and simple to install all key considerations for our project teams. The installation phase went well, and the system has achieved an impressive faceted roof design that provides a dramatic top to a central atrium as well as some large areas of sloped glazing. Adam Jones, Associate at Bond Bryan Architects, said, The roof glazing on this project is extremely effective. The fabrication was to a high standard and the fanned effect above the central core provides a powerful feature, bringing a lovely quality of light into the space. The new Hartlepool College of Further Education provides workshops and technical training centres for building services, aerospace, construction, mechanical and electrical engineering and motor vehicles. Other facilities include high quality conference facilities, a fitness suite, restaurant, and hair and beauty salons which are accessible to the public. The Wicona roof glazing system has been used extensively internationally on a wide range of technically challenging projects and is now available in the UK and Ireland. It has been engineered to use penetrating transoms to achieve more efficient drainage and avoid pooling of water which can result in water ingress. St Ethelburgas Centre for Reconciliation and Peace is a multi-faith centre for reflection, hospitality and peace; amidst the hustle and bustle of the City of London. Since being destroyed by IRA bombing in 1993, a huge amount of work has been carried out on the building - resulting in a reinstatement of the medieval exterior; juxtaposed with a stunning modern interior space. Cantifix completed work at St Ethelburgas in 2011, in conjunction with WK Architecture. A striking structurally glazed enclosure was designed to form an internal lobby; with structurally bonded joins and a sleek Pureglaze door for access. The centre staff wanted to quieten down the noise of Bishopsgate and maintain the peaceful atmosphere - without losing any of the medieval-style internal or external features. This internal glass enclosure was the perfect solution providing an acoustic and thermal barrier without masking the traditional arched door, or blocking any natural light. The Pureglaze door provides access without disrupting the overall effect of the lobby with any visible framing. The finished project is a stunning addition to this much-loved historical building. Cantifix has wide experience in joining new structures to old buildings, and looks forward to getting involved in more restoration projects this year.

Arch Timber Protections KEYWOOD Treated Pine Specified for Decking Around Swimming Pond for Zero Carbon House
Arch Timber Protections KEYWOOD treated pine has been chosen by landscape designer Alistair W Baldwin to be part of a site landscaping project on the grounds of a zero carbon house near Harrogate, North Yorkshire. The project uses the durable timber in decking around a swimming pond installed by Garden Style of Sheffield. KEYWOOD is a modified softwood created by treating FSCcertified Radiata pine with a biomass-based thermosetting resin. This makes the timber more durable and usable indoors and outdoors without the need for a coating, and its attractive light color blends with all surroundings. Designer Alistair W Baldwin said: The KEYWOOD product is based on pine, so it is easy to work with, but it has the look of a more exotic hardwood. As a designer, I am very attracted to its pale coloring when dry and its rich warm tones when wet. The flexibility to specify the boards at the width we needed was also a plus, as we were running the boards up to stone slabs to create a staggered junction. The site is in the open countryside, so it was important that the deck took on an attractive weathered look from day one, and the KEYWOOD treatment was perfect for that. www.archtp.com

Technals New Low Rise Faade System Used For Inspirational Special School In Hampshire
One of the first applications of the latest aluminium glazing system from Technal is a visionary new primary school in Hampshire for children with learning difficulties. The revolutionary MODAL low rise faade system was specified for Forest Park School near Southampton. Designed by Hampshire County Councils in-house architects and constructed by Morgan Sindall in a 8.9m contract, the new building has created an inspirational, child-centred facility which is set to transform special school provision in Hampshire. The school is a collection of low rise buildings interlinked by a series of canopies and arranged around a number of courtyards. The outer walls are constructed of brick with inner faades of dark timber and glass, and a combination of dual and mono-pitched zinc roofs. The sites landscaping was inspired by the heathland that characterises much of the New Forest National Park. Glazing fabricator Solaglas installed Technals MODAL low rise faade system extensively throughout. Finished in dark brown with contrasting bronze doors, MODAL is used as fixed light glazing and with FXi65 windows. Sound attenuated louvres provide additional natural ventilation, and the GXi sliding patio door, which is fully integrated with MODAL, was also specified, together with Technals CD commercial door. MODAL is a rapid-build low rise faade system and the first in the UK to offer integral opening vents. It has an innovative modular design, which gives specifiers a much wider choice of configuration options. Nicky Dando, Head Teacher at Forest Park School said, We are delighted with all aspects of the new building, including the glazing. All visitors have commented on how light and airy the building feels. Commenting on the specification of MODAL, the project architect at Hampshire County Council said, One of the key design objectives for this project was to maximise natural light and views out onto the landscaped areas, helping us to extend the building into the external play spaces. This is a sustainable building so we also needed to provide a good level of natural ventilation. The MODAL system could incorporate both louvres for passive ventilation and integrated windows. He added, We are very pleased with the finished building which is performing to a high standard and has been very well received by the children, staff and parents. The new school, which has been created following the amalgamation of two existing schools, provides accommodation for 72 children with special educational needs, aged between two and 11 years. Facilities include a library, IT suite, hydrotherapy pool, hall, childrens kitchen for cookery activities, therapy room, office, dining room, soft play room, light room, specialist art room and extensive external play areas. The scheme is targeted to achieve a BREEAM very good rating and has a number of sustainability features to minimise its impact on the environment such as solar thermal panels to assist in providing hot water for the hydrotherapy pool, combined heat and power system, high levels of natural ventilation and highly glazed elevations to maximise natural light. The buildings are also orientated to minimise solar gain and improve cross ventilation, reducing the reliance on mechanical ventilation. The project had to meet strict criteria for both blast performance and, in a typhoon region, severe wind loading. Glan Blake-Thomas, Managing Director at AET, the supplier of the Camel Solar range of panels and collectors into the UK market, explains how new, aesthetically attractive and energy efficient designs open up fresh installation opportunities for building services contractors. Sunshine is free. It does not have to be purchased, mined, refined, imported or transported. Which is why, with the cost of fossil fuels rising rapidly and with business operating margins becoming ever tighter, building owners and occupiers are now giving serious consideration to solar thermal systems for commercial applications. Solar thermal systems use specially designed solar collectors to harvest heat from the sun for use in both space and water heating applications. Typically, these can include copper and aluminium flat plate collectors, copper and aluminium faade collectors and evacuated tube collectors for large scale applications where a premium performance is required. Whatever the type of collector installed, solar thermal systems generally work by storing the heated water in an insulated storage vessel which is usually connected to a boiler or which contains an electric immersion heater to supplement the collectors output at times of high space heating or water demand. Until recently, the majority of solar thermal systems were limited to small domestic applications in the UK. However, stricter planning rules, which require new commercial buildings to meet up to 20% of their energy demands from renewable sources (commonly called the Merton Rule) have seen the number of commercial solar applications start to increase. This is because, unlike many other renewable technologies, solar thermal is a proven and durable technology which is cost effective to install for the majority of commercial applications. Improvements in collector efficiency and the recent introduction of the Renewable Heat Incentive (RHI) scheme, under which the government will

pay a tariff for each kWh of energy generated by a renewable technology, will lead to further increases in both new build and retrofit applications. The use of renewable technologies is also being driven by businesses wanting to be seen to be green in response to increased public awareness of environmental issues. In addition, a solar thermal installation will also save on the amount of carbon taxes paid by larger organisations under the CRC Energy Efficiency Scheme. Because solar thermal technology is so simple and reliable, it is suitable for a wide variety of commercial applications. However, it is particularly relevant for businesses that use a high volume of hot water such as hospitals, hotels, breweries, dairies and public and private swimming pools. In the Middle East and southern Europe, solar thermal systems have even been linked to absorption chillers to provide chilled water using heat from the sun; it is a perfect synergy of technologies - the hotter the sun, the more cooling that can be produced. In the northern hemisphere, the optimum performance of a solar thermal collector will occur when the unit faces due south. However, the efficiency of sleek, modern collectors will ensure that installations facing south east, south west, or those which are even orientated westward can provide a meaningful energy input. Until now, collectors have often been mounted on a buildings roof or on an adjacent patch of ground. However, the decision of where to site a solar array has become a lot easier with the recent development of solar thermal collectors specifically designed to be integrated into a buildings faade. Faade mounted collectors, such as AETs Copper FAADE and Aluminium FAADE, are particularly suitable for applications where there is insufficient space on a buildings roof or where the roof is shaded by adjacent buildings, or even for applications where a roof faces north, away from the sun. In addition, the collectors are ideal for buildings with flat roofs in areas where planning rules or aesthetic demands preclude a roof-top installation. Both conventional and faade type solar thermal collectors can supply up
to 60% of a buildings heat demand over a year. Solar irradiation in a UK winter is about 30% of its summertime peak. Even so, with a suitably sized array hot water can still be generated. It is not unusual for water to be heated to 60C in October and November, for example, helping reduce carbon emissions. We have recently completed a study on the feasibility of solar thermal applications in the UK. It found that for a school using 4000 litres of hot water a day, a solar thermal solution would save approximately 45,000kWh of energy with a corresponding reduction in CO2 emissions of roughly 10 tonnes. From a financial perspective this will shave around 3000 from the schools gas energy bill each year and possibly 5 times that if electricity was the energy source. For large scale consumers, like hotels, where hot water consumption can be up to 10-20 times this
amount, the story becomes even more powerful as the savings will have a significant impact on the bottom line. Based on this study, AET has calculated that energy savings coupled with government payments under the Renewable Heat Incentive will give a return on investment for a solar thermal installation of approximately 7 -8 years. However, with energy costs set to rise in the near future that payback period is likely to reduce still further. All of which serves as proof that there has never been a better time to consider a solar thermal installation.

allocated to the hallways, stairways and other common areas. Clearly, an eight-zone panel would be used for a similar property with up to seven apartments. While it wont show which individual detector has been operated, this arrangement will show in which apartment the actuation has taken place and, in some systems, it will also show whether the actuation originates from an automatic detector or a manual call point. Advanced twowire systems can go even further by offering the option to respond differently to signals from alarm devices based on their type and location. For example, in our apartment block, consider the benefits of the following set-up option; a fire signal from a manual call point or automatic detector in a common area can be arranged to instantly trigger sounders and beacons throughout the entire premises, whereas a fire signal from an automatic detector in one of the apartments can be arranged to initially trigger the sounders and beacons in that apartment only. If, however, the fire signal from the apartment persists for, say, one minute, the alarm is raised throughout the premises. This arrangement is useful as a fire signal from a single apartment may well mean nothing more than someone has burnt their toast, in which case raising a general alarm is unnecessary and disruptive. This complies fully with Part 1 and Part 6 of British Standard BS5839.
Its also worth noting that the detectors used in two-wire systems are by no means all the same. The most useful are types with both smoke and heat sensors. In most instances, a combination of heat and smoke detection will give the optimum balance between fast response to a real fire and freedom from false alarms. However, there are locations where it is preferable to reduce the influence or even disable one or other of the detection functions, and good detectors will allow the installer to do this. Hopefully this short article has shown that, in all but the very simplest and most complex of fire protection installations, the two-wire option offers the best value for money. These types of systems make it easier for contractors to win more contracts and improve profits, while at the same time gaining satisfied customers! In this price sensitive market, it is so important to choose a fire protection system that combines reliability and versatility with economy. Alan Locke of Fike Safety Technology provides some useful guidelines. A common assumption among specifiers and even some contractors is that fire protection systems are divided into two major groups conventional and addressable. With conventional systems, a simple control panel is used, and the fire detectors are connected to this via one or more circuits, depending on the size and complexity of the installation. Separate circuits are used to connect the sounders and beacons to the control panel. Conventional systems are usually assumed to be the most suitable and most cost-effective option for small to medium-sized applications, such as small apartment blocks and houses of multiple occupation. This assumption is often incorrect, however, as we shall see shortly. Addressable systems are considerably more complex. They use detectors that send digital data over the circuit to the control panel, which means that they can provide detailed information about the location of the fire. This is a crucial benefit in a large installation like an office block or a major retail site, but much less important in small installations where the site of the fire will either be readily apparent or easy to locate. Generally speaking,
addressable systems are an unnecessarily complex and expensive choice for smaller installations. It would seem therefore, that for small and mediumsized installations, conventional systems are the way to go. However, there is a third option, which is all too often overlooked. This is the two-wire or bi-wire system. The components for two-wire fire alarm systems cost only a little more than those for conventional systems, but there are big savings to be made on installation costs. Two-wire systems use simple inexpensive cabling and the detectors, manual call points, sounders and beacons all share the same cable. The result is that the overall cost of a two-wire installation is almost invariably lower than that of a conventional system for the same application. Additionally, depending on the equipment chosen, the two-wire system is likely to offer valuable increased functionality. For specifiers, installers and end users alike, therefore, two-wire systems are a very attractive option. But what can be expected of a two-wire system? First of all, control panels are typically available with two, four or eight zones. A four-zone panel is a good choice, for example, in an apartment block with three apartments, since each apartment can have its own zone, while the fourth zone is

Refurbishing With Daylight Tolent Commence Work On UKs First Zero-Cost Energy Park
Tolent Construction have commenced work on the UKs first zero-cost energy park as the building contractors for Armstrong Point, a 2.7m industrial development in Wigan featuring pioneering eco-friendly design. Aided by the European Regional Development Fund, the cutting-edge project from developer Armstrong Properties comprises nine business units offering lowand zero-carbon technologies that mean tenants will not have to pay any energy costs. Working with consulting engineers Bailey Johnson Hayes and the project management team at Carbon Consultancy Company, Tolent are now building 2,095 square metres of business space on the former Britvic factory site at Swan Lane, Hindley Green, with completion scheduled for September 2012. When completed the development is expected to attain an Outstanding BREEAM rating. Designed by architects Jennings Design Associates, Armstrong Point features three steel-frame industrial buildings, each capable of subdivision into three individual business units ranging in size from 125 to 300 square metres. One of the units will incorporate a demonstration centre which Armstrong Properties managing director, Dave Armstrong, says will help enlighten businesses, schools, colleges and domestic homes all about energy efficiency, waste management and renewable technologies. New proposals to cut carbon emissions in new and existing buildings were announced in February by Communities Minister Andrew Stunell. They form part of a consultation on changes to the Building Regulations regime, which aim to pave the way for all non-domestic buildings to be zero-carbon by 2019, making Armstrong Point well ahead of time. www.tolent.co.uk

One of the most dramatic Kalwall projects in Europe is part of the conversion of old railway maintenance buildings in Antwerp. The brief for architects Verdickt &Verdickt was to use as much as possible of the original to create a major leisure complex. This was to include a large new sports hall within the existing footprint, formed by retaining the gable walls and with a totally new structure behind connected to the main complex. Maximum natural daylighting with minimum energy loss has been achieved by cloaking the envelope entirely with translucent Kalwall. This highly insulating system comprises a very large pitched roof, supported by laminated timber trusses, together with vertical clerestories at each end and along the long side elevation. Internally, the other long side forms an upper level viewing gallery. When lit up at night, the building exudes an ethereal glow. Kalwall is the most highly insulating diffuse light transmitting cladding and sky lighting system available. It is designed to transmit "museumquality" light, flooding an interior with natural diffused daylight without glare or the harsh contrasts of light and shade. O2i design consultants were asked by their client, an international artist, to make almost every visible interior surface of their two barn conversions in Somerset, exposed OSB. The project was recently completed, and 15mm tongue & groove SmartPly OSB is without question the material of choice. the building contractor to scribe the sheets of SmartPly around existing beams and structures without too much difficulty. The 15mm tongue and groove panels also matched up neatly without leaving unsightly gaps. The OSB finish has given the space a warm, natural and serene feel, very much in keeping with the beautiful rural surroundings, added Pyle, who said that she would consider using it in a similar context in future projects. OSB is a flexible, warm, natural and sustainable product. The possibilities are endless. The building has high levels of thermal performance through insulation and glazing and airtightness, as well as incorporating energyefficient fittings and appliances. High levels of insulation, including sheeps wool were used in the roof and the large areas of south facing glazing of 1.1W/m2K U-value allow some solar gain. The front of the building is fitted with sliding oak shutters, which control solar gain by shading the space. SmartPly OSB 3 the only commercially available OSB manufactured using zero added formaldehyde in the UK and Ireland. Being owned by Coillte, the Irish forestry and forest products company, SmartPly is able to use Coiltes FSC certified forest resources to make their products with security of supply. The unique properties of SmartPly OSB have led to it being been approved in the general construction sector as a sustainable alternative to plywood. www.smartply.com

After discussions with the architect, contractor Cann Building Services Ltd and the local building control department, SmartPly OSB was specified because of its zero added formaldehyde and environmental credentials, as well as its local availability. Samples were supplied and tested for suitability of use and acceptability by the Building Control Department who, with requirements for an appropriate intumescent fire retardant, agreed and was satisfied. The project involved the conversion of two Somerset barns into an open plan workshop and living space and now virtually the entire interior is dedicated to SmartPly OSB. The timber panel sits comfortably with the existing timber roof structure, and now forms the walls, ceilings, sub-floors, reveals for windows and roof lights, frames and doors for the kitchen units and bench seating, doors, door linings and stops, sliding wardrobe doors, balustrade panels, shelving, TV cabinet, and boxing and battens. Even the stair treads are three layers of SmartPly bonded together. Underneath the OSB wall surfaces the contractor developed his own OSB eco-batten to replace solid timber, comprising 50x15mm and 50x30mm bonded OSB. The client wanted to retain the unique pattern of the OSB so the panels have been stained and varnished and finished with a clear, water-based fire retardant. Andrea Pyle of O2i Design said, The client was keen that the finish should not alter the OSBs appearance. The smooth finish and high grade enabled
